The condo gap explained

A $169,500 difference in condo values between two neighboring cities is unusual. It comes from what the condos are. Many Palm Beach Gardens condos are inland garden-style and golf-community units, often older and smaller. Jupiter's condo stock includes more buildings near the Intracoastal, the inlet and the beach, which pushes the average up.

The bedroom numbers support that. A one-bedroom runs $212,686 in Palm Beach Gardens and $279,066 in Jupiter. A two-bedroom is $356,751 against $445,324. At three bedrooms the gap narrows to about $35,700, with $697,545 in the Gardens and $733,214 in Jupiter. At four bedrooms Palm Beach Gardens is slightly higher: $1,150,309 versus $1,138,749.

So for a smaller home, Palm Beach Gardens is clearly the cheaper entry point. For a family-sized house, the two cities cost about the same.

Both cities still rising

Unlike much of Florida, both markets are up over the past year. Palm Beach Gardens gained 4.4% overall and 4.7% for houses. Jupiter gained 3.2% overall and 4.0% for houses. Condos rose 0.8% in the Gardens and 2.2% in Jupiter, while condos in many other Florida cities fell.

Over five years Palm Beach Gardens is up 35.5% and Jupiter 30.5%. Compare that with Naples or Sarasota, where values slipped over the same twelve months. In the data, northern Palm Beach County has held its value better than most of the state's other coastal markets over the past year. The market is still moving, which is a different situation from the price cuts buyers see in many Gulf Coast cities right now.

For buyers that means less negotiating room than elsewhere in the state. Well-priced houses in good locations still draw competition, so have your financing approval and inspection plan ready before you start touring.

Who lives in each

The populations are almost the same size, 60,959 in Palm Beach Gardens and 61,883 in Jupiter. Palm Beach Gardens is older: median age 51.8, with 32.5% aged 65 and over. Jupiter's median age is 47.5 and 24.4% are 65 and older.

Jupiter has more seasonal homes, 13.8% of its housing against 8.8% in Palm Beach Gardens. That fits Jupiter's waterfront and beach housing, which draws more part-time owners.

Housing stock and year built

Both cities are mostly houses and low-rise communities. Detached single-family homes make up 47.4% of the housing in Palm Beach Gardens and 44.0% in Jupiter. Buildings of 10 or more units are 16.9% and 21.0%. Median year built is 1995 in the Gardens and 1989 in Jupiter.

Palm Beach Gardens is known for its gated golf communities, including PGA National, and for shopping around The Gardens Mall. Jupiter's identity is the water: the inlet, the Jupiter Inlet Lighthouse, the Loxahatchee River and the beaches. Abacoa, a planned community in Jupiter, mixes houses and townhomes around a town center. Jupiter also hosts spring training at Roger Dean Chevrolet Stadium.

HOA and club costs to price in

Many homes in both cities sit in gated communities with an HOA, and some have a club with its own membership requirement. Golf and social memberships can be optional, mandatory, or tied to the property with a transfer or initiation fee due at purchase. Ask for the full schedule of dues and fees in writing, and read the community's rules on leasing, pets and exterior changes as resale factors.

A $750,000 house with a mandatory club can cost more per month than an $850,000 house without one. Compare total monthly cost, not price alone.

Insurance and water exposure

Jupiter's waterfront and near-inlet homes carry more flood and surge exposure. Much of Palm Beach Gardens sits further inland, though some areas lie along canals and the Intracoastal on its eastern side. The FEMA zone and elevation of each address matter more than the city name.

For houses from the late 1980s and 1990s, insurers will ask for the roof's age and the wind mitigation report, and older homes may need a 4-point inspection. If the roof is near the end of its life, factor a replacement into your offer. Get homeowners and flood quotes during the inspection period, and read the hurricane deductible on each.

Tax side for relocating buyers

A lot of buyers in northern Palm Beach County are moving from states with income tax, and Florida has none. Property tax still applies, and at these price levels the reset to market value after a sale matters. Ask for an estimate based on your purchase price.

If the home is your permanent residence, homestead takes up to $51,411 off assessed value in 2026 and caps future increases at 3% or CPI. Many new arrivals also plan to change their domicile for tax purposes, which involves more than buying a house. Talk to a tax advisor about the full process. This isn't legal or tax advice.

Who each city fits

Palm Beach Gardens fits buyers who want a condo or smaller home at a lower price, retirees who want a golf community, and families who want newer gated neighborhoods inland.

Jupiter fits buyers who want to be near the water and the beach, boaters, and families who want a slightly younger community. Expect to pay more for a condo and roughly the same as the Gardens for a house.
