55+ Communities in Venice
Three very different ways to buy into 55+ living in Venice
Venice is one of Florida's oldest cities by population: Census data shows a median age of 69.2 and 61.4% of residents aged 65 or older. Its 55+ market covers three distinct products, from manufactured homes on leased land to condos (typical value about $246,225 on Zillow) to new active-adult houses, and the ownership structure matters as much as the price.

Age-restricted versus age-targeted in Venice
A true 55+ community follows the federal Housing for Older Persons Act: at least 80% of occupied units must have at least one resident 55 or older, and the community has to publish and follow age policies. Within that, each community writes its own rules for younger spouses, live-in caregivers and guests.
Many Venice golf and country club communities are age-targeted: designed and marketed for retirees but open to buyers of any age. Plantation Golf & Country Club is listed as age-targeted, for example, while Venetian Falls is age-restricted. The difference affects who your neighbors are, how much activity programming exists, and who can buy from you when you sell.
Ask for the age policy in writing, and confirm the community's status with the association rather than relying on a listing description.

Manufactured homes on leased land
Census data shows 11.8% of Venice homes are mobile or manufactured, a high share. Much of that stock sits in 55+ manufactured-home communities. Bay Indies is one of the largest in the city, with homes on leased land.
The key thing to understand with a land-lease home: you buy the house, not the lot. You pay monthly lot rent to the community owner, and that rent can rise over time according to the lease and Florida's mobile home law. Your loan options are narrower; many of these homes are bought with cash or a chattel loan, which works differently from a mortgage. The purchase price looks low against Venice's typical 2-bedroom house value of about $287,105, but you have to add years of lot rent to compare fairly.
Before buying, ask for the current lot rent, the history of increases, what the rent includes, the age and condition of the home (including its tie-downs and roof), and the community's rules for approving a new resident.

Condo and villa 55+ communities
A condo or villa in a 55+ association gives you ownership of your unit and a share of common areas. Zillow's typical Venice condo is about $246,225, down 6.2% over the past year. Fees in these communities cover building insurance, exterior maintenance, reserves and amenities, and they have risen across Florida as associations meet the 2022 safety laws.
- Buildings of three or more habitable stories need a milestone inspection by the end of the year they turn 30 (or 25 if local officials require it).
- Every condo association must complete a Structural Integrity Reserve Study every 10 years, and for budgets adopted on or after December 31, 2024, owners can't waive those reserves.
- Resale buyers can cancel within 7 days (weekends and legal holidays excluded) after receiving the association documents.
Read the budget and the last year of board minutes for planned assessments before you commit.
New active-adult houses near Venice
For a new single-family home or villa with resort-style amenities, Brightmore at Wellen Park is a newer age-restricted community in the Venice area, and Venetian Falls is a resale-only 55+ community with houses and attached homes. Zillow's typical Venice single-family home is about $414,954, and new active-adult homes generally sit above that.
New communities often come with both an HOA fee and a CDD charge on the tax bill. The CDD pays for roads, utilities and amenities, and part of it is often a long-term debt payment. Ask the builder for both amounts in writing and how they may change.
Club, golf and amenity costs
In Venice golf communities, membership can be mandatory, optional or tiered (social versus full golf). Ask:
- Is club membership required with the home, and is there an initiation fee?
- Who owns the course: the residents, the developer or an outside company?
- Have dues risen in recent years, and what's planned for the clubhouse and course?
- Are there food and beverage minimums?
A community where residents own the club has more control over costs, and also carries the cost of every repair.
Homestead and seasonal ownership
Part-time residents are a big group here, holding 22.5% of the city's homes as seasonal residences in Census figures. If Venice is your permanent home, you can file for the homestead exemption, worth up to $51,411 off assessed value in 2026, with Save Our Homes capping future increases at 3% or CPI. Florida doesn't tax personal income, which matters for retirees drawing pensions and retirement account withdrawals. Part-year owners who keep a primary home elsewhere don't get homestead and pay on full assessed value, with non-school increases capped at 10% a year.
Manufactured homes on leased land are taxed differently from homes on owned lots; ask the Sarasota County Property Appraiser how your home will be assessed. This isn't tax advice.
Picking the right Venice 55+ structure
Lowest upfront cost usually means a manufactured home on leased land. Least maintenance usually means a condo. Most space and newest construction means an active-adult house. Many Venice buyers also weigh how long they plan to stay: a land-lease home suits a shorter horizon, while owned property builds equity over a longer one. Decide which of those you value most, and the shortlist of Venice communities becomes manageable.
What buyers ask me
What are the main 55+ communities in Venice, FL?
Options include Bay Indies (manufactured homes on leased land), Venetian Falls (resale 55+ houses and attached homes), Brightmore at Wellen Park (newer active-adult) and many condo associations. Some golf communities, such as Plantation Golf & Country Club, are age-targeted rather than age-restricted.
Is a land-lease home a good idea in Venice?
It can lower your upfront cost, but you don't own the lot and lot rent can rise. Compare the total of purchase price plus years of lot rent with buying a condo or villa outright.
Can I get a mortgage on a manufactured home in a 55+ park?
Financing is limited. Many buyers pay cash or use a chattel loan secured by the home only. Terms differ from a standard mortgage.
Do 55+ communities in Venice allow younger residents?
Federal law requires 80% of occupied units to have a resident 55 or older. The community's own rules decide how the remaining units and guest stays are handled.
