Buying a House in Delray Beach

A small supply of houses, a big jump at four bedrooms, and the checks that protect you

A typical single-family house in Delray Beach is worth about $588,597 on Zillow's home value index, up 4.6% over the last year. Houses are the scarce product here: Census data shows only 34.0% of the city's homes are single-family detached, so detached homes have held value while condos lost ground.

The three-to-four bedroom price jump

Bedroom count matters more in Delray than in most South Florida cities. Zillow's typical 3-bedroom sits near $599,794. The typical 4-bedroom is about $1,205,361, roughly double. A 5-bedroom-plus home runs about $2,238,527.

That jump says less about the extra room and more about location. Many 4- and 5-bedroom homes are newer builds or rebuilt lots east of I-95, close to Atlantic Avenue, the downtown and the beach, while a lot of 3-bedroom stock is 1970s to 1990s housing in planned communities further west.

When a client tells me they need four bedrooms on a $700,000 budget, I usually show two paths: a 3-bedroom with a den in Delray, or a true 4-bedroom in a neighboring city.

Is now a good time to buy a Delray house

The data points in one direction for houses and another for condos. Delray single-family values rose 4.6% over the past year, and the all-homes index is up 19.5% over five years. Detached homes are a minority of the housing stock, and buyers who want a yard near the coast compete for a limited number of them.

That doesn't mean every house is priced right. The lower third of Delray's market sits around $142,567 and the upper third starts near $1,003,712, and those ranges include condos. Among houses, the gap between a dated 1980s home with an old roof and a renovated one on the same street can be large, and insurance cost often explains much of it.

About 11.7% of Delray's housing units are seasonal by Census count, and many house sellers are second-home owners who are not in a hurry, so price cuts come slowly, but they do come after a home sits through a season. I tell buyers to watch days on market more than list price: a house that has been listed for months is usually where the negotiating room is.

How Delray compares with Boynton, Boca and Lake Worth Beach

These are all-homes values, which mix condos and houses, so treat them as a rough guide to where your budget stretches further:

Delray's own all-homes figure, about $345,071, looks low only because so many of its units are inexpensive condos.

Roof age, wind mitigation and the 4-point

The median Delray home was built in 1983. For a house of that era, insurance is often the line that decides the deal. Insurers look at roof age and type first, then electrical panel, plumbing and water heater age.

Order all three early in the inspection period and get an actual insurance quote before the period ends. If no carrier will write the house, Citizens Property Insurance is the state-backed insurer of last resort, but rates and terms vary.

Flood zones east of I-95

Homes near the Intracoastal and the canals east of Federal Highway sit closer to sea level. Look up the FEMA flood zone for the exact address. In A and V zones, a lender will require flood insurance, which is a separate policy through the NFIP or a private carrier.

Ask the seller for an elevation certificate if one exists, and ask about any past water intrusion. A house a few feet higher can carry a meaningfully lower flood premium, even on the same street.

HOA rules in Delray's planned communities

Most single-family homes west of I-95 sit inside an HOA. Fees cover different things in different communities: some include lawn care, cable, a guard gate or a clubhouse, others cover only common areas. A few areas also carry CDD charges on the tax bill. Read the rules on fences, roofs, paint colors and parking before you commit, and check whether the community is age-restricted, since several large Delray developments are.

Cash to close and the property tax reset

On a $588,597 house with 20% down, the down payment is about $117,719. On the $470,878 loan, Florida's note stamp tax at $0.35 per $100 adds about $1,648, and the intangible tax at 0.2% adds about $942. Deed stamps of $0.70 per $100 (about $4,120 here) are usually paid by the seller in Palm Beach County. Add title, lender fees, prepaid insurance and escrow.

Plan your tax bill on the purchase price. After a sale the assessed value resets to market value, so the seller's current bill is not yours. If the house becomes your permanent residence, file for homestead, worth up to $51,411 off assessed value in 2026, which also caps future assessment increases at 3% or CPI. This isn't legal or tax advice; confirm the numbers with the Palm Beach County Property Appraiser.

Common questions

Is it a good time to buy a house in Delray Beach?

House values are still rising: about 4.6% over the past year, per Zillow, while condos fell. That means less room to negotiate on detached homes than on condos. Buy based on what you can carry, including insurance.

How much does a 3-bedroom house cost in Delray Beach?

Zillow puts the typical 3-bedroom at about $599,794. Location east or west of I-95 and the age of the house move the price a lot within the city.

Who pays closing costs in Delray Beach?

Sellers usually pay deed stamps. Buyers usually pay note stamps and intangible tax on the mortgage, lender fees and their own insurance. Title policy custom in Palm Beach County can be negotiated, so read the contract.

What is cheaper than Delray Beach nearby?

On Zillow all-homes values, Greenacres (about $280,329) and Boynton Beach (about $404,476) are typical lower-priced options, though housing types differ.
