Selling a House in Sarasota
Resale homes in Sarasota compete with builders, older condos and a buyer pool that knows prices peaked in 2022
A typical Sarasota home is worth about $410,998 on Zillow's home value index, down 1.5% over the past year and up 12.2% over five years. Values topped out in September 2022 near $476,623, so the city now sits roughly 13.8% below that peak, and pricing to current sales is the main job for any seller.

Four years of adjustment in the numbers
Sarasota's run-up ended earlier than in many Florida cities. The all-homes index peaked in late 2022, single-family homes peaked in December 2023 and both have eased since. Houses are now around $443,015, down 1.4% in a year and about 12.8% under their high. Condos are at $263,924, down 5.2% in a year and roughly 25% below their 2022 peak of $350,653.
Many owners still carry a 2022 number in their head. Buyers carry the current one, and their lenders' appraisers use closed sales from the last few months. The gap between those two numbers is the most common reason a Sarasota listing sits.
A listing that starts high and cuts twice usually ends up below the price it would have reached if listed correctly on day one. Price reductions show on every portal, and buyers read a long days-on-market count as room to negotiate. I would rather set a number a buyer's appraiser can support from the first showing, then hold firm on terms.

Neighborhoods with momentum and those still sliding
The Zillow neighborhood figures point to where buyers are still competing:
- Gaining: Arlington Park ($493,858, +2.9% in a year), Miakka ($842,588, +2.8%), Whitfield ($430,488, +2.2%), Poinsettia Park ($300,098, +2.2%), Central Cocoanut ($352,702, +1.9%) and Southgate ($440,678, +0.8%).
- Declining: Park East ($138,947, -9.7%), Village Gardens ($177,667, -8.0%), The Meadows ($289,685, -7.7%), Mockingbird Parish ($842,664, -6.0%), Hammocks ($896,852, -4.0%) and Downtown ($919,232, -3.5%).
There is no simple cheap-versus-expensive pattern here. Downtown, with its condo towers, has softened, while established single-family streets close to the city center, such as Arlington Park and Southgate, held or gained. The weakest numbers sit in the lowest-priced Zillow areas, where values under $180,000 point to a large share of older condos and manufactured homes.

Seller costs on a $411,000 sale in Sarasota
| Sale price (typical home value) | $411,000 |
| Deed doc stamps ($0.70 per $100) | −$2,877 |
| Owner's title policy | usually paid by the buyer here |
| Settlement, lien search and recording (estimate) | −$1,200 |
| Before commission and mortgage payoff | $406,923 |
Commissions are negotiable and not included; neither are prorated property taxes, HOA or condo estoppel fees, repairs or your mortgage payoff. Who pays the owner's title policy follows county custom and your contract. For your exact numbers use the closing cost calculator.
Competing with new construction east and south of the city
Sarasota County and neighboring Manatee have some of the busiest new-home building in Florida, in large master-planned areas such as Lakewood Ranch and Wellen Park. Builders often offer rate buydowns, closing cost help and upgrade packages. A resale buyer compares your house with a new one carrying a full warranty and a new roof.
How resale sellers compete:
- Location. City homes are closer to downtown, the bay and the keys. Make the drive times part of the listing.
- No CDD. Many new communities carry CDD assessments on the tax bill. If your home has none, say so.
- Concessions you can match. A seller credit toward the buyer's rate buydown or closing costs can make your payment comparable to a builder's offer while keeping your price intact.
- Condition proof. Roof age, a wind mitigation report and a pre-listing inspection close some of the gap with a new build.
Older homes, condos and the post-Milton buyer
Hurricane Milton made landfall near Siesta Key in October 2024, weeks after Helene's surge. Sarasota buyers now ask early about flood zone, elevation, past water intrusion and insurance cost. Florida's flood disclosure, required since October 1, 2025, covers known flood damage, flood claims and federal flood aid during your ownership. The broader duty to disclose known, material and hidden defects still applies to everything else.
The city's median home was built in 1976, so most houses need a 4-point inspection for insurance, and older roofs, electrical panels and plumbing get scrutiny. Condo sellers face a second layer: buildings of three stories or more go through milestone inspections, associations must fund structural reserves that owners can no longer waive, and special assessments are common. Buyers can cancel during the review period after reading the association documents, so assemble the budget, reserve study, inspection reports and recent board minutes before you list.
Census data shows 3.9% of Sarasota homes are mobile homes and 29.2% of residents are 65 or older. Manufactured homes in land-lease parks sell under different rules, with park approval of the buyer and lot rent disclosed up front.
Price points and what you net
Typical values by bedrooms: $174,363 for one, $295,584 for two, $440,109 for three, $700,324 for four and $1,051,723 for five or more. The lower third of the market is around $259,907, and the upper third begins near $786,980. Nearby, North Port ($303,227) and Venice ($380,378) cost less, while Osprey ($661,421), Siesta Key ($828,780) and Longboat Key ($951,300) cost more.
Costs: deed doc stamps at $0.70 per $100, about $2,877 on a typical sale, customarily paid by the seller. Sarasota County is one of the few where the buyer customarily pays for the owner's title policy, so check what your contract says. You will also credit the buyer for property taxes from January 1 to closing, since the bill comes in November. Commission is negotiable, and since the August 2024 settlement, buyer-agent pay is a separate decision you make with the buyer.
Federal tax: a primary home lived in two of the last five years can shelter $250,000 of gain, or $500,000 for joint filers, and Florida has no income tax of its own. Moving to another Florida homestead within three years lets you carry up to $500,000 of Save Our Homes savings. This isn't legal or tax advice; check the numbers with a CPA. A valuation of your home against the last 90 days of nearby sales is the right starting point.
Quick answers
What is my house worth in Sarasota?
Zillow's index puts the typical Sarasota home at $410,998 and single-family homes at $443,015. A three-bedroom averages about $440,109. Exact value depends on location, flood zone, roof age and recent nearby sales.
Are home prices dropping in Sarasota?
Slowly. The index is down 1.5% in a year and about 14% below the September 2022 peak. Condos are weaker, down 5.2% in a year.
How do I compete with new construction when selling in Sarasota?
Price to resale comps, highlight location and the absence of a CDD, have roof and wind mitigation documents ready, and consider a seller credit the buyer can use for a rate buydown.
Do I have to disclose hurricane damage when selling in Sarasota?
Yes, if it materially affects value and is not obvious, and Florida's flood disclosure specifically asks about known flood damage, flood insurance claims and federal flood assistance during your ownership.
