Jacksonville vs Orlando: Where to Buy

Houses are about a quarter cheaper in Jacksonville, condos cost the same

The typical Jacksonville home is worth $284,832 on Zillow's index, against $372,775 in Orlando, so Jacksonville is roughly 24% cheaper. For single-family houses the gap is even wider, about $103,000, while condos are priced almost identically in both cities at around $171,000.

What your budget buys in each city

Jacksonville's typical detached house is $296,696; Orlando's is $399,788. By size, a three-bedroom runs $269,826 in Jacksonville and $357,392 in Orlando. A four-bedroom is $380,757 against $480,255. Put another way, the money for an Orlando three-bedroom buys roughly a Jacksonville four-bedroom.

The range of each market follows the same pattern. Jacksonville's lower third tops out near $175,465 and its upper third starts around $443,938. In Orlando those marks are $237,095 and $560,637. A buyer with $300,000 is shopping mid-market in Jacksonville and near the bottom in Orlando.

Condos break the pattern: $171,895 in Jacksonville and $170,712 in Orlando. Both fell more than 6% over the past year. If you want a condo, price is a wash, and the decision rests on building quality, fees and location.

Five years of price growth

Orlando gained 22.3% over five years and Jacksonville 15.6%. Both are slightly down over the last twelve months, 1.1% in Orlando and 0.4% in Jacksonville, with houses close to flat. Orlando's faster run-up is part of why the gap between the two is so wide today.

Flat prices give buyers in both cities a little more room to ask for seller credits, rate buydowns or repairs than they had in 2021 and 2022. That depends on the specific listing and how long it has been on the market.

Size and layout of each city

Jacksonville is huge by area. The city consolidated with Duval County in 1968, so most of the county is the city, and Census counts 977,670 residents. Orlando proper has 319,758 people inside a much larger metro that spreads across Orange, Seminole and Osceola counties. When you compare city data, keep in mind that Jacksonville's numbers include suburban and rural areas that in Orlando would be separate towns.

Housing stock reflects that. About 59.2% of Jacksonville's homes are detached single-family houses, compared with 31.6% in Orlando, where 39.6% of units sit in buildings with 10 or more units. Orlando's median home was built in 1992 and Jacksonville's in 1987. Jacksonville also has more mobile homes, 3.7% of its stock.

Both cities are young by Florida standards: median age 36.5 in Jacksonville and 35.1 in Orlando, with 65+ shares of 14.9% and 11.3%. Seasonal homes are rare in both, under 4%, which means most of your neighbors live there all year.

Coast, river and inland lakes

Jacksonville sits on the St. Johns River with the Atlantic beaches on its east side. Orlando is inland, with lakes throughout the city and the nearest ocean roughly an hour's drive away. That geography shapes insurance.

Coastal and riverfront Jacksonville addresses can carry flood zones and storm-surge exposure, so check the FEMA map early. Inland Orlando has less surge risk, but low areas near lakes and retention ponds can still sit in flood zones, and heavy rain events flood streets. In either city get a homeowners quote and, if relevant, a flood quote during the inspection period. If the roof is older, the insurer may want a 4-point inspection and will price the policy off the wind mitigation report.

Many newer subdivisions in both metros come with HOA dues, and some carry CDD assessments that appear on the property tax bill. Ask for both numbers before you compare two houses on price alone.

Property tax after you buy

A purchase resets the assessed value to market in Florida, so the seller's tax bill is rarely what you will pay. On a lower price, Jacksonville buyers start from a lower taxable base, and the gap in purchase price carries straight through to the annual bill even before millage rates are compared.

If the home becomes your permanent residence, apply for homestead with the county property appraiser. In 2026 it removes up to $51,411 from assessed value and limits yearly assessment increases to 3% or CPI, whichever is lower. Buyers relocating from another state often miss the filing deadline of March 1 the year after closing, so put it on the calendar the week you move in. Second homes get no exemption and their non-school assessment can rise up to 10% a year.

A proposed change to Florida homestead and non-homestead rules, Amendment 3, is on the November 3, 2026 ballot. The outcome was not known when this page was written. This isn't legal or tax advice.

Jobs, airports and daily life

Both cities have major airports, Jacksonville International and Orlando International, and they are about two and a half hours apart by car. Orlando's economy leans heavily on tourism along with healthcare and tech. Jacksonville has a large port, a significant Navy presence, banking and logistics.

If you are moving for a job, start with the commute. Both metros are spread out and car-dependent, and the best-priced house can lose its appeal after a year of long drives.

Who each city fits

Jacksonville fits buyers who want more house for the money, families who want a detached home with a yard, and anyone who wants the ocean within the city. At current values, the savings on a three-bedroom are close to $90,000.

Orlando fits buyers whose job is in Central Florida, buyers who want newer housing stock and more condo and townhome choice, and those who prefer inland lakes to the coast.

If you are torn, give me your budget and the size you need, and I will build a shortlist with matching homes in both cities so you can compare actual listings.
