Where Imperial Point is and how it was built
Imperial Point is in the north end of Fort Lauderdale, near Federal Highway and north of Commercial Boulevard, toward the city's northern edge. It was developed in the 1960s as a planned subdivision, built in numbered sections, and most of its homes date from that decade.
Broward Health Imperial Point, a hospital on Federal Highway, takes its name from the area. Federal Highway also has grocery stores and shopping along this stretch, and the beach is a short drive east. I-95 is a few minutes west, which helps if you commute south to downtown or north into Palm Beach County.
The homes: ranch houses on standard lots
Most Imperial Point homes are one-story ranch houses with two to four bedrooms on lots of roughly a fifth of an acre. There are also a few small condo buildings in and around the neighborhood. The stock is more uniform than in older Fort Lauderdale neighborhoods, which makes it easier to compare sales: two houses of similar size and condition on nearby streets should price close to each other.
A section of the neighborhood has canal frontage, and some of those homes have docks. Fixed bridges between those canals and the Intracoastal limit boat height, so these lots suit small boats. Don't pay a big-boat premium for a lot that can't take one.

How Imperial Point compares with the city
Fort Lauderdale's single-family homes average $586,503 and three-bedroom homes $647,275 across the city, so Imperial Point offers a single-family house for less than the city's typical figures. The city's lower third of homes tops out near $303,820, and Imperial Point sits above that tier, in the middle of the market.
On Zillow's Fort Lauderdale list, the neighborhoods priced closest are:
- Melrose Manors: $416,517, down 1.5% over the year, up 23.8% over five years.
- Middle River Terrace: $425,110, down 5.5%, up 19.4%.
- Riverland: $392,642, up 0.6%, up 27.6%.
- South Middle River: $392,659, down 3.1%, up 27.6%.
Coral Ridge Country Club, also in the northeast part of the city, averages $611,465, about $198,700 more. Imperial Point has held up better over the year than several of its price peers, though its five-year gain is in the middle of the pack.
What to check on a 1960s house
Houses built in the 1960s need a thorough inspection, and insurers usually require two specific reports:
- 4-point inspection: roof, electrical, plumbing and HVAC. Original cast-iron drain lines, galvanized supply pipes and some older electrical panels can make a house hard to insure until they're replaced.
- Wind mitigation inspection: roof shape, roof-to-wall connections, roof deck attachment and window and door protection. Upgrades here can lower premiums.
Add a sewer line camera scope, since root intrusion and cracked cast iron are common in houses this age. Ask for permits on past renovations, particularly roof replacements, window upgrades, additions and enclosed garages. Unpermitted work can delay a sale or an insurance policy.
Renovated or original: pricing the difference
Because the houses started out so similar, most of the price spread in Imperial Point comes from condition. An original house with a 15-year-old roof, jalousie or single-pane windows and the first kitchen will sell well below one with a new roof, impact windows, updated plumbing and a redone interior. When you compare a renovated house with an original one, price the work honestly: a roof, impact windows and doors, a new air conditioning system and repiping can together run well into six figures before any cosmetic work.
Also look at what the renovation covered. A new kitchen and floors over original plumbing and wiring still leaves the house looking old to an insurer. The 4-point report shows which systems were updated, so ask for it early, before you settle on a number.
Flood zone, canals and insurance
Flood risk varies within Imperial Point. Canal-front homes and low streets are more likely to sit in high-risk FEMA zones, where a lender will require flood insurance. Look up the zone for the lot, ask for the elevation certificate and get a flood quote even if coverage is optional.
For canal homes, inspect the seawall and confirm that docks and lifts were permitted. For any house, ask your insurance agent for a quote early in the inspection period, with the roof age and wind mitigation report in hand. On a house insured for $400,000, a 2% hurricane deductible is $8,000 and a 5% deductible is $20,000.
Property tax and homestead
Your tax bill resets after purchase, based on the new assessed value. A seller who has owned for many years with homestead may pay far less than you will, so ignore their bill when you budget. If you'll live there full time, apply for homestead: up to $51,411 off assessed value in 2026, plus the 3% or CPI cap on increases. Amendment 3 on the November 3, 2026 ballot could change homestead and non-homestead rules, and needs 60% to pass.
Who Imperial Point works for
Imperial Point works for buyers who want a single-family house in Fort Lauderdale city limits at a price below the city average, with a hospital, shopping and the beach close by. It works less well for buyers who want new construction, a large boat at the back door or a walkable downtown setting. If you'd like to see renovated and original Imperial Point houses side by side, a shortlist is an easy way to start.
