Buying a Condo in Naples

What a Naples condo costs once the building itself is part of the deal

The typical condo in Naples is valued at $378,644 on Zillow's home value index, 3.5% lower than a year ago, while the typical single-family home sits at $671,601. That gap is the reason most buyers look at condos here first, and the building you choose will matter more to your monthly cost than the unit's finishes.

Condo prices in Naples by size, and how they compare to houses

A Naples condo costs about 56% of what a typical single-family home costs in the same city. That ratio holds up reasonably well across sizes: a one-bedroom is valued around $183,255 and a two-bedroom around $355,543, so the second bedroom almost doubles the price. Most condo buyers I work with land on two bedrooms, because the one-bedroom stock is small and tends to be in older, simpler buildings.

Condo values fell 3.5% over the last year, a bit faster than the 1.4% dip for all homes. Over five years, Naples home values overall are still up 20.6%. I read that as a market that ran hard after 2020 and is now giving buyers some room to negotiate, especially on units in buildings with open questions about repairs.

Why building age drives the decision in Naples

Census data puts the median year built for Naples housing at 1983, and 52% of homes in the city are in buildings with ten or more units. In practice that means a large share of the condo inventory is 35 to 50 years old, which is exactly the age range Florida's post-2022 condo rules were written for.

Here is what I check on every Naples condo before a client writes an offer:

  2. 2 bedrooms$356K
  3. 3 bedrooms$607K

Monthly fees and building insurance on the Gulf coast

The condo fee in a Naples building pays for the master insurance policy, reserves, staff and common areas. Since 2022 the insurance and reserve lines have done most of the climbing. When I compare two units at similar prices, the one with the lower fee is often the one that has not yet caught up on reserves, so a low fee is something to explain before it is something to celebrate.

Request the current budget, the reserve schedule, the master policy declarations page and the hurricane deductible. Wind deductibles are a percentage of coverage, and in a large building that number can be big enough to produce an assessment after a storm. Your own HO-6 policy covers the interior and can include loss assessment coverage, which is worth pricing.

Naples took heavy storm surge from Hurricane Ian in 2022. For any ground-floor unit or garage-level storage, check the FEMA flood zone and ask what the association did after that storm.

Seasonal owners and what they mean for an association

About 40.8% of housing units in Naples are counted as seasonal homes by the Census, and 55.8% of residents are 65 or older. Many buildings are half empty in summer and full from January to April. That affects how quickly a board can get a quorum, how fast repairs get approved, and how a building feels day to day. A unit that seems quiet on an August showing can be very social in February.

Read the rules on pets, guest stays, minimum lease terms and vehicle types even if you only plan to use the unit yourself. Those rules shape who your future buyer can be when you sell.

Financing a Naples condo: warrantable or not

Conventional loans backed by Fannie Mae and Freddie Mac require the building to meet their project standards. Buildings with large unfunded repairs, ongoing litigation, a high share of units owned by one entity, or insurance gaps can be classed as non-warrantable. Those units usually need a bigger down payment and a portfolio lender, and some buyers end up paying cash.

Ask your lender to run the condo questionnaire early, ideally inside the 7-day review period you get as a resale buyer after receiving the association documents (weekends and legal holidays excluded). If the building fails review, you want to know while you can still walk away.

How I narrow Naples condo options for a buyer

I sort buildings by age and reserve health before I sort by view. A well-funded 1990s building with its milestone inspection done is usually a calmer purchase than a cheaper 1970s tower with a SIRS that has not been funded. Then I look at the floor, the exposure and parking, because those are what the next buyer will pay for. Closing costs on the buyer side usually include the note stamps at $0.35 per $100 and the 0.2% intangible tax if you finance, plus title charges that depend on the contract. If you are a non-resident or Canadian buyer, remember that a condo used as a second home gets no homestead exemption and its assessed value resets to market after you buy. Send me your budget and must-haves and I will build a shortlist of buildings whose paperwork I have already read.
