What is your Florida home worth?
Zillow and the bank apps guess from public records. I look at the sales near you, then at your actual home: the roof, the updates, the view, the HOA. You get a price range and the comparables behind it, in writing.

Send me the address
Send me the address and I'll prepare a pricing estimate from recent nearby sales, plus your estimated net after doc stamps, title and other closing costs. No obligation to list.
- Recent sales and active competition near your address
- Your net proceeds at two or three price points
- What to fix, what to leave, and the timing that suits your area

How I price your home
Recent sales, not asking prices
I pull closed sales and homes under contract near you from the MLS, usually the last three to six months. Listings that are still sitting tell me about the competition, not the value.
Adjusted for your home
Size, condition, roof age, impact windows, pool, view, flood zone and the HOA or condo fees all move the price. Buyers in Florida now look at insurance cost before they make an offer, so I do too.
Your number after costs
You get the price range and what you walk away with at two or three price points, after commission, doc stamps on the deed, title and the tax proration.
Why online estimates miss
Automated estimates do not know your kitchen was redone in 2023 or that the roof is from 2006. In Florida that last one matters a lot: an old roof can make the home hard to insure, which shrinks the buyer pool.
Condos are harder still. Two units in the same building can sell far apart if one buyer has to cover a special assessment or the building is behind on its milestone inspection.
