Living in Edgewater, Miami
A strip of bayfront towers between Biscayne Boulevard and the water
Edgewater is a good place to live for buyers who want a bay-view condo a short drive from Downtown and the Design District, and Zillow's typical value for the area is about $587,320. That figure rose 1.2% over the past year and 28.1% over five, while most other tower districts in Miami dipped. Zillow combines Edgewater with Wynwood into one area called "Wynwood - Edgewater", so the index blends bayfront towers with Wynwood's very different housing.

Edgewater's footprint and how it differs from Wynwood
Edgewater is a narrow neighborhood on Biscayne Bay, running north from the Omni area near the Adrienne Arsht Center toward the Julia Tuttle Causeway (I-195). Biscayne Boulevard forms its western edge. Margaret Pace Park sits on the water in the middle of it. Most residents live in condo towers lining the bay, with older low-rise apartment and condo buildings and a few houses on the inland streets.
Wynwood lies to the west, across Biscayne Boulevard and the rail corridor. It is a former warehouse district known for murals, galleries, breweries and new mid-rise buildings. The two areas share Zillow's index but not much else, so a buyer focused on Edgewater towers should treat the $587,320 figure as a rough guide and look at actual sales in each building.
How Edgewater's numbers compare with nearby areas
- Downtown: about $529,291 (1y -1.5%, 5y 22.9%)
- Brickell: about $597,713 (1y -1.3%, 5y 31.7%)
- Allapattah: about $409,902 (1y 0.7%, 5y 39.5%)
- Little Haiti: about $615,550 (1y 7.2%, 5y 56.5%)

Edgewater sits in the same price band as Brickell, and both are well above Miami's condo index of about $383,531. The neighborhoods with strong gains north of Edgewater, Little Haiti and the Upper Eastside, have far more houses in the mix. Miami's single-family values rose 2.3% citywide over the year, against a 1.6% decline for condos, and that split explains most of the differences on this list.

New towers, older buildings and the pre-construction option
Much of Edgewater's skyline went up in the last 15 years, and more towers have been planned since. That gives buyers three choices: older bayfront buildings with lower prices and bigger reserve questions, recently completed towers with modern construction, and pre-construction units bought from a developer before completion.
For a new-construction condo, Florida gives buyers 15 days to cancel after signing or receiving the developer's documents, and deposits up to 10% must be held in escrow. Larger deposits can be used for construction under the contract, so read how your money is handled. Delivery dates slip often enough that your plans should allow for it. For a resale unit, the 7-day review period after receiving association documents is your chance to read the budget, reserves and minutes.
What to check in an older Edgewater building
Older towers along the bay are where the 2022 condo safety law has had the most effect. Buildings of three or more habitable stories need a milestone inspection by the end of the year they turn 30, then every 10 years, and a Structural Integrity Reserve Study every 10 years. Owners can no longer vote to skip those reserves for budgets adopted on or after December 31, 2024. Fees in underfunded buildings have climbed as a result.
Ask for the milestone report, the SIRS, current and planned special assessments, the master insurance policy and its deductible. Ask your lender to review the condo questionnaire early, since a pending structural repair can make a building non-warrantable. A bay view at a discount often comes with an assessment attached.
Exposure to the bay also wears buildings faster. Salt air attacks balcony railings, window frames and concrete, and spalling repairs on balconies are among the most common large projects in older coastal towers. When you tour a unit, look at the balcony slab edges, the railing bases and the sliding door tracks. Ask the manager when the building last did concrete restoration and window or waterproofing work, and how it was paid for. A building that has just finished a major repair and funded it may be a safer purchase than a cheaper one that has the work still ahead.
Daily life, getting around and flood exposure
Edgewater is close to many of Miami's destinations. Downtown, the Arsht Center and Museum Park are a short drive or bus ride south, the Design District and Wynwood are minutes away, and the Julia Tuttle and Venetian causeways lead to Miami Beach. I-195 and I-95 meet nearby. Biscayne Boulevard is busy, and parking for guests is limited in many buildings.
The neighborhood is bayfront and low-lying. Check the FEMA zone of each building, how its garage and electrical rooms are protected, and whether it has backup power for elevators and pumps. Your HO-6 policy should include loss assessment coverage at a limit that matches the master policy deductible.
Who Edgewater suits
Edgewater fits buyers who want water views and a quieter residential feel than Brickell, while staying close to Downtown and the arts districts. It suits second-home buyers who want a lock-and-leave condo near the bay. It fits less well for buyers who need a yard or who want to avoid association risk entirely; the Upper Eastside, just north, offers houses at a higher typical value.
Property taxes reset on purchase. A permanent resident can claim homestead of up to $51,411 off assessed value in 2026, with a 3% cap after. If you want a shortlist of Edgewater buildings sorted by age, reserve health and fees, that is a sensible place to start.
