Over $1 million: Rio Vista, Birch Park Finger Streets, Coral Ridge
- Rio Vista: about $2,015,117, up 5.8% in a year and 49.2% in five
- Birch Park Finger Sts.: about $1,602,079, up 16.5% and 36.5%
- Coral Ridge: about $1,131,350, up 4.3% and 40.5%
These three posted the largest one-year gains on Zillow's list while most of the city slipped. Rio Vista sits along the New River just south of downtown, with many canal and riverfront lots. Coral Ridge is a large neighborhood north of Sunrise Boulevard with canal streets reaching toward the Intracoastal. At this level, water frontage, dock depth and bridge clearance set the price as much as the house does.
$550,000 to $800,000: the close-in single-family band

- Lake Ridge: about $677,455, down 1.5%, up 30.7% over five years
- Poinsettia Heights: about $672,970, up 2.3% and 27.5%

- Harbour Isles: about $634,044, up 1.1% and 15.0%
- Coral Ridge Country Club: about $611,465, down 0.4%, up 25.0%
- Downtown: about $608,798, up 2.2% and 24.8%
- Croissant Park: about $580,920, down 0.6%, up 26.9%
- River Oaks: about $574,206, down 1.2%, up 27.3%
- Tarpon River: about $559,370, up 1.3% and 30.8%
- Central Beach Alliance: about $552,764, down 0.4%, up 9.8%
- Riverside Park: about $547,944, down 3.4%, up 15.8%
Victoria Park, just east of downtown and close to Las Olas, is the priciest in this group and has kept rising. Knoll Ridge has the strongest five-year gain here. The Central Beach figure, up only 9.8% over five years, mostly reflects condo stock near the beach, where older buildings face inspection and reserve costs that weigh on prices.

- Imperial Point: about $412,800, down 0.2%, up 22.8%
- Washington Park: about $400,492, down 0.6%, up 28.5%
Galt Mile is the line of beachfront high-rise condos along A1A north of the central beach, so its figure is a condo price. Sailboat Bend is a historic district on the New River west of downtown. Flagler Heights is the one neighborhood on the list with a five-year decline, and its 14.0% one-year drop is the steepest in the city. If you shop there, pull the last year of closed sales for the exact building or street.
Under $400,000: the entry points
Twelve neighborhoods have typical values under $400,000: Golden Heights about $393,080, South Middle River about $392,659, Riverland about $392,642, Roosevelt Gardens about $387,483, Rock Island about $377,538, Lauderdale Manors about $375,022, Dorsey-Riverbend about $363,405, Lake Aire Palm View about $354,691, Boulevard Gardens about $354,174, Harbordale about $340,782, Durrs about $336,500, and Lofts of Palm Aire Village about $382,455.
Several of these have posted the strongest five-year growth in the city. Durrs is up 52.9% over five years and Lake Aire Palm View is up 43.2%. One-year numbers are mostly slightly negative. For a first-time buyer, this band is where a detached house in Fort Lauderdale is still possible, though many homes will be older and need updates.
When I look at listings in this band with a buyer, the first filter is the roof and the second is the flood zone. A house priced $30,000 under its neighbors often has an old roof or sits lower on the street, and both show up later as insurance cost. Check the year of the last roof permit and the elevation certificate before you compare prices.
Reading the trend: a flat city with pockets of movement
Citywide, all homes are down 0.6% over the year and up 22.8% over five, with condos down 1.5% and single-family homes up 0.1%. Most neighborhoods track that pattern within a few points. The ones that stand out are the waterfront and near-beach estates rising, and condo-heavy areas such as Flagler Heights and Central Beach lagging. Read together, the numbers suggest house-heavy areas have held value better than condo-heavy ones over this stretch.
Census puts the median year built at 1973, so in most of these neighborhoods you're buying an older house. Price in a 4-point inspection, wind mitigation, the roof, the drain lines and the FEMA flood zone for each address. Two houses on the same street can differ a lot in flood exposure because of lot elevation.
Choosing between neighborhoods
Start with whether you want to be on the water, near the beach, close to downtown, or simply want the most house for the money. Then compare total monthly cost, since flood insurance and an older roof can change the math between two similar prices. Tell me your budget, the bedroom count and how you'll use the home, and I'll send a shortlist of neighborhoods and current listings that match.
