55+ Communities in Sarasota
Co-op parks, villa condos and new active-adult builds: how they differ on cost and control.
Sarasota is one of the older cities in Florida by the numbers: Census data shows 29.2% of residents are 65 or older and a median age of 48.2. Most 55+ options in and around the city fall into three groups (manufactured-home communities, older villa and condo complexes, and newer single-family active-adult neighborhoods), and the right one depends less on amenities than on what you actually own and what you pay every month.

What makes a community legally 55+
Under the federal Housing for Older Persons Act, a community can restrict ages if at least 80% of occupied units have at least one resident who is 55 or older, and it publishes and follows policies showing that intent. That leaves room for up to 20% of units without a 55+ resident, and each community writes its own rules inside that. Some allow a younger spouse, some set a minimum age for any occupant, and many limit how long grandchildren or other guests can stay.
Read the age rules in the governing documents, not the marketing. If you plan to have an adult child live with you, or a caregiver, check how the association treats that before you buy.

Manufactured-home communities: owned lot, co-op or land lease
Census counts 3.9% of Sarasota housing units as mobile homes, and in the wider area manufactured-home communities are the lowest-cost 55+ option. The big question is the land:
- Owned lot. You own the home and the land under it, and you pay an HOA fee. Tri-Par Estates is a Sarasota example of a manufactured-home 55+ community where lots are sold with homes.
- Resident-owned co-op. You buy a share in the corporation that owns the land. Monthly fees cover the community's costs, and residents control rent increases through the board.
- Land lease. You own the home but rent the lot from a park owner. The home is cheaper to buy, but the lot rent can rise each year and is the biggest long-term cost.
Lenders treat these three very differently, and many manufactured homes are bought with cash. Property tax on a manufactured home depends on how the home and land are titled, so ask the county property appraiser how your specific setup is taxed.

55+ condos and villas from the 1970s and 1980s
The median year built for Sarasota housing is 1976, and a lot of the 55+ stock dates from that period: villa complexes, garden condos and golf-course communities. Tallywood and Palmer Club at Prestancia are two Sarasota names you'll see in 55+ condo listings, along with dozens of smaller complexes.
On Zillow's index, a typical Sarasota condo is about $263,924, down 5.2% over the past year, and a one-bedroom about $174,363. These are the most affordable 55+ homes that are not manufactured housing. The trade-off is the building. Florida's 2022 condo law requires milestone inspections for buildings three or more habitable stories tall and Structural Integrity Reserve Studies every 10 years, and owners can no longer vote to skip those reserves on budgets adopted from December 31, 2024. Many one- and two-story villa complexes fall outside the milestone rule, but the association still has roofs, paving and pools to fund. Ask for the reserve schedule and any special assessment history.
Newer active-adult neighborhoods east and south of the city
New 55+ single-family construction has mostly gone where land is available: Lakewood Ranch to the east, which straddles Sarasota and Manatee counties, and North Port to the south. National builders run age-restricted sections there with clubhouses, pools, pickleball and activity staff.
These homes sit closer to the single-family figures than the condo ones. A typical Sarasota house is about $443,015 and a three-bedroom about $440,109, and new active-adult homes in master-planned areas can run above or below that depending on size and location. North Port's typical all-homes value is about $303,227. Expect an HOA fee that covers amenities and sometimes lawn care, and in many master-planned communities a Community Development District (CDD) assessment on the tax bill. Get both figures in writing for the exact lot.
Fees that add up: amenities, golf and clubhouse charges
Two 55+ homes at the same price can cost very different amounts to live in. When I compare them for a buyer, I list every recurring charge:
- HOA or condo fee, and what it covers (exterior maintenance, roof, insurance, cable, lawn).
- CDD assessment, if any.
- Lot rent or co-op fee for manufactured homes.
- Golf membership, which may be mandatory, optional, or tied to the lot.
- Capital contribution or transfer fee charged at purchase.
Ask for a year of association budgets, not a single monthly figure. The pattern tells you whether fees have been rising faster than inflation.
Homestead, part-time stays and the tax reset
Census counts 14.5% of Sarasota housing units as seasonal or occasional-use homes, which tracks with the number of winter residents in 55+ communities. If Florida becomes your permanent residence, homestead takes up to $51,411 off the assessed value in 2026, and Save Our Homes limits yearly assessment increases to 3% or CPI. A part-time owner who keeps a primary home elsewhere, including most Canadians, gets no homestead exemption. In both cases, the assessment resets to market value after the purchase, so the seller's tax bill won't match yours.
Canadian buyers should confirm day-count and health coverage rules with a cross-border advisor; this isn't legal or tax advice. Once you know which of the three housing types fits, a shortlist narrowed by monthly cost is usually the fastest way forward.
Questions buyers ask
Are there 55+ communities in Sarasota with no land lease?
Yes. Many 55+ condos and villas are fully owned, and some manufactured-home communities, such as Tri-Par Estates, sell lots with the homes. Resident-owned co-ops are another option where residents control the land through the corporation.
How much is a 55+ condo in Sarasota?
There's no separate index for 55+ condos, but Zillow puts a typical Sarasota condo at about $263,924 and a one-bedroom at about $174,363. Age-restricted complexes from the 1970s and 1980s often sit at or below those figures.
Can my younger spouse live in a Sarasota 55+ community?
Usually yes. The federal rule only requires one resident 55 or older in at least 80% of occupied units, and most communities allow a younger spouse. Check the specific community's age rules before signing.
Do Canadians get homestead in Sarasota?
Not as part-time visitors. Homestead requires the home to be your permanent residence. Non-homestead owners get a 10% cap on non-school levy assessment increases instead.
