Living in Baymeadows, Jacksonville
One of Jacksonville's lowest entry prices, and the only area in this data below where it stood five years ago
Baymeadows is one of the cheapest places to buy on Jacksonville's Southside, and it is cheap for a reason: Zillow's home value index puts the typical home at $190,143, down 9.8% over the past year and 11.9% over five years. It can still be a good place to live for buyers who want a low entry price near Southside jobs, as long as they choose the building carefully.

Where Baymeadows is and what is there
Baymeadows is on the Southside, built around Baymeadows Road between I-95 and Southside Boulevard. Most of it was developed from the 1970s through the 1990s as a mix of condo complexes, townhomes, apartment communities and commercial strips, with some single-family subdivisions mixed in.
The location is practical. I-95 gives a direct run north to downtown and south toward St. Johns County. The Deerwood Park offices, the St. Johns Town Center shopping area and the JTB corridor are a short drive. For a buyer who works on the Southside, Baymeadows can mean a short commute at a low price.
It is also a car-oriented area. Daily errands happen along Baymeadows Road and the nearby shopping corridors, and most complexes are set back from the main road behind parking lots. Buyers coming from walkable cities should expect to drive for nearly everything, and should test the rush-hour drive on Baymeadows Road and the I-95 interchange before choosing a complex.
Reading a five-year decline
Of the 30 Jacksonville neighborhoods in Zillow's list I use, Baymeadows is the only one with a negative five-year change. The city as a whole gained 15.6% over the same five years. Next-door Deerwood gained 3.8%. Most areas gained between 10% and 25%.
The pattern points to condos. Jacksonville's condo index fell 6.4% in the past year, and Baymeadows has a large share of condo complexes built in the 1980s. Since Florida's post-2022 condo law, older associations have had to fund structural reserves that owners used to waive, and dues have gone up. Higher dues lower what buyers will pay for the same unit. Insurance costs for associations have also risen.
A falling market cuts both ways. You may buy below what the unit sold for a few years ago. You may also buy into a building whose costs are still rising. I don't predict prices, but I do look hard at which buildings have already absorbed the increase and which have not.

What the money buys
At $190,143, Baymeadows is about a third below the citywide typical value of $284,832. It sits near the city's typical two-bedroom figure of $176,988 and above the typical one-bedroom at $134,054. Compared with other low-priced areas on Zillow's list, it is in the same band as Windy Hill ($204,805), Hillcrest ($200,442) and Highlands ($201,493). Baymeadows reaches that price mostly through condos and townhomes.
That sets up the main choice for a buyer at this price: a condo or townhome on the Southside with dues, or an older house elsewhere with more maintenance and no association. Neither is wrong. They have different risks.
Due diligence on a Baymeadows condo
Here is what I would ask for before an offer on any condo or townhome in the area, and what to look for in each.
- Structural integrity reserve study. Required for buildings of three or more habitable stories. Check whether reserves are fully funded and when the next big items are due.
- Milestone inspection. Many 1980s buildings are past 30 years. Ask whether the inspection was done and whether it found repairs.
- Budget and dues history. Look at the last three years. A large recent jump can be a good sign, since it may mean the building is now funded properly.
- Special assessments. Read the last 12 months of board minutes for anything proposed.
- Insurance. Ask for the master policy, the hurricane deductible and the flood coverage if the complex is in a flood zone.
- Lending. Ask your lender early whether the complex is warrantable. Non-warrantable buildings limit loans and often need a larger down payment.
For two-story garden-style buildings, the milestone and SIRS rules may not apply, but the association still has to budget reserves. Ask anyway.
Flood and storm checks
The Southside is mostly flat and laced with retention ponds and drainage ditches. Heavy rain can flood low parking lots and ground floors in some complexes. Look up the FEMA zone for the building, ask whether any units have taken water, and get your own HO-6 and, if needed, flood quote during the inspection period. Financing a unit in an A zone means the lender will insist on flood insurance.
Taxes on an entry-level purchase
On a lower-priced home the homestead exemption carries a lot of weight. If the condo is your permanent residence, up to $51,411 comes off the assessed value in 2026, and the Save Our Homes cap limits later increases to 3% or CPI. On a $190,000 purchase, that is roughly a quarter of the assessed value for most levies. File with the Duval County Property Appraiser after closing.
Florida has no state income tax, which helps buyers on tighter budgets too. The costs to budget carefully are association dues and insurance.
Who Baymeadows fits
Baymeadows fits first-time buyers and downsizers who want a low entry price close to Southside jobs and I-95, and who are willing to do real homework on the association. It does not fit buyers who need steady appreciation or who don't want to deal with association finances. If it is on your list, the shortlist should be built building by building, with reserve and dues data on each.
Common questions
Is Baymeadows a good place to live?
For buyers who want a low entry price near Southside jobs, it can be. The typical home is $190,143. The main risk is condo association costs, so the building matters more than the neighborhood.
Why are Baymeadows home prices dropping?
The index fell 9.8% over the past year and 11.9% over five years. Baymeadows has many older condo complexes, and higher dues and insurance after Florida's condo law changes have weighed on prices.
Is a Baymeadows condo a good buy?
It depends on the association. Check the reserve study, milestone inspection, dues history, special assessments and whether lenders will finance the complex.
Where is Baymeadows in Jacksonville?
