Buying a Condo in Venice
A seasonal condo market with softer prices, and what part-year owners need to check
The typical condo in Venice, Florida is worth about $246,225 on Zillow's home value index, down 6.2% over the past year. Census data counts 22.5% of Venice homes as seasonal, so a large share of condo buyers and sellers here are part-year owners, and the questions that matter for them differ from a full-time buyer's.

Venice condo prices after a soft year
Zillow's typical 1-bedroom in Venice is about $180,976 and the typical 2-bedroom about $287,105. The typical single-family home is about $414,954, so a condo costs roughly 60% of a house here, a smaller discount than in many South Florida cities.
The city's all-homes value is up only 3.4% over five years, a small gain for a period that included strong price growth in much of Florida, and condos fell faster than houses in the last year. Condo values have been pressured by higher association fees for reserves and insurance.
For buyers, that means more units to choose from and sellers who will negotiate, especially in summer when few buyers are in town. A unit that didn't sell during the winter season often has the most room on price.

Where Venice condos sit and what they cost to run
Venice condos range from Gulf-side mid-rises on the island near downtown and the beaches, to garden-style complexes and golf-community villas east along US-41 and toward I-75. Census data shows 23.6% of Venice homes are in buildings of 10 or more units, and the median home was built in 1986.
The island and beachside buildings cost more and carry more flood and wind exposure. Inland complexes are cheaper to buy and often cheaper to insure. Golf-community condos may include a club membership or require one.
When I compare condos for a seasonal buyer, I add up the yearly cost of ownership: association fee, HO-6 insurance, property tax and any assessment. A unit you use four or five months a year needs to make sense on a full twelve months of carrying cost.

Property taxes for snowbirds and second-home owners
If Venice won't be your permanent residence, you won't qualify for Florida's homestead exemption. Your taxes are based on full assessed value, which resets to market value when you buy. Increases on non-school levies are capped at 10% a year, but there is no 3% Save Our Homes cap.
A full-time Florida resident on the same unit could take up to $51,411 off assessed value in 2026 and limit future increases to 3% or CPI. Over several years, that gap adds up. Some buyers plan to move to Florida full-time later; you can apply for homestead once the unit becomes your permanent residence and you meet the requirements.
Amendment 3, on the November 3, 2026 ballot, proposes changes to both homestead and non-homestead rules and needs 60% to pass. The result was not known at writing.
Canadian buyers: days, forms and health coverage
Many Venice condo buyers are Canadian. Canadians can generally visit the U.S. for up to about six months a year. The 182-day figure is a CBP practice, not a guarantee. Separately, the IRS substantial presence test uses a weighted 183-day formula over three years; many Canadians who spend winters in Florida file Form 8840 to claim a closer connection to Canada.
Provincial health coverage has its own rules on time out of province, and those vary. Confirm days, tax filing and coverage with a cross-border tax advisor before you commit to a long-season pattern. This isn't legal or tax advice.
Building checks before you sign
- Milestone inspection: required for condo buildings three or more habitable stories tall by December 31 of the year they turn 30 (or 25 if local officials require it), then every 10 years. Many Venice mid-rises from the 1980s and 1990s are already in that window.
- Structural Integrity Reserve Study: due every 10 years. For budgets adopted on or after December 31, 2024, owners can't waive or reduce those reserves, so underfunded buildings must raise fees or assess.
- Insurance: ask for the master policy's wind deductible. Florida hurricane deductibles are 2%, 5% or 10% of coverage and apply once per calendar year.
- Age rules: many Venice associations are 55+. Check before you get attached to a unit.
- Seven-day review: on a resale condo, you can cancel within 7 days (excluding weekends and legal holidays) after receiving the association documents.
If you're financing, ask your lender to review the building early. Low reserves, unresolved repairs or litigation can make a condo non-warrantable.
Leaving a Venice condo empty for the summer
Most seasonal owners close up the unit from spring to fall, which is also hurricane season. Ask the association what it requires: shutter installation or impact windows, who is allowed to enter the unit, and whether water must be shut off while you are away. Many associations require a local contact or a home-watch service.
Set the air conditioning to control humidity, and have someone check the unit after storms and at regular intervals. Your HO-6 policy may have conditions on vacancy and water shutoff, so read it.
If you want Venice condo options compared on full yearly cost and building condition, a shortlist is the natural next step.
Venice versus nearby condo markets
On Zillow's all-homes values, Englewood (about $323,601) is a lower-priced coastal alternative to the south. Nokomis (about $497,641) sits just north. Siesta Key (about $828,780) and Longboat Key (about $951,300) are much higher, reflecting their barrier-island locations. Venice sits between, with a downtown, beaches and a large retiree community at a lower price than the keys.
Questions buyers ask
Should I buy a condo in Venice, FL now?
Prices are softer: the typical condo is down about 6.2% in a year per Zillow, and sellers are more flexible, especially off-season. The building's reserves and insurance cost matter more than timing.
Can Canadians buy a condo in Venice, Florida?
Yes. No U.S. residency is needed to buy. Buying doesn't grant a visa, and time-in-U.S. and tax rules still apply, so talk to a cross-border tax advisor.
Do snowbirds pay higher property taxes in Venice?
Second-home owners don't get the homestead exemption or the 3% cap, so their taxes are generally higher than a full-time resident's on the same unit. Non-school increases are capped at 10% a year.
Are most Venice condos 55+?
Many are, especially in older complexes and golf communities, but not all. Check each association's declaration and rules before making an offer.
