Venice vs North Port: Where to Buy
Neighbors in Sarasota County that sell two different ways of living
Venice costs about $77,000 more than North Port for a typical home: Zillow's home value index shows $380,378 in Venice and $303,227 in North Port, and both fell 2.5% over the past year. The price gap is real, but the bigger difference is the housing itself, with Venice a coastal retirement town built mostly in the 1980s and North Port a younger, mostly single-family city built largely after 2000.

The price gap at every size
The gap holds across the bedroom counts in Zillow's data:
- 2 bedrooms: Venice $287,105, North Port $204,404.
- 3 bedrooms: Venice $446,735, North Port $307,679, a difference of about $139,000.
- 4 bedrooms: Venice $602,674, North Port $367,619.
- Condos: Venice $246,225, down 6.2% in a year; North Port $187,406, down 7.3%.
The widest gap is at 3 and 4 bedrooms, which is where most families and full-time movers shop. A 4-bedroom in North Port costs less than a typical 3-bedroom in Venice. At the top, Venice's upper third starts around $594,251, while North Port's starts near $388,827.
Both cities have barely moved over five years: Venice up 3.4%, North Port up 3.2%. Both gave back most of the 2021 and 2022 surge, which you can see on the price chart. Neither is a market where buyers are bidding over asking right now.
Housing stock: 1986 versus 2005
Census data shows a median year built of 1986 in Venice and 2005 in North Port. That nineteen-year gap shows up in roofs, plumbing, windows and insurance.
- Venice is mixed: 42.1% single-family detached, 23.6% of homes in buildings with 10 or more units, and 11.8% mobile homes. Many buyers here are choosing between a condo, a villa, a manufactured home in a 55+ park or an older house.
- North Port is overwhelmingly single-family detached at 81.0%, with only 3.4% in larger buildings and 3.4% mobile homes. Much of it was laid out decades ago as a grid of individual lots that are still being built on.
For an older Venice house, expect a 4-point inspection for insurance and questions about roof age, electrical panel and water heater. In North Port, newer houses often insure more easily, but many lots run on a private well and septic system rather than city water and sewer. Confirm which before you write an offer.

Who lives in each
The age profiles are far apart. Venice has a median age of 69.2, with 61.4% of residents 65 or older and 22.5% of homes used seasonally. North Port's median age is 49.3, with 27.7% of residents 65 or older and 7.5% seasonal homes. North Port is also about three times larger, at 84,605 residents against Venice's 27,479.
In practice, Venice streets get noticeably quieter in summer when seasonal owners leave, and many condo and villa communities are age-restricted. North Port has more year-round households, working-age buyers and families, and more growth around it.
That difference shapes daily life more than the price does. Clubs, golf leagues and volunteer groups run on a seasonal calendar in Venice. In North Port, the calendar follows school terms and youth sports, and new shopping keeps arriving along the I-75 exits.
Location, water and storm exposure
Venice sits on the Gulf, with beaches, a walkable historic downtown and the Intracoastal Waterway running through. North Port is inland, along I-75, south-east of Venice. Its draws are space, newer houses and attractions like Warm Mineral Springs and Wellen Park, the master-planned area where the Atlanta Braves hold spring training.
Both cities have flood exposure, but of different kinds. In Venice, the coastal parts face storm surge, and many homes near the water sit in AE or VE flood zones. North Port's risk is mostly inland flooding from rain and rivers; parts of the city flooded badly during Hurricane Ian in 2022. In either city, pull the FEMA zone for the exact address, ask whether the house took water in recent storms, and get an insurance quote, including flood, during your inspection period.
For flights, Sarasota Bradenton International is north of both, and Punta Gorda Airport is to the south, closer to North Port.
Taxes and fees that change the comparison
Florida has no state income tax, and a buyer who makes either city their permanent home can claim the homestead exemption, worth up to $51,411 off assessed value in 2026, with the 3% Save Our Homes cap after that. Seasonal owners get no homestead and a 10% cap on non-school levies, which matters more in Venice, where more than one in five homes is seasonal.
Remember that the assessment resets to market value when you buy, so the seller's current tax bill is not yours. In North Port, also ask about solid waste and road assessments, and in newer master-planned areas, about CDD assessments. In Venice, condo and HOA fees are the line to scrutinize, along with the building's reserve study and milestone inspection status.
Who each city fits
- Venice fits retirees and second-home buyers who want the beach, downtown and an established 55+ scene, and who accept older homes, condo fees and higher prices per bedroom.
- North Port fits full-time movers, families and budget-focused buyers who want a newer single-family house and a bigger lot, and who are fine driving to the Gulf.
Plenty of buyers look at both and end up on the edge between them, in the newer communities east of Venice or in western North Port. Tell me your budget and how often you want to see the water, and the shortlist will cover both sides of the line.
Questions buyers ask
Is North Port cheaper than Venice?
Yes. Zillow's typical home value is $303,227 in North Port and $380,378 in Venice. For a 3-bedroom, the gap is about $139,000.
Is Venice or North Port better for retirees?
Venice has the older population, with 61.4% of residents 65 or older, plus beaches and many age-restricted communities. North Port suits retirees who want a newer house at a lower price and don't need to be near the Gulf.
Did North Port flood in Hurricane Ian?
Parts of North Port had serious inland flooding during Ian in 2022. Check the FEMA zone, ask the seller about flood history and get a flood insurance quote for any address you consider.
Do North Port homes have city water and sewer?
Some do and many do not. A lot of homes on North Port's older lot grid use a private well and septic. Confirm utilities for each property before making an offer.
