New Construction Homes in Pompano Beach

A built-out city where new homes come one lot or one block at a time

Pompano Beach has very little raw land left, so most new construction homes here are infill: rebuilt single-family lots, small townhouse projects and new condo buildings, measured against a typical existing single-family home of $445,858 on Zillow's home value index. With a median year built of 1974 in Census data, a brand-new Pompano Beach home competes with a resale stock that is mostly 50 years old, and that age gap is what you are paying for.

Where new homes actually get built in Pompano Beach

Census data shows 49.6% of Pompano Beach housing units sit in buildings with 10 or more units and only 29.0% are detached single-family homes. That tells you what new construction looks like here. You will mostly see three things:

Large master-planned subdivisions with model centers are rare inside the city limits. Buyers who want that format in Broward usually look west, and Weston, at a typical $718,627 for all homes, shows what that tends to cost.

New build versus a 1970s resale: the price math

The typical Pompano Beach single-family home is $445,858, down 0.8% over the past year, and a three-bedroom sits around $438,841. A new infill house will normally list above those figures because the land alone is expensive this close to the coast. Upper-third homes in the city start around $652,221, which is where many new single-family builds land.

The fair comparison is a new house against an older one plus what the older one will need. On a 1970s Pompano house I price in a roof, windows or shutters, electrical panel, plumbing and the insurance premium that comes with an older roof. A new house carries none of that for years, and that difference is the real premium you are weighing, rather than the gap in list price alone.

Insurance and flood on a new Pompano Beach build

A home built under the current Florida Building Code usually insures for less than an older one: newer roof, impact-rated openings and documented wind resistance all count. Ask the builder for the wind mitigation form at closing and send it to your insurance agent. For any address east of US 1 or near the Intracoastal, look up the FEMA flood zone and the finished floor elevation. A new house built higher than its neighbors can quote very differently from the 1970s home next door. Get a written insurance quote during your inspection or deposit period rather than after.

Contracts, deposits and the small-builder difference

Infill builders in Pompano Beach are often small companies, and their contracts vary more than the national builders' forms. Before you sign, check:

For a new condo building, Florida gives buyers 15 days to cancel after signing or receiving the required documents, and deposits up to 10% of the price must be held in escrow.

Inspections on a brand-new Pompano Beach house

A city building inspector checks code compliance, which is a minimum standard. Hire your own home inspector at two points: before drywall goes up, when framing, roof straps, plumbing and wiring are still visible, and again before closing for a full walkthrough. On a small infill project, ask the builder in writing for access at both stages, since some spec houses are sold nearly finished and the pre-drywall stage has already passed. In that case, ask for photos taken during framing and the permit inspection history from the city. Make your final walkthrough list specific and get the builder to sign it before you close, because leverage drops once the money moves.

Builder incentives and who represents you

Pompano Beach is a market where the one-year trend is slightly negative, so builders with finished inventory are more willing to pay closing costs or cut price. Incentives tied to a preferred lender are common; you can always use your own lender, but you may give up part of the incentive. Compare the full loan estimate, not only the rate. The builder's sales representative works for the builder, and bringing your own agent usually costs you nothing because the builder pays that commission. When I review a builder contract for a client, the first pages I read are the deposit, delay and warranty clauses.

Property taxes on a newly built Pompano Beach home

Florida assesses property based on its condition on January 1. If your new home is finished in the middle of the year, the first tax bill may reflect mostly land value, and the next bill jumps once the full house is assessed. Budget for the higher number. File for homestead if the home becomes your permanent residence; in 2026 that is up to $51,411 off assessed value, and the Save Our Homes cap then limits yearly increases. If it is a second home, there is no exemption and the non-school cap is 10%. A shortlist of current new and nearly new listings in your price band is the easiest way to see what Pompano actually offers this month.

Pompano Beach: questions and answers

Are there new construction homes in Pompano Beach?

Yes, but mostly as infill: single-family rebuilds, townhouse projects and new condo buildings. Large new subdivisions are uncommon because the city is largely built out.

Is new construction worth it compared with an older Pompano Beach house?

It depends on what the older house needs. Most Pompano homes date from around the 1970s, so a resale may need a roof, windows and system updates that a new build avoids. Compare total cost, including insurance.

Do I need my own agent to buy from a builder in Pompano Beach?

You are not required to have one, but the builder's representative works for the builder. Your own agent can review the contract, deposit terms and warranty, and the builder normally pays that commission.

Can I cancel a new condo purchase in Pompano Beach?

Florida law gives buyers of new-construction condos 15 days to cancel after signing or receiving the required documents. This isn't legal advice, so have the contract reviewed.
