Under $600,000: Sandalfoot Cove to Holiday City
Six neighborhoods have typical values under $600,000. These figures blend condos, townhomes and houses, so a lower number often means a larger share of attached homes.
- Sandalfoot Cove: about $353,763, down 0.9% in a year and up 18.9% over five
- Boca Raton Hills: about $451,785, up 2.0% and 21.2%
- Boca Pointe: about $520,197, up 0.9% and 20.6%
- Boca Chase: about $525,661, up 3.1% and 31.3%
- Boca West: about $540,178, up 22.9% and 127.2%
- Holiday City: about $576,314, up 2.8% and 28.6%
Boca West stands out. It's a large country club community west of the city, and its index has more than doubled in five years. Buyers there should price the club membership and any capital contribution alongside the home. Sandalfoot Cove and Boca Pointe have moved the least, which can mean more room to negotiate.
This band is where first-time buyers and downsizers overlap. A budget near $450,000 will usually buy a townhome or villa rather than a detached house, and some complexes in the western part of this band carry age rules or club requirements. Before you fall for a floor plan, ask three things: is there a mandatory membership, what does the HOA cover, and is a special assessment pending. Those answers can move the real monthly cost by hundreds of dollars between two homes listed at the same price.
$700,000 to $1.1 million: the established middle
Eight of the neighborhoods in Zillow's list fall in this band, and they are where many families end up when they want a single-family home with a yard.
- Hidden Valley: about $747,144, up 7.0% in a year, 40.5% in five
- Mission Bay: about $760,228, up 5.6% and 42.4%
- Boca Raton Square: about $791,061, up 7.6% and 32.4%
- Boca Woods: about $850,263, up 15.9% and 98.0%
- Royal Oak Hills: about $907,779, up 8.3% and 38.3%
- Stonebridge: about $998,421, up 12.5% and 88.1%
- University Park: about $1,095,389, up 18.1% and 108.9%
- Boca Falls: about $1,096,216, up 6.9% and 41.0%
Two patterns show up. Boca Woods, Stonebridge and University Park have nearly doubled or more in five years and are still rising in double digits. Hidden Valley, Mission Bay and Boca Raton Square have grown at a steadier pace closer to the citywide 31.8%. Fast past growth tells you demand has been strong. It does not tell you what comes next.

$1.3 million and up: downtown, club and waterfront Boca
- Downtown: about $1,322,707, up 4.9% and 33.2%
- Boca Grove Plantation: about $1,705,604, up 17.7% and 111.9%
- Woodfield: about $2,196,027, up 19.8% and 91.6%

- Royal Palm: about $7,204,258, up 11.1% and 52.8%
Downtown Boca is the walkable core around Mizner Park, and its housing is largely condos and townhomes, which explains a lower typical value than the gated club communities. Woodfield Country Club and Boca Grove are private club communities in west Boca where club fees are part of ownership. Royal Palm Yacht and Country Club in east Boca is built around deep-water canals, which is why its typical value is in a league of its own.
How to read these neighborhood numbers
Zillow's neighborhood index is a typical value for all homes in the area. In a neighborhood with a mix of condos and estates, the figure can hide a wide range. Use it to decide where to look, then compare actual closed sales on the street.
For context, the citywide typical value for all homes is $580,267, with condos near $285,174 and single-family homes near $766,524. A neighborhood sitting well below the citywide single-family number usually has more attached homes, older houses or smaller lots. Census puts Boca's median year built at 1983, so in many established neighborhoods you'll be buying a house that is 40 years old or more. Budget for roof, windows and systems.
Costs that differ by neighborhood
Two homes at the same price can cost very different amounts to own. In club communities, the membership can be mandatory and the initiation fee can be large. In older east Boca streets, there may be no HOA at all, but insurance on an older roof can be expensive. Waterfront homes need a seawall and dock check and often carry higher flood insurance. Ask for the FEMA flood zone for each address, the HOA or club budget, and an insurance quote before you choose between neighborhoods.
Your property tax bill also resets to the purchase price after closing. If Boca is your permanent home, homestead lowers the assessed value by up to $51,411 in 2026 and caps yearly increases.
Matching a neighborhood to how you live
Buyers who want to walk to restaurants and shops usually start downtown and accept condo living. Families after more space with a yard tend to land in the $700,000 to $1.1 million band. Golfers compare club communities on total yearly cost rather than home price. If you tell me your budget, the bedroom count and whether a club fee is a plus or a dealbreaker, I'll send a shortlist of two or three neighborhoods with current listings that fit.
