55+ Communities in Ocala

Big planned retirement communities at inland prices

Ocala's large 55+ communities sit mostly outside the city limits in Marion County, and they let retirees buy newer homes at inland prices: Zillow puts a typical two-bedroom home in Ocala at $190,237 and a three-bedroom at $256,703. The city itself is young, with a median age of 39.2 and 19.8% of residents 65 or older, so the retirement market here is concentrated inside a few big communities.

What the federal 55+ rule means in these communities

The Housing for Older Persons Act lets a community restrict by age when at least 80% of occupied homes have a resident who is 55 or older and the community follows published age-verification policies. The remaining share gives some room for younger spouses and family members. Each community writes its own guest and residency rules, so a grandchild staying for the summer or an adult child moving in may or may not be allowed. Read the recorded documents before signing, and ask the sales office for the current rules in writing.

On a tour, I also ask how full the activity calendar is in summer, how fees have changed over the last three years, whether the community has had special assessments, and how long homes in each section have taken to sell. Those answers say more about daily life and future resale than the model homes do. If a spouse is under 55, ask how the community counts your household before you fall for a floor plan.

New construction or resale inside the same community

In large communities like these, new homes and resales often sit a few streets apart. New construction comes with a new roof, current building code, builder warranties and the newest floor plans, and usually a higher price per square foot. Resales in older sections tend to be cheaper, have mature landscaping, and are sometimes closer to the original clubhouse and amenities.

For resales, ask the roof's age and permit date, request a 4-point and wind mitigation inspection for insurance, and check the HVAC age. Ocala's median home was built in 1984, but homes inside these communities range from a few years old to several decades, and condition varies a lot within the same street.

Monthly fees, CDDs and golf costs

Ocala-area 55+ communities usually charge monthly or quarterly fees that cover the clubhouse, fitness center, pools, security and activities. Some include lawn care; villa sections often include exterior maintenance. Golf may be pay-per-round, part of an optional membership, or bundled. Some newer developments in Florida also carry a Community Development District (CDD) assessment on the property tax bill, which pays for roads and infrastructure.

When comparing homes, list the HOA or amenity fee, any CDD amount and whether part of it is bond debt that will eventually retire, golf costs at the level you will actually play, and insurance. Two homes at the same price can differ by hundreds of dollars a month once those are filled in.

Homestead, taxes and insurance for retirees

Making Ocala your permanent residence lets you claim homestead, which takes up to $51,411 off assessed value in 2026, and Save Our Homes keeps future assessment increases at 3% or CPI. Florida has no state income tax. Part-year residents who keep a primary home elsewhere cannot claim homestead. Seasonal homes are only 2.1% of Ocala's housing in Census data, which tells you most buyers here live in Florida full time. Amendment 3 on the Nov 3, 2026 ballot may change some property tax rules; the outcome is not known yet. This isn't legal or tax advice.

Ocala is inland, so storm surge is less of a factor than on the coast, but wind and heavy rain still reach the area. Marion County also sits on limestone where sinkholes occur; Florida policies must cover catastrophic ground cover collapse, and wider sinkhole coverage is optional.

Choosing between Ocala's communities and The Villages

Buyers usually weigh community size and pace. The Villages is enormous and has its own town squares and golf network. The Ocala communities are smaller, closer to the city's hospitals, shopping and the I-75 corridor, and often less expensive. Manufactured homes, at 4.6% of Ocala's housing, offer a lower-cost path in some age-restricted parks around Marion County; ask whether the lot is owned or leased before you compare prices. Share your budget, whether golf matters, and whether you want new or resale, and I will line up a shortlist across these communities with full monthly costs.
