What will your Florida property tax be after you buy?

The seller's tax bill is not your tax bill. A sale resets the assessed value to market, and on November 3, 2026 Florida votes on Amendment 3, which would change homestead exemptions starting in 2027.

Many appraisers set just value below sale price. 100% is the cautious choice.

Under Amendment 3, newer residents wait until their 5th exemption year for the larger exemption.

From the listing or the county tax collector. The sale resets the assessment, so your bill will differ.

Amendment 3 is on the Nov 3, 2026 ballot and needs 60% to pass. The projection holds millage rates flat and ignores inflation indexing of exemptions.

Why the seller's tax bill misleads buyers

Florida's Save Our Homes rule limits how fast the assessed value of a homestead can rise: 3% a year or the rate of inflation, whichever is lower. An owner who bought ten years ago may be taxed on a value far below today's price. When you buy, the assessment resets to market value as of January 1 of the next year. That is why first-year bills often jump by thousands of dollars.

Buying before the end of 2026

If the amendment passes, establishing Florida residency by December 31, 2026 decides whether you get the larger exemption in 2027 or wait until your fifth year. Talk to a Florida tax attorney or your county property appraiser about what counts as residency in your situation.
