Buying a House in Sarasota
A three-bedroom runs about $440,000. The fourth bedroom costs another $260,000.
A typical single-family house in Sarasota is worth about $443,015 on Zillow's home value index, down 1.4% over the past year and up 12.2% over five years across all home types. For a buyer, that means prices have flattened after the run-up, and the bigger swings in your total cost now come from the roof, the flood zone, the insurance quote and the property tax reset.

Price by bedroom count, and the jump at four
Zillow's bedroom data for Sarasota shows a steady climb until three bedrooms and then a steep step. A two-bedroom is about $295,584, a three-bedroom about $440,109, and a four-bedroom about $700,324. The fourth bedroom adds roughly $260,000, which is more than the step from two to three.
That step reflects what four-bedroom homes in Sarasota tend to be: newer construction, bigger lots, pools, or locations closer to the water. If you need four bedrooms on a three-bedroom budget, the realistic options are an older three-bedroom with a den or a move a few miles out. The lower third of the market tops out around $259,907 and the upper third starts near $786,980, so the middle band where most house buyers shop is wide.

Where the same money goes further: Venice, North Port, Englewood
Sarasota is not the most expensive place in the county, and it is not the cheapest. Using Zillow's typical all-homes values:
- North Port: about $303,227, the lowest in the group and mostly newer single-family construction.
- Englewood: about $323,601.
- Venice: about $380,378.
- Nokomis: about $497,641.
- Osprey: about $661,421.
- Siesta Key: about $828,780, and Longboat Key about $951,300 on the barrier islands.
The trade is drive time and location. A buyer who works in Sarasota or wants to be near downtown pays for that. A buyer who mainly wants a newer house with a garage and a yard often finds it for $100,000 or more less in North Port, with a longer trip up I-75.
Newer subdivisions in any of these towns can carry an HOA fee, and some master-planned areas add a Community Development District (CDD) assessment that appears on the property tax bill. The CDD charge can be sizable, and it is easy to miss on a listing. Ask for the exact HOA and CDD figures for the lot before you compare a new North Port house with an older Sarasota one.

Older houses: roof age, 4-point and wind mitigation
Census data puts the median year built for Sarasota housing at 1976. Plenty of houses on the market are 40 to 50 years old, and insurers look at them closely. Before you commit, get:
- A 4-point inspection. It covers roof, electrical, plumbing and HVAC, and insurers often require it for older homes. Old electrical panels or aging supply lines can mean a declined policy until they are replaced.
- A wind mitigation inspection. Roof-to-wall attachment, roof shape, and impact windows or shutters can lower the wind portion of your premium meaningfully.
- The roof's age and permit history. Many insurers balk at older shingle roofs. A newer roof is worth real money in negotiation.
I usually tell buyers to treat the insurance quote as part of the inspection, not something to sort out the week before closing.
Flood zone and elevation are address-level questions
Sarasota has bay frontage, canals and low-lying streets, and flood risk changes block by block. Look up the FEMA flood zone for the exact property. If it sits in an A or V zone, your lender will require flood insurance, which is a separate policy from homeowners (NFIP or private). An elevation certificate, if the seller has one, helps the flood quote.
Outside a high-risk zone, flood coverage is optional but often inexpensive, and I'd still get a quote. Also ask the seller directly whether the house has ever taken on water, and check the seller's disclosure. Hurricane deductibles are a percentage of your dwelling coverage, usually 2%, 5% or 10%, and apply once per calendar year.
Property taxes after you buy: homestead and the reset
The seller's current tax bill is a poor guide to yours. In Florida, the assessed value resets to market value after a sale. A seller who has owned and claimed homestead for 15 years may be paying tax on a value far below what you are paying.
If the house becomes your permanent Florida residence, homestead takes up to $51,411 off the assessed value in 2026, and Save Our Homes then caps yearly increases in your assessment at 3% or CPI, whichever is lower. Second-home buyers, including Canadians who are not permanent residents, get no homestead exemption and a 10% cap on non-school levies. Amendment 3, on the November 3, 2026 ballot, would change some of these rules; the result was unknown when this was written.
Cash to close on a typical Sarasota house
On a $443,015 purchase with 20% down, the down payment is about $88,600 and the loan about $354,400. The buyer usually pays the state's note stamps ($0.35 per $100 of the loan, about $1,240) and intangible tax (0.2% of the mortgage, about $709), plus lender fees, title charges, prepaid insurance and an escrow cushion. The deed stamps ($0.70 per $100 of price) are usually the seller's. The table on this page shows a fuller breakdown. This isn't legal or tax advice, so confirm the numbers with your lender and closing agent.
If you want to compare a few houses on total monthly cost (mortgage, tax at the reset value, insurance and flood), a shortlist is the easiest way to see them side by side.
Quick answers
Is it a good time to buy a house in Sarasota?
I don't forecast prices. What Zillow shows is that typical single-family values are down 1.4% over the past year after rising over five years, so buyers have more room to negotiate than in 2021 and 2022. Your own timing depends on rates, insurance quotes and how long you plan to stay.
How much does it cost to buy a home in Sarasota?
The typical house value is about $443,015. On top of the down payment, plan for note stamps, intangible tax, title, lender fees and prepaid insurance. With a mortgage, the state taxes alone come to about $1,950 on a typical loan.
Is North Port cheaper than Sarasota?
Yes, on Zillow's data North Port's typical home value is about $303,227 versus $410,998 for all home types in Sarasota. The trade-off is distance from Sarasota's downtown and beaches.
Why is my insurance quote so high on an older Sarasota house?
Roof age, old electrical or plumbing, and lack of wind protection drive premiums. A 4-point inspection and a wind mitigation report show the insurer what the house actually has, and upgrades like a new roof or shutters can lower the quote.
