Where Sarasota saves you the most
Small homes are priced closest. A one-bedroom runs $183,255 in Naples and $174,363 in Sarasota, under $9,000 apart. Two bedrooms: $355,543 against $295,584. The difference then opens quickly. Three bedrooms are $607,154 in Naples and $440,109 in Sarasota. Four bedrooms are $1,040,389 and $700,324.
So the size of home you need decides how much Sarasota saves you. A couple looking for a one-bedroom condo will find similar prices in both cities. A family or a retiree who wants a three-bedroom house with room for visitors saves roughly $167,000 at the typical level by choosing Sarasota.
Condos follow the same direction: $378,644 in Naples and $263,924 in Sarasota. Naples condos are down 3.5% over the past year and Sarasota condos 5.2%.
Five-year and one-year moves
Naples rose 20.6% over five years and Sarasota 12.2%. In the past year both slipped by roughly the same amount, 1.4% in Naples and 1.5% in Sarasota. Single-family houses are down 0.9% and 1.4%.
Neither market is moving fast right now. In practice that means more listings to compare, more price reductions and more willingness from sellers to cover some closing costs or repairs, though the best-located homes in both cities still sell quickly.

Two very different age profiles
This is the biggest non-price difference. In the city of Naples the median age is 67.3 and 55.8% of residents are 65 or older. Some 40.8% of its housing units are seasonal homes. Naples has 19,704 residents in a small, high-value city on the Gulf.
Sarasota is larger, with 56,970 residents, and much younger: median age 48.2, with 29.2% aged 65 and older. Seasonal homes are 14.5% of the stock. Sarasota has a working downtown on the bay, a year-round population and arts and cultural venues that draw people of all ages.
If you want a community where most of your neighbors are retired and many leave in summer, Naples gives you that. If you want a mixed-age city where shops and restaurants stay busy in August, Sarasota fits better.
Condo buildings and their paperwork
Census data shows 52.0% of Naples units in buildings with 10 or more units, against 35.8% in Sarasota. Median year built is 1983 in Naples and 1976 in Sarasota. Both cities have plenty of older mid-rise and high-rise buildings along the water.
For any building three stories or taller, ask whether the milestone inspection is done and what it found. Ask for the structural integrity reserve study, the current budget and the reserve balance. Owners can no longer vote to waive SIRS reserves for budgets adopted from the end of 2024, so a building that was underfunded is now raising fees or levying assessments. That is better for the building long-term, but you want to know the number before you buy.
Sarasota also has 3.9% of its housing in mobile homes, higher than Naples' 0.8%. If you look at a manufactured-home community, find out whether you would own the land or pay a lot rent.
Barrier islands and flood checks
Sarasota's beaches are on barrier islands such as Lido Key, Siesta Key and Longboat Key, connected to the mainland by bridges. Naples has its Gulf beach along the city's western edge. In both places, waterfront and near-water homes carry flood and surge exposure.
On every address, check the FEMA zone and ask for the elevation certificate if one exists. Ask for the roof's age and the wind mitigation report. Older houses in both cities will likely need a 4-point inspection to get insured. Collect homeowners and flood quotes during the inspection period, and read the hurricane deductible, which is a percentage of dwelling coverage.
Part-time owners and the tax bill
Because so many Naples and Sarasota buyers are seasonal, the homestead question comes up on almost every purchase. Homestead is only for a permanent Florida residence. It takes up to $51,411 off assessed value in 2026 and caps yearly assessment growth at 3% or CPI. A winter home owned by someone who lives in Ohio or Ontario gets neither benefit. Its non-school assessment can rise up to 10% a year, and the first bill after closing is based on the purchase price.
On a $600,000 Naples house, your bill can end up well above that of a homesteaded neighbor who has owned for years and pays on an old capped value. Ask for an estimate at your price, not the seller's bill.
Canadian buyers should also keep track of days in the U.S. The visitor limit is roughly six months a year, and the IRS substantial presence test uses a weighted 183-day formula, with Form 8840 for those claiming a closer connection to Canada. Confirm your situation with a cross-border tax advisor. This isn't legal or tax advice.
Distance and travel
Sarasota and Naples are about two hours apart on I-75. Sarasota Bradenton International Airport sits just north of Sarasota. Naples buyers usually fly through Southwest Florida International in Fort Myers.
Many buyers start in one and visit the other. A useful test is to spend a weekday in each city in summer, when seasonal residents are gone and you see how the place runs for the people who live there all year.
Who each city fits
Naples fits buyers with a higher budget who want a mostly retired, seasonal community with quiet streets and walkable downtown shopping close to the Gulf. Larger homes there cost far more, so it suits buyers who need less space or can pay for it.
Sarasota fits buyers who want a three- or four-bedroom home at a lower price, people still working, and retirees who prefer a mixed-age city with year-round activity. The barrier-island beaches are a short drive from the mainland neighborhoods.
