Gainesville vs Ocala: Where to Buy
Two I-75 cities about 40 miles apart, with very different buyers
Ocala is the cheaper of the two: the typical single-family house is $266,339 there versus $313,164 in Gainesville, a gap of about $46,800 on Zillow's home value index. The bigger difference is who lives in each city, since Gainesville is a university town with a median age of 26.5 and Ocala is older, at 39.2, with far more retirees.

Prices side by side
Zillow's typical values for each city:
- All homes: Gainesville $291,789, Ocala $263,895
- Condos: Gainesville $165,734, Ocala $120,270
- Single-family: Gainesville $313,164, Ocala $266,339
- 3 bedrooms: Gainesville $292,116, Ocala $256,703
- 4 bedrooms: Gainesville $429,084, Ocala $330,413
- 5+ bedrooms: Gainesville $679,050, Ocala $460,255
The gap widens as homes get bigger. A four-bedroom costs about $98,700 more in Gainesville. At the small end it narrows or flips: a typical two-bedroom is $176,908 in Gainesville and $190,237 in Ocala, partly because Gainesville's two-bedroom stock includes many student-area condos.
Zillow's lower and upper thirds show where most buying happens. In Gainesville the lower third sits around $178,531 and the upper third starts near $468,786. In Ocala the same marks are about $191,785 and $391,373. So Ocala's entry level is actually a little higher, while its upper end is much lower. A buyer with $350,000 sits in the middle of Gainesville's market and near the top of Ocala's, and that changes how much house the same money buys.
How prices have moved
Over five years, Ocala gained 20.2% and Gainesville 15.9%. Over the last year both slipped: Ocala by 2.4% and Gainesville by 1.3%. Condos fell more in both cities, down 6.5% in Ocala and 4.8% in Gainesville.
Read that as Ocala having run up faster during the growth years and cooling a bit faster now. Neither number says where prices go next. What it does mean for a buyer today is that sellers in both cities are more open to concessions than they were a few years ago, especially on condos.

Who lives in each city
Census data draws a sharp contrast:
- Population: Gainesville 145,702, Ocala 66,584
- Median age: Gainesville 26.5, Ocala 39.2
- Share 65 and older: Gainesville 11.9%, Ocala 19.8%
- Seasonal homes: Gainesville 0.3%, Ocala 2.1%
Gainesville's numbers are driven by the University of Florida. Ocala's city figures actually understate its retiree population, because many of the large 55+ communities with Ocala addresses, such as On Top of the World, sit outside city limits in Marion County. The Villages is also a short drive south. If you want to live among other retirees, Ocala and its surroundings offer far more choice.
Housing stock and age of homes
Both cities have older homes on average: a median year built of 1983 in Gainesville and 1984 in Ocala. The mix differs:
- Single-family detached: Gainesville 36.6%, Ocala 51.7%
- Units in buildings of 10+: Gainesville 31.5%, Ocala 16.8%
- Mobile homes: Gainesville 1.6%, Ocala 4.6%
Gainesville has many more large apartment and condo buildings, which is the student market again. Ocala is more of a single-family town, and the wider Ocala area is known for horse farms and large rural lots. In both cities, a home from the early 1980s will usually need a 4-point inspection for insurance, and roof age will drive your quote.
Condos are a small part of the decision in both cities, but the numbers are worth a look. Ocala's typical condo is $120,270 and Gainesville's is $165,734, with one-bedrooms at $112,226 and $118,696. In Gainesville many of those units are near campus and occupied by students, which affects noise, turnover and whether a lender will finance the building.
In either city, ask for the association's budget, reserve study and any special assessments, and check whether the building has three or more stories, which brings Florida's milestone inspection and structural reserve rules into play. Resale condo buyers get seven days after receiving the documents to cancel, so use that window to read them.
Jobs, healthcare and getting around
Gainesville's anchors are the university and UF Health Shands Hospital, plus the Malcom Randall VA Medical Center. Its regional airport has commercial flights. Ocala's identity is tied to the horse industry, with the World Equestrian Center among its best-known venues, and to retirement and distribution employers along I-75. Silver Springs State Park is just east of the city.
Interstate 75 connects the two, and the drive between them is roughly 40 to 50 minutes. Some buyers live in Ocala or the towns between and drive north for work or medical appointments in Gainesville.
Insurance, storms and taxes in both cities
Both cities are inland, away from storm surge, and both still see hurricane winds and heavy rain. The checklist is the same: check the FEMA zone of the address, ask about roof age, order a wind mitigation inspection, and get an insurance quote during your inspection period.
Taxes work the same way in Alachua and Marion counties. Florida has no state income tax, and a permanent resident can claim homestead of up to $51,411 off assessed value in 2026, with the Save Our Homes 3% cap. In a 55+ or planned community, add HOA dues and any CDD assessment to your monthly budget.
Who each city fits
Gainesville fits buyers who work at the university or hospitals, want academic healthcare close by, or like a younger city with sports and cultural life. It also fits families who want established neighborhoods and are willing to pay more for larger houses.
Ocala fits buyers who want more house or land for the money, retirees who want an active-adult community, and anyone drawn to horse country. If you are torn, tell me your budget and how often you would need to be in Gainesville, and I will build a shortlist that covers both.
