55+ Communities in Boca Raton
How age-restricted living works in Boca, from big condo villages to gated single-family
Census data shows 24.6% of Boca Raton residents are 65 or older, and the city's median age is 46.0, so 55+ housing is a large, established part of this market. Most of it is condo or villa stock in older complexes priced well below Boca's typical condo value of $285,174, with a smaller group of newer single-family communities at much higher prices.

What makes a Boca community legally 55+
A community can turn away younger buyers only if it qualifies under the federal Housing for Older Persons Act. The test: at least 80% of occupied units must have at least one resident aged 55 or older, the community must publish and follow policies showing that intent, and it must verify ages. Many Boca complexes also set their own stricter rules, such as no permanent residents under a certain age or limits on how long grandchildren can stay.
Read the declaration and the rules before you write an offer. Some communities that market to retirees are age-targeted only, which means anyone can buy. That matters to you as a resident, and it matters when you sell, because an age-restricted community has a smaller pool of buyers.

Large condo villages: Century Village and similar complexes
Century Village at Boca Raton, in the unincorporated area west of the city, is the best-known example of the large 55+ condo village: many separate condo associations inside one community with a shared clubhouse and activities. Nearby, Kings Point in Delray Beach and Century Village East in Deerfield Beach follow a similar model. These villages were built decades ago, which is why their prices sit at the low end of the market.
The low price comes with homework. Each building inside a village is its own association with its own budget, reserves and inspection schedule. Buildings three or more stories tall fall under Florida's milestone inspection rules, and every condo association must fund a Structural Integrity Reserve Study. A unit in a well-funded building and an identical unit next door with an assessment coming can be very different purchases.
- Ask for the association budget and the master community fee separately
- Ask whether the building has an elevator and when it was last replaced
- Check for pending or approved special assessments

Villas, townhomes and newer single-family 55+
The other end of the 55+ market is gated single-family and villa communities, many of them west of Boca and farther north toward Boynton Beach and Delray Beach. These offer a private yard or patio, a clubhouse, fitness center, pools and organized activities, with an HOA that handles lawn and exterior work.
Prices here follow Boca's house market. A typical three-bedroom anywhere in the city is about $644,995, and the single-family index rose 6.8% in the past year. Expect the HOA to include a meaningful amenity and staffing share, and ask whether the community has a capital contribution at purchase.
Monthly costs retirees should budget
For a Boca 55+ condo, the monthly fee usually covers the building insurance, reserves, water, cable in some cases, grounds and the recreation facilities. Fees have risen across Florida since the 2022 condo law changes, because associations can no longer skip structural reserves for budgets adopted on or after December 31, 2024. A low purchase price paired with a fast-rising fee is the most common surprise I see buyers miss in older complexes.
Golf communities add another layer. Some require a club membership with an initiation fee and annual dues, and some offer social memberships at a lower price. Get the exact figures in writing for the membership level you want. If you plan to keep a car and drive to a course instead, a community without mandatory golf can save a lot each year.
Your own insurance is the third piece. A condo owner carries an HO-6 policy for the interior, and in older buildings some insurers ask about the age of the unit's water heater, plumbing and electrical panel before they quote. Villa and single-family owners need a full homeowners policy, a wind mitigation report and, for older roofs, a 4-point inspection. Price the policy during the inspection period so the monthly total is real.
Homestead and taxes for retirees moving to Boca
If Boca becomes your permanent residence, file for homestead with the Palm Beach County property appraiser. It can reduce the assessed value by up to $51,411 in 2026 and caps future assessment increases at 3% or CPI, whichever is lower. Florida also has no state income tax, which matters for pension and retirement account withdrawals. Part-year owners who keep a primary home elsewhere don't qualify, and Census counts 9.5% of Boca units as seasonal homes, so many 55+ buyers fall into that group.
Canadian retirees can usually stay up to about six months a year as visitors, but the IRS substantial presence test uses a weighted 183-day formula and may require Form 8840. Provincial health coverage rules also limit time away. Confirm both with a cross-border tax advisor. This isn't legal or tax advice.
Picking the right 55+ setting for you
Start with three decisions: condo or villa, mandatory golf or not, and full-time or seasonal. Then set a ceiling on monthly fees, since that number is harder to change than the price. With condos citywide averaging $285,174 and one-bedrooms near $117,837, you have room to choose the building with the best paperwork rather than the lowest price. Tell me how you want to spend a typical week and I'll put together a shortlist of 55+ communities that match.
Boca Raton: questions and answers
What are the cheapest 55+ communities in Boca Raton?
The lowest prices are usually in the large, older condo villages west of the city, such as Century Village at Boca Raton. Check each building's fees, reserves and any special assessment before deciding a unit is cheap.
Can my adult children or grandchildren live with me in a Boca 55+ community?
Usually only as guests within limits the community sets. Each association writes its own rules on visit length and residents under 55. Read them before you buy.
Can a non-retiree buy in a 55+ community?
Federal law requires at least 80% of occupied units to have a resident 55 or older, so some communities allow a limited number of younger owners. Many Boca associations set stricter rules. Ask the association directly.
Are there 55+ single-family homes in Boca Raton?
Yes, mostly in gated communities west of the city and farther north near Delray Beach and Boynton Beach. They cost far more than condo villages and carry an HOA with amenity fees.
