New Construction Homes in Sarasota
Where new homes are actually being built around Sarasota, and how to compare them with resale.
Most new construction homes with a Sarasota address are outside the old city, east of I-75 and south toward Venice and North Port, because the city itself is largely built out: its median home dates from 1976 on Census figures. For comparison, a typical resale single-family house in the city is worth about $443,015 on Zillow's home value index, down 1.4% over the past year, which gives buyers a real alternative to builder pricing.

Where the new homes are
Inside city limits, new construction is mostly infill: a single house replacing a teardown, small townhome projects, and condo towers downtown and near the bay. Only 39.0% of the city's homes are detached houses, and lots are scarce.
The larger subdivisions are in unincorporated Sarasota County and nearby areas: along the Fruitville Road and University Parkway corridors east of I-75, in Lakewood Ranch, which straddles the Manatee and Sarasota county line, and farther south around Venice and North Port, including Wellen Park. Both national builders and regional ones work this market, including Sarasota-area builder Neal Communities. The specific builders and phases change every year, so check which communities have homes available now.

New vs resale: what the numbers say
Zillow's resale figures for the city give you a baseline to judge builder prices against:
- Three-bedroom home: about $440,109.
- Four-bedroom home: about $700,324.
- Typical single-family: about $443,015, down 1.4% in a year, after a five-year rise of 12.2% for all homes.
Nearby, typical values are about $380,378 in Venice, $303,227 in North Port and $497,641 in Nokomis. The four-bedroom number in the city is high because most larger resale houses in Sarasota are older homes on bigger or better-located lots. That's where new construction often wins on price: a new four-bedroom east of I-75 can cost less than a four-bedroom resale in the city, with a longer drive to downtown and the beaches as the trade.

Base price, options and lot premiums
The advertised price is a starting point. The final contract usually adds:
- Structural options: extra bedroom, extended lanai, larger garage.
- Design-center selections: flooring, cabinets, counters, appliances. These can add tens of thousands.
- Lot premiums for a pond, preserve or corner lot.
- Pool, fencing and landscaping upgrades, often priced separately or done after closing by a third party.
Ask for a fully priced contract on the exact home and lot before comparing it with resale. Spec homes (already built or under way) often carry the steadiest discounts, because the builder wants them closed.
Incentives and the preferred-lender question
Builders in this area commonly offer closing-cost credits, rate buydowns or design-center credits. Most tie the incentive to using the builder's affiliated lender and title company. You're free to use any lender you choose, but you may give up the incentive by doing so.
Get a written loan estimate from the builder's lender and from at least one outside lender, then compare the total cost over the years you expect to keep the loan. The first-year rate alone can mislead. A temporary buydown that lowers the payment for two years is worth less than a permanent rate reduction of the same headline size.
Timelines and contract terms
A to-be-built home in this market typically takes many months from contract to closing, and storms, permitting and labor can stretch that. Builder contracts usually let the builder move the completion date with few consequences, while your deposit and rate lock have their own deadlines. Read what happens if construction runs past your lock expiration, who pays to extend it, and whether the contract allows price increases before construction starts.
If you need to sell a home elsewhere first, ask whether the builder accepts a sale contingency. Most don't on spec homes. Timing a closing around a cross-country move is easier with a house already under roof.
CDDs, HOAs and the real monthly cost
Many new Florida subdivisions are financed partly through a Community Development District, which issues bonds for roads, drainage and amenities. Owners repay them through an annual assessment on the property tax bill, separate from HOA dues. Ask the builder for:
- The annual CDD debt and operations assessment for your lot, and how many years of debt remain.
- Whether the debt portion can be paid off early.
- HOA dues, what they cover, and how much developer subsidy is in the current budget.
Then add homestead to the math if this is your primary home: up to $51,411 off assessed value in 2026, with increases capped at 3% or inflation. The first year's bill on a new house may only reflect the land, so the next bill can be much higher once the finished house is assessed.
Inspections, warranties and having your own agent
New houses still have defects. Hire an independent inspector at least twice: before drywall, to see framing, straps, plumbing and electrical, and before closing. If the house is still under the one-year warranty at month 11, inspect again and file claims.
Most builders follow a 1-2-10 structure: one year on workmanship and materials, two years on systems, and ten years on structural defects. Read the actual warranty for exclusions and claim procedures. Deposits differ; ask where yours is held and under what conditions it's refundable.
New construction does tend to help on insurance, since a new roof and current wind code usually price well. Still, get a quote and check the FEMA flood zone, because many new subdivisions sit near ponds and wetlands.
Last, the builder's sales consultant represents the builder. Your own agent, registered on your first visit, costs you nothing in most cases and works for you on price, options and inspections. If you send me your budget and the areas you're open to, I'll put together a shortlist of new and resale options side by side.
Sarasota: questions and answers
Where are new construction homes in Sarasota?
Mostly east of I-75 in unincorporated Sarasota County, in Lakewood Ranch, and south toward Venice and North Port. Inside the city, new building is mainly infill houses, townhomes and condo towers.
Is new construction cheaper than resale in Sarasota?
Sometimes, especially for four-bedroom homes, where city resale averages about $700,324. Compare a fully priced builder contract, including options, lot premium and CDD, with resale.
What incentives do Sarasota builders offer?
Closing-cost credits, rate buydowns and design-center credits are common. They usually require the builder's affiliated lender, so compare against an outside loan estimate.
Do I need an inspection on a new build?
Yes. Inspect before drywall, before closing and again before the one-year warranty ends.
