- Cypress Cove: about $244,540, down 6.3%, up 10.2%
Values this low in Pompano almost always mean condos, co-ops or small villas. Census shows 49.6% of the city's housing units are in buildings with 10 or more units, and only 29.0% are detached single-family homes. Palm Aire, a golf-course area with large condo complexes, has the weakest numbers on the list: down 7.7% over the year and only 8.0% over five years. Leisureville is a community long associated with retirees, so check whether age rules apply before you shop there.
Loch Lomond and Avondale are the outliers, rising about 5% while the rest of this band fell. In any of these areas, ask whether the property is a condo or a co-op. Co-ops are harder to finance and often require larger down payments and board approval.

Most of these moved within a couple of points of zero over the past year. The five-year numbers separate them more: Pine Tree Park, Collier City, Blanche Ely and Old Collier all gained around 35% or more. Avalon Harbor and Snug Harbor have grown less and dropped more recently, which may give buyers more room on price.

The Beach neighborhood sits on the barrier island east of the Intracoastal around the pier, and its typical value is mostly condos, which is why it's lower than some single-family areas inland. At the top of the list, Pompano's highest values follow water access. On any canal lot, inspect the seawall and dock and ask about bridge clearance if you plan to keep a boat.
How Pompano's trend compares
Citywide, all homes are down 1.3% over the year and up 21.6% over five, with condos down 4.5% to about $245,906 and single-family homes down 0.8% to about $445,858. Condo-heavy neighborhoods have done worst, while house-heavy and waterfront areas have held flat or edged up. That fits what I see across coastal Broward: older condo buildings face higher fees and reserve costs under Florida's post-2022 condo rules, and buyers are pricing that in.
Census puts the median year built at 1974. Most Pompano homes are 50 years old or more, so budget for a roof, windows and older plumbing, and get a 4-point and wind mitigation inspection before you commit.
Costs that change by neighborhood
Flood risk is the big variable. Areas near the Intracoastal, the canals and the beach are more likely to sit in FEMA A or V zones, where lenders require flood insurance. Check the zone and elevation certificate for each address. Insurance on an older house with an old roof can also cost far more than on a renovated house a few streets away.
Broward custom puts the owner's title policy on the buyer. Your property tax bill resets to the purchase price after closing; if Pompano will be your permanent home, homestead reduces the assessed value by up to $51,411 in 2026. Census counts 13.3% of Pompano units as seasonal homes, which is common in the beach and condo neighborhoods.
Pompano or the cities around it
Deerfield Beach to the north, at about $271,903 on the all-homes index, is cheaper and similarly condo-heavy. Fort Lauderdale to the south, about $509,743, costs more. Coral Springs at about $521,975 offers newer suburban single-family homes inland. Tell me your budget, how close to the water you want to be, and whether you need a house or can live with a condo, and I'll send a shortlist of Pompano neighborhoods and current listings that fit.
