55+ Communities in North Port

A newer, mostly single-family city where retirees choose between gated new builds and resale houses

North Port is a single-family town for retirees: Census data shows 81.0% of homes are detached houses with a median build year of 2005, and Zillow's typical 3-bedroom is about $307,679. Prices have barely moved in five years (up 3.2%), so buyers here are shopping in a calmer market than most of the Gulf coast.

Gated 55+ villages, age-targeted builds and ordinary streets

Retirees in North Port end up in one of three settings. Some buy in gated communities with legal age restrictions. Others buy in newer age-targeted neighborhoods, where single-story plans and clubhouses attract older buyers but anyone can purchase. A large group simply buys a regular house on a city street.

The legal line is the Housing for Older Persons Act: at least 80% of occupied homes need one resident 55 or older, and the community must publish age rules and verify ages. Communities change their status over time, and marketing language like active adult does not by itself mean age-restricted. Get the declaration and ask the HOA to confirm in writing.

Much of the new building activity is in Wellen Park, a master-planned community on the city's west side, along with smaller builder neighborhoods elsewhere. Ask each builder whether a given neighborhood is age-restricted or only marketed to retirees.

What North Port prices look like by size

Zillow's home value index puts the typical North Port home at about $303,227, down 2.5% over the past year. By bedrooms, a 2-bedroom is about $204,404, a 3-bedroom about $307,679 and a 4-bedroom about $367,619. The spread between the lower third (under about $235,035) and the upper third (above about $388,827) is narrow, which reflects how similar much of the housing stock is.

Condos are a small part of the market. Census data shows only 3.4% of homes are in buildings of 10 or more units. The typical condo is about $187,406, down 7.3% in a year.

For comparison, Venice's typical home is about $380,378, Englewood about $323,601 and Sarasota about $410,998. North Port often wins on price per square foot. Venice and Sarasota offer more established downtowns and closer beaches.

Flood history and insurance in North Port

Hurricane Ian in 2022 brought serious flooding to parts of North Port, especially near rivers and low areas. That history shows up in insurance pricing and in how buyers should approach the inspection period.

Flood insurance is separate from a homeowner's policy and is required by lenders in high-risk A and V zones. Even outside those zones, many North Port owners buy it. Ask each insurer what the hurricane deductible would be in dollars, since it is set as a percentage of the dwelling limit and applies once per calendar year. On a $300,000 dwelling limit, a 5% deductible means the first $15,000 of storm damage is yours.

Buying new from a builder in North Port

New construction in North Port's master-planned areas often includes a Community Development District. The CDD assessment shows up on your property tax bill as a separate line, usually with a debt part that ends when the bonds are paid and an operations part that continues. Add it to the HOA fee before comparing new against resale.

Builders tend to advertise incentives that only apply with their preferred lender. You can use any lender, so price the deal both ways. Hire an independent inspector for a pre-drywall visit and a final walk-through, even on a new home with a 1-2-10 warranty. And register your own agent on the first visit to the model; the sales rep works for the builder.

New homes built to current code usually insure for less than older houses, which partly offsets a higher price.

Resale homes from the 2000s

Many North Port houses were built in the 2000s on single-family lots. By now, original roofs, water heaters and air conditioning systems on those homes are near or past their expected life. Insurers care most about the roof, and a home with an older roof may need replacement to get a reasonable premium.

Ask the seller for permit dates on the roof and HVAC, and check whether the home is on city water and sewer or on a well and septic system. Septic inspections are inexpensive compared with the cost of a failing system. Ask too whether the street has had sewer or water expansion assessments, which some Florida cities levy as neighborhoods convert. A pool home also needs a pool inspection and a look at the screen enclosure.

Homestead and the North Port retiree profile

Census data shows a median age of 49.3 in North Port, with 27.7% of residents 65 or older and 7.5% of homes seasonal. Most retirees here are full-time residents, which means homestead. In 2026 it removes up to $51,411 from assessed value and caps future increases at 3% or inflation. The assessment resets to market value after you buy, so estimate your tax from your purchase price.

Seasonal owners and Canadians who keep a primary home elsewhere get no exemption and a 10% cap on non-school levies. If you want North Port homes filtered by roof age, flood zone and total monthly cost, a shortlist does that work up front.

What buyers ask me

Are there gated 55+ communities in North Port FL?

Yes, along with age-targeted neighborhoods that have no legal age limit. Confirm the age rule in the community documents before you buy.

Did North Port flood during Hurricane Ian?

Parts of the city did. Check the FEMA zone, the home's storm history and insurance quotes for the specific address during the inspection period.

Is North Port cheaper than Venice for retirees?

On Zillow's citywide numbers, yes: about $303,227 for North Port against about $380,378 for Venice.

Do new homes in North Port have CDD fees?

Many in master-planned communities do. The CDD appears on your property tax bill, so ask for the exact amount for your lot.
