Selling a home in Florida with me

A price based on what has actually sold, a clear number for what you take home, and the paperwork ready before buyers ask for it. You can be in Florida or anywhere else.

How it works, step by step

  1. Price from recent sales

I pull recent closed sales and pending deals near you, adjust for size, condition, roof age, view and HOA, and show you the range with the comparables behind it. Asking prices of other listings are a guide to the competition, not to value.

  2. Your net proceeds

Before we list, you see what you walk away with: the price minus the mortgage payoff, commissions, doc stamps on the deed, title and closing fees, the property tax proration and any HOA or condo payoff items.

  3. Documents buyers will ask for

Roof age and permits, a wind mitigation report, a 4-point inspection for older homes, open or expired permits checked, HOA or condo documents ordered early, and the seller disclosures. Florida now requires a written flood disclosure from sellers of residential property, for contracts signed on or after October 1, 2025.

  4. Listing and marketing

Listed on the MLS, which feeds the big home search sites, with good photos, accurate details and the documents buyers and their agents need to write an offer.

  5. Offers and negotiation

I compare offers on more than price: financing, deposit, inspection period, appraisal risk and closing date. Then we negotiate the repairs or credits after the inspection.

  6. Closing, remotely if needed

You can sign electronically or with a remote notary, and the title company wires your proceeds. You don't need to be in Florida on closing day.

Foreign sellers and FIRPTA

If you are not a U.S. person for tax purposes, the buyer generally has to withhold part of the sale price under FIRPTA and send it to the IRS. The usual rate is 15% of the price; lower rates or no withholding apply in some cases, for example when the buyer will live in the home and the price is under set limits.

You get credit for the withholding when you file a U.S. tax return, and you can apply to the IRS ahead of closing to reduce it. Talk to a cross-border tax advisor early, ideally before you list.

Commission

Commissions are not set by law, and mine is negotiable. We agree on it in writing in the listing agreement before anything goes on the market.

You also decide whether to offer anything toward the buyer's agent. Since August 2024 that is no longer shown on the MLS; it is handled in the negotiation of each offer.
