Moving to Marco Island, FL
A small Gulf island where half the homes are second homes and most residents are retired
Marco Island is a good place to live for buyers who want a quiet Gulf coast island and can carry its costs: the typical home is valued at about $848,911 on Zillow's home value index, and a typical single-family house runs about $1,452,301. It is a small, older, seasonal community, and Census data shows 49.2% of its housing units are seasonal homes, which shapes everything from traffic to how the island feels in August.

Who actually lives on Marco Island
Census figures make the profile plain. About 16,205 people live on the island year-round, the median age is 67.9, and 59.3% of residents are 65 or older. Nearly half the homes are used seasonally, so the population swells from roughly January through April and thins out in summer.
For a newcomer that means:
- Winter brings full restaurants, busier roads to the bridge and more competition for listings.
- Summer is quiet. Some businesses cut hours, and neighbors in a condo building may be gone for months.
- Families with school-age children are a small minority, and the island's rhythm is set by retirees and part-time owners.
If you are moving here full-time while still working, check internet options at the specific address and plan for the drive to Naples for most errands beyond daily groceries.

Condo tower or canal house
The island's housing splits two ways. Census data shows 51.7% of units are in buildings with 10 or more units, mostly condo towers along the beach, and 39.4% are single-family detached houses, most of them on canals. The median home was built in 1987.
- Condos run about $587,751 on Zillow, down 1.7% over the year. A 2-bedroom, the most common size, is about $587,778. Older buildings are working through Florida's milestone inspection and reserve study rules, so read the last two years of board minutes and budgets before you commit.
- Single-family houses start around a 3-bedroom value of $1,288,170 and climb fast with water access, lot size and elevation. A 4-bedroom is about $2,206,213.
A newcomer who is not sure about island life sometimes buys a condo first and moves to a house later. Since its 2022 high, the condo index has dropped about 18% while houses dropped about 6%, so the two segments do not move together.

Getting on and off the island
Marco connects to the mainland mainly over the S.S. Jolley Bridge on State Road 951 (Collier Boulevard), with a second, smaller route through Goodland on State Road 92. Naples is the nearest city for big-box shopping, hospitals and most specialists. The nearest commercial airport is Southwest Florida International in Fort Myers, a drive of about an hour or more depending on season.
For daily needs, the island has grocery stores, restaurants, marinas and an NCH urgent care center on Heathwood Drive. Serious medical care means a trip to Naples. If anyone in your household has regular specialist visits, plan for that drive in your routine.
Storms, flood zones and the insurance bill
Hurricane Irma made landfall on Marco Island in 2017, and later storms pushed surge into low parts of the island. Much of Marco sits in FEMA high-risk flood zones. For a single-family house, budget for both a homeowners policy and a separate flood policy, and ask for the seller's elevation certificate and current insurance bills before you make an offer. For a condo, the association insures the building, and that cost is inside your monthly fee, so a sharp rise in the master policy shows up as a higher assessment.
Newer, elevated houses usually cost less to insure. A wind mitigation report and, on older homes, a 4-point inspection are standard paperwork for the insurer.
Taxes and what changes if you live here full-time
Florida has no state income tax, which is a large part of why many people make Marco their legal residence. If the home is your permanent residence, the homestead exemption can take up to $51,411 off its assessed value in 2026, and Save Our Homes caps yearly assessment increases at 3% or inflation, whichever is lower. Part-time owners whose permanent residence is elsewhere get no homestead exemption and only a 10% cap on non-school levies. After any sale, the assessment resets to market value, so the seller's tax bill is not your tax bill.
What newcomers get wrong
- Judging the island in February. Peak season is the busiest it gets. Visit in summer too before you decide on full-time living.
- Comparing condo prices without comparing fees. Two 2-bedroom units at the same price can carry very different monthly fees and reserve plans.
- Assuming every canal house has open boating. Some routes pass under fixed bridges, and some lots face inland lakes.
- Budgeting with the seller's taxes. The assessment resets after the sale, and a buyer without homestead pays more.
- Skipping the insurance quote until closing week. Get it during the inspection period so it can still change your decision.
Pros and cons from a buyer's angle
- Pros: Gulf beaches such as Tigertail, boating access to the Ten Thousand Islands, a compact island that is easy to get around, and a large stock of condos at prices below many Gulf beachfront markets of similar quality.
- Cons: high entry prices for houses, insurance and flood costs, a drive to Naples for hospitals and most shopping, a thin summer season, and one main bridge as the primary route off the island in an evacuation.
Nearby alternatives cost less. Naples' typical home is about $545,587 on the mainland, and Goodland, just east of Marco, runs about $439,296 with a very different, small-village feel. When I talk to someone relocating, the question that sorts it out is how many months a year they will really be on the island, because the answer changes whether a condo, a canal house or a mainland home makes sense.
