Selling a House in Boca Raton
Houses at a record, condos still below their peak: how to price a Boca Raton sale
A typical Boca Raton home is worth about $580,267 on Zillow's home value index, up 4.9% in a year and within about 1% of the March 2024 high. Single-family houses are doing better than that average, at a record $766,524, while condos are still roughly 12.5% under their 2023 peak, so the right list price depends heavily on which kind of property you own.

Two markets under one zip code
Boca Raton's housing stock is split almost evenly. Census data shows 42.5% of homes are in buildings with 10 or more units and 41.7% are detached single-family houses. Those two halves have moved in opposite directions since 2023.
- Single-family: $766,524, up 6.8% over 12 months and 38.6% over five years. The index set a new high in September 2026.
- Condos: $285,174, up 1.3% over 12 months. The peak was $326,049 in September 2023, and the low point came in December 2025 at about $278,420.
- All homes: $580,267, about $7,000 under the March 2024 high of $587,429.
If you own a house, recent comparable sales are your friend: buyers are paying more than they did a year ago. If you own a condo, the last 12 months look like a floor forming, but comparables from 2023 will overstate what a buyer pays today. I price condos here off the last six months of closed sales in the same building or the same age bracket, and I ignore anything older.

Which price bands are carrying the city
Zillow splits Boca Raton values by bedroom count, and the gaps are wide: about $294,724 for a 2-bedroom, $644,995 for a 3-bedroom, $1,010,108 for a 4-bedroom and $2,394,022 for 5 or more. The lower third of the market tops out near $266,193 and the upper third starts around $1,405,526. Those brackets tell you who your buyer is. Below $300,000 you are mostly selling a 1- or 2-bedroom condo to a retiree, a seasonal buyer or a first-time buyer; above $1 million you are selling a house to someone who often has cash or a large down payment.
The neighborhood numbers show where the strength is concentrated. Over the past year Zillow shows Boca West up 22.9%, Woodfield up 19.8%, University Park up 18.1%, Boca Grove Plantation up 17.7% and Boca Woods up 15.9%. Slower areas include Sandalfoot Cove at -0.9%, Boca Pointe at 0.9% and Boca Raton Hills at 2.0%. Several of these Zillow areas, Boca West and Sandalfoot Cove among them, sit outside city limits in unincorporated Palm Beach County with Boca Raton mailing addresses. Make sure your comparables come from your actual community, since a buyer's appraiser will use them.

Getting a Boca condo sold under the newer condo laws
The 2022 condo safety law and the changes after it touch every condo resale in a city where the median home was built in 1983. Buyers and their lenders now ask about the milestone inspection for buildings of three or more stories, the Structural Integrity Reserve Study, whether reserves are fully funded, and whether a special assessment is pending or likely. A building with a finished milestone inspection, a funded SIRS and no open assessment can sell close to the condo index. A building with an unanswered question usually sells at a discount, or to a cash buyer, because some lenders will not approve it.
Before listing, request the association's most recent budget, the SIRS, the milestone report if one is required, the insurance declarations and any board minutes that discuss assessments. Your buyer gets a short cancellation window after receiving association documents, so a buyer who reads bad news on day five can walk. Ordering the estoppel certificate early also helps; Florida caps its fee, and the contract usually assigns that cost to the seller.
Insurance paperwork that helps a Boca house sell
For single-family buyers, the first question after the showing is often the insurance quote. Carriers look at roof age, the wind mitigation report (roof-to-wall connections, opening protection, roof shape) and, for older homes, a 4-point inspection covering roof, electrical, plumbing and HVAC. If your roof is near the end of its life, buyers will price in a replacement, and some will not be able to insure the house at all with their chosen carrier.
Having a current wind mitigation report, the roof permit date and any impact window or shutter permits ready before you list lets a buyer get a real quote during the inspection period. Check your FEMA flood zone as well. Since October 1, 2025, Florida sellers must give a written flood disclosure covering known flood damage during ownership, flood insurance claims and federal flood assistance. That sits alongside the older duty to disclose known defects that affect value and aren't easy to see.
What a Boca Raton sale costs and what you keep
The largest fixed cost is the deed doc stamp tax, $0.70 per $100 of price, which the seller customarily pays. On a sale at the city's typical $580,267 that is about $4,060; at the single-family typical value of $766,524 it is roughly $5,370. In Palm Beach County the seller customarily pays for the buyer's owner's title policy, though the contract can change that. Property taxes are billed in arrears, so you credit the buyer for this year's taxes up to the closing day.
Brokerage fees are negotiable, and since August 2024 buyer-agent compensation is not advertised on the MLS. You decide whether to offer it, or a concession, as part of your pricing strategy.
On taxes, Florida has no state income tax. The federal exclusion shelters up to $250,000 of gain, or $500,000 for a married couple filing jointly, on a main home you owned and lived in for two of the last five years. With Boca house values up 38.6% in five years and nearly tripled since 2012, long-time owners can exceed that cap, so talk to a CPA before you sign. If you are moving to another Florida homestead, portability can carry up to $500,000 of your Save Our Homes benefit to a home bought within three years. This isn't legal or tax advice.
Common questions
What is my home worth in Boca Raton?
Zillow puts the typical Boca Raton home at $580,267, a single-family house at $766,524 and a condo at $285,174. Your number depends on bedrooms, building or neighborhood, roof age and condition. A comparative market analysis built on the last few months of closed sales nearby is the accurate way to get it.
Are Boca Raton home values going up or down?
Up for houses, roughly flat for condos. The single-family index rose 6.8% in 12 months to a new high, while condos rose 1.3% and remain about 12.5% under their September 2023 peak.
Do I have to pay the buyer's agent when I sell in Boca Raton?
No rule requires it. Since the August 2024 NAR settlement, sellers decide whether to offer buyer-agent compensation or a concession, and the amount is negotiable. Many sellers still consider it because it can widen the pool of buyers.
How much are closing costs for a seller in Palm Beach County?
Expect the deed doc stamps at $0.70 per $100 of price, the owner's title policy by local custom, your share of prorated property taxes, any estoppel fee for a condo or HOA, and whatever brokerage fees you agree to. The net proceeds table on this page lays out a typical sale.
