Moving to Homestead, FL

What you get for the money
Homestead's typical single-family house is about $455,008, down 2.7% in a year. That is close to the overall figure, because most of what sells here is houses and townhomes. Zillow's bedroom figures put a three-bedroom near $415,236, a four-bedroom near $516,386 and five or more near $629,547. The upper third of the market starts around $571,209.
Compare that with the next cities north along the Turnpike. Cutler Bay's all-homes figure is $563,335 and The Hammocks' is $541,094. For a family that needs four bedrooms, Homestead is often the place where that becomes affordable in Miami-Dade. Condos are cheaper still, about $222,774, though they fell 9.7% last year.
A falling year changes how you shop. Builders and resale sellers in Homestead are competing for the same buyers, so ask for closing cost help, a repair credit or a price cut where a listing has sat. Look at what similar homes in the same subdivision sold for in the past six months, since a sale from two years ago may reflect a higher market than today's.

A young city with newer houses
Census data shows a median age of 32.5 in Homestead, and only 8.5% of residents are 65 or older. That is one of the youngest profiles in South Florida. Seasonal homes are rare at 0.2%, so the neighbors are year-round households, many of them young families.
The housing matches. The median year built is 2001, and 39.0% of units are single-family detached homes, with 20.5% in buildings of ten or more units and 2.2% mobile homes. Large subdivisions of block houses and townhomes went up in the 2000s and continue to be added. Newer homes mean fewer surprises in the inspection and better odds on insurance, since they were built to Miami-Dade's strict wind code.

Geography and getting around
Homestead sits near the southern tip of mainland Florida. Florida's Turnpike ends just south of the city in Florida City, and US-1 continues from there to the Florida Keys. The city is a gateway to two national parks, Everglades National Park to the west and Biscayne National Park to the east. Homestead Air Reserve Base and the Homestead-Miami Speedway are both in the area, and farmland in the Redland stretches around the city's western edge.
The trade-off is distance. Downtown Miami, the airport and most of the county's big job centers are a long drive north, and the Turnpike and US-1 are the main routes. Before you commit, drive your commute at the hour you'd actually do it, both ways.
Storms, flood zones and insurance
Homestead took the direct hit from Hurricane Andrew in 1992, and that history shaped the county's building rules. Houses built since then follow the High Velocity Hurricane Zone provisions of the Florida Building Code. That helps on insurance, but it doesn't remove storm risk or flood risk.
The land here is low and flat. Check the FEMA flood zone for each address and ask for an elevation certificate. In a high-risk A zone, your lender will require flood insurance, which is bought separately. Get a homeowners quote during the inspection period, and ask for a wind mitigation report even on a newer house, since documented roof straps and impact openings lower the premium. Florida policies apply a hurricane deductible of 2%, 5% or 10% of dwelling coverage once per calendar year.
Taxes, HOAs and CDDs
Florida has no state income tax. On property tax, a buyer who makes the home a permanent residence can claim the homestead exemption, despite the coincidence of the name, worth up to $51,411 off assessed value in 2026. Save Our Homes then limits increases in assessed value to 3% a year or inflation. Your first bill is based on the purchase price, because the assessment resets after a sale.
Many of Homestead's newer subdivisions have an HOA, and some were built with a Community Development District. A CDD assessment appears as its own line on the tax bill and can be a meaningful amount each year. Ask for the HOA dues and the CDD amount on any home before you compare it with an older house that has neither.
Pros, cons and what newcomers get wrong
Pros: the lowest house prices in much of Miami-Dade, newer homes, a young family population and quick access to the Keys and two national parks.
Cons: a long commute to most county job centers, softer prices over the past year, CDD and HOA costs in newer communities, and real hurricane and flood exposure.
Common mistakes I see:
- Comparing a Homestead house with an older house farther north on price alone, without adding the CDD and HOA.
- Reading the five-year gain as a trend that will continue. The last year went the other way.
- Leaving the insurance quote until after the inspection period ends.
- Assuming the low condo prices are all bargains. Some are, and a few reflect association problems.
If the trade-off of more house for a longer drive works for you, I can send a shortlist of Homestead homes in your price range.
