55+ Communities in Marco Island

An island where most neighbors are already retired, and the condo is the usual 55+ choice

Marco Island has few formally age-restricted communities because it barely needs them: Census data shows 59.3% of residents are 65 or older and the median age is 67.9. For most retirees the real choice is between a condo, where Zillow's typical value is about $587,751, and a single-family home near $1,452,301.

Age-restricted versus simply retiree-heavy

A legal 55+ community, under the federal Housing for Older Persons Act, needs at least 80% of occupied units with one resident aged 55 or more, plus written age policies and verification. Very few Marco Island properties go through that process. What you find instead are condo associations and single-family streets where nearly everyone is retired or semi-retired.

That has practical effects. You won't find the organized activity calendar of a big mainland 55+ community, but you also won't be limited by age rules when you sell. If a formal age restriction matters to you, ask each condo association whether it has one. If it doesn't, the buyer pool on resale is everyone, which is usually a plus.

Half the homes are second homes

The number that shapes Marco Island most: 49.2% of homes are seasonal, per Census data. Many owners spend winter here and the rest of the year up north or in Canada. Streets and condo halls feel full from January to April and quiet in summer.

For a buyer that means two things. First, a condo association run by part-year owners may hold board meetings by video and do most work in the off-season. Second, seasonal owners don't get homestead. Without it, there is no exemption, and assessment increases on non-school levies are capped at 10% a year instead of the 3% homestead cap. Canadians in particular should check the six-month visitor limit and the IRS 183-day weighted test, and file Form 8840 where it applies. Confirm your own case with a cross-border tax advisor.

Seasonal ownership also changes how you maintain a home. An empty condo in August needs the air conditioning set to control humidity, someone to check for leaks after storms, and a plan for hurricane shutters if the building doesn't handle them. Many owners hire a home-watch service. Ask the association what it does for absent owners and what it expects you to arrange yourself. Those costs belong in your budget next to the fee.

Condo towers and the post-2022 rules

Census data shows 51.7% of Marco Island homes are in buildings of 10 or more units, and the median home was built in 1987. Many of the island's beachfront towers are therefore well past 30 years old, which brings them under Florida's milestone inspection rules for buildings of three or more habitable stories.

Zillow's typical condo dipped 1.7% over the past year. A 1-bedroom is around $330,041 and a 2-bedroom about $587,778. Before you write an offer on any tower unit:

Two similar units in different buildings can have very different monthly fees because of these items.

Single-family homes on the canals

The typical Marco Island single-family home is about $1,452,301, up 2.6% in a year. The bedroom spread is wide: about $1,288,170 for a 3-bedroom and about $2,206,213 for a 4-bedroom. Many houses sit on canals with boat access to the Gulf.

For a retiree, a single-family home means no condo board but full responsibility for the roof, seawall, dock and pool. Ask the seller about the seawall's age and condition, roof date and any storm claims. Get a wind mitigation report, check the FEMA flood zone (most of the island is in a coastal zone), and get flood and wind insurance quotes during the inspection period. Hurricane deductibles are a percentage of dwelling coverage and apply once per calendar year.

Marco Island compared with Naples

The overall typical Marco Island home is about $848,911, up 17.1% over five years. Naples, the closest larger city, is about $545,587 on Zillow's all-homes index. Naples has many formally age-restricted golf and gated communities, so buyers who want a 55+ clubhouse lifestyle often split their search between the island and the mainland.

Goodland, a small fishing village next to Marco, is about $439,296. It has a very different feel and a small number of homes. Further inland, prices drop sharply, but you give up the island.

Running the numbers on a Marco Island condo

When I price a condo on the island for a retired buyer, I look at four lines beyond the purchase price: the monthly association fee, the owner's share of any special assessment, the HO-6 policy plus flood if required, and property tax without homestead if the buyer stays seasonal. On a tower unit, the fee and assessments can matter as much as the price.

If you plan to become a full-time Florida resident, homestead takes up to $51,411 off assessed value in 2026, and your assessment resets to market value in the year after purchase. A shortlist built around your total monthly cost tends to look different from one built on price alone.
