I'm a licensed Florida real estate agent (Sales Associate, license SL3542968) with LoKation Real Estate. I've worked in real estate for more than 13 years, and I work with clients in English and Russian.

I also founded EstateBlock.com, a real estate search site for British Columbia. This site is built the same way: numbers first. Taxes, fees, insurance and closing costs, worked out before you fall for a property.
Who I work with
I work with buyers who don't live in Florida yet: people moving from another state, Canadians, and buyers from other countries. Some of them won't see the property in person until after closing, so my job is to be their eyes and to check the things that are hard to see from far away.
How buying with me works
A first call
We go over your budget, how you'll pay (cash, a U.S. mortgage or a foreign-national loan), your timeline and what you want. I run the real monthly cost before we look at anything, so there are no surprises later.
A shortlist with real costs
I send properties from the MLS with the numbers that listings usually leave out: HOA or condo fees, the expected property tax after the sale, an insurance estimate and closing costs.
Showings
In person if you're here, or by live video if you're not. On video I walk the whole property, not just the rooms that photograph well, and answer questions as we go.
Checks before an offer
I review the condo or HOA documents, get an early insurance quote, look up the flood zone and work out the property tax you'll actually pay. Details below.
Offer and contract
We decide on price and terms together, including the inspection period and financing deadlines. I handle the negotiation and keep you posted at each step.
Closing
Documents are signed electronically or with a remote notary, and funds are wired to the title company's escrow account. You don't have to fly in for any of it.
What I check before you make an offer
- Condo and HOA documents
- Budget, reserves, special assessments that are planned or already voted, meeting minutes, rental and pet rules. For condo buildings three stories and up: the milestone inspection and the structural integrity reserve study that Florida now requires.
- Insurance
- A quote before the offer, not after. In Florida the cost of homeowners or condo insurance can change whether a property makes sense at all. Roof age and wind mitigation features matter here.
- Flood zone
- Where the property sits on the FEMA flood map, whether flood insurance will be required by a lender, and what it is likely to cost.
- Property taxes
- The seller's tax bill is not your tax bill. In Florida the assessed value resets after a sale, and homestead rules depend on whether you'll live there. I estimate your number, not theirs.
Buying from out of state or abroad
A full purchase can be done remotely: video showings, electronic signatures, and a wire to escrow at the title company. Before any wire, always confirm the instructions by phone with the title company at a number you found yourself. Wire fraud targets exactly this step.
Canadian and other foreign buyers have a few extra items to plan for, such as financing as a non-resident and FIRPTA withholding when they sell later. My calculators cover these, and I'm happy to walk through them on a call.
