55+ Communities in The Villages
How the largest age-restricted community in Florida prices its homes, and the fees that come with them

What 55+ means in The Villages
Under the federal Housing for Older Persons Act, a community can restrict ages if at least 80% of occupied units have at least one resident 55 or older and it follows the other rules of the act. The Villages applies this across its neighborhoods, and it also limits how long younger family members, including grandchildren, can stay as guests. Read the current deed restrictions for the exact rules before you buy, especially if a younger relative may live with you.
The community spreads across Sumter, Lake and Marion counties, with the largest share in Sumter. Census data counts about 83,498 residents in the Census area, and 94.8% of housing units are detached single-family homes. Shopping, restaurants and entertainment are organized around town squares, including Spanish Springs, Lake Sumter Landing and Brownwood Paddock Square, and most residents get around by golf cart.

Home types and what each costs
Housing here falls into a few broad types: smaller villas and patio or courtyard homes, attached or on small lots; standard single-family houses; and larger designer homes, often on golf course or water lots. Zillow's bedroom figures map roughly onto those types:
- 1 bedroom: about $210,401
- 2 bedrooms: about $279,594
- 3 bedrooms: about $415,348
- 4 bedrooms: about $908,118
A third bedroom adds about $135,800, and the fourth more than doubles the price, because four-bedroom homes are mostly large houses on premium lots. Zillow's lower third of the market tops out near $300,858 and the upper third starts around $591,916. Condos are a very small share of the stock; the condo index rose 10.3% last year, but with so few sales it says little about the market.
The median year built is 2007, and building continues on newer sections to the south, so you can choose between a resale home in an established village and new construction from the developer.

The bond, the maintenance assessment and the amenity fee
Infrastructure in The Villages is financed through Community Development Districts (CDDs). That creates three separate costs to check for any house:
- Bond assessment. Each lot carries a share of the CDD bond used to build roads, utilities and common areas. It is paid yearly on the tax bill over many years, or can be paid off. Two similar houses can have very different remaining balances, so get the payoff amount for the exact address.
- CDD maintenance assessment. A yearly charge for upkeep of common areas in that district, also on the tax bill.
- Monthly amenity fee. It covers access to recreation centers, pools and the executive golf courses. The rate is set when a home is first sold and can rise over time, so resale homes in older villages and new homes may carry different fees.
Championship golf courses charge separate fees. Add all of these to property tax and insurance to get the real monthly cost before you compare houses.
Homestead, the tax reset and retirement budgets
If The Villages becomes your permanent home, homestead takes up to $51,411 off the assessed value in 2026, about 13% of a typical home here, and caps future assessment increases at 3% or CPI. Florida also lets counties offer an extra income-limited exemption for owners 65 and older; ask the county property appraiser whether it applies to the address and whether you qualify. Florida has no state income tax, which matters for retirees drawing pensions or retirement account income.
The assessed value resets to market at purchase, so the seller's tax bill is not a guide. If this will be a winter home and you remain a resident of another state or of Canada, there is no homestead exemption, and non-school assessments can rise up to 10% a year. Census data shows 11.6% of housing units here are seasonal homes. Amendment 3 on the November 3, 2026 ballot needs 60% to pass and could change these rules. This isn't legal or tax advice.
Inspection and insurance points for Central Florida
Most homes here are newer than the Florida average, but houses from the 1990s and early 2000s are now on or past their first roof. Insurers will ask for the roof age, a wind mitigation report and, on older homes, a 4-point inspection. Central Florida is also known for sinkhole activity. Standard policies cover catastrophic ground cover collapse, while broader sinkhole coverage is often an add-on; ask about it when you get quotes.
Flood risk is lower than on the coast, but some homes back onto ponds and drainage areas. Check the FEMA zone of the address and ask the seller about any water issues.
On a $392,424 home with 20% down, the loan is about $313,939. Florida note stamps are about $1,099 and intangible tax about $628. Many Villages buyers pay cash, which removes both.
Outside the gates: nearby towns
Some buyers want the area without the fees. Zillow's typical values nearby are about $295,266 in Wildwood, $351,716 in Oxford, $202,838 in Lake Panasoffkee and $173,358 in Coleman. Those towns are not age-restricted and do not include access to Villages amenities. If you share your budget, home type and how much of the year you will spend in Florida, I can put together a shortlist with bond balances and amenity fees listed for each home.
