Buying a House in Venice
Prices have eased, and the main choice is an established home or a new build
A typical single-family house in Venice, Florida is worth about $414,954 on Zillow's home value index, down 2.3% over the past year. With the all-homes index up only 3.4% over five years, Venice is a buyer-friendly market right now, and the bigger decision for most buyers is between an older resale home and new construction east of town.

Is it a good time to buy a house in Venice
The numbers favor buyers more than they did a few years ago. Single-family values slipped over the past year, and five-year growth for all homes is small. Sellers who bought at the peak have less room to cut, but many long-time owners have plenty of equity and price to sell.
I can't tell you where prices go next, and nobody can. What the data shows is a market where you can negotiate on price, ask for repairs or credits after the inspection, and take time to compare. A house that has been listed through the winter season without selling is usually where the most flexibility is.
Seasonal homes make up 22.5% of the Venice housing stock in Census figures. Many sellers are second-home owners who list in the fall and want to close by spring, so the widest choice of houses tends to appear between October and March, while summer brings fewer listings and fewer competing buyers.

Resale homes: roof, windows and the 4-point
The median Venice home was built in 1986. Houses from that era can be well built and well kept, but insurers will look hard at the roof, the electrical panel, the plumbing and the water heater.
- 4-point inspection: usually required for older homes. It covers roof, electrical, plumbing and HVAC, and a failing item can delay or block a policy.
- Wind mitigation inspection: documents roof shape, roof-to-wall connections and window protection. Impact windows or approved shutters can reduce the wind premium.
- Full home inspection: separate, and still worth it on a house that has been flipped or staged.
Get a real insurance quote before your inspection period ends. If private carriers decline, Citizens Property Insurance is the state's insurer of last resort.
New construction: CDDs, HOAs and builder contracts
Newer master-planned communities near Venice offer new homes with current code, impact windows and builder warranties. They come with costs a resale buyer might not see:
- CDD (Community Development District): a special taxing district that funds roads, water and amenities. It shows up as a separate line on the property tax bill, and part of it may be a debt payment that runs for many years.
- HOA fees: often cover the clubhouse, pools, landscaping and gates. Some include lawn care for villas.
- Builder contracts: written for the builder. Read deposit terms, completion dates and what happens if the build is delayed. Have your own inspector check the house before closing, even when it's brand new.
Compare a new build and a resale on total yearly cost: price, CDD, HOA, insurance and taxes. New homes often insure for less, which can offset some of the CDD.
Flood zone on the island and near the creeks
Homes on Venice Island, along the Intracoastal and near local creeks sit lower than inland subdivisions. Look up the FEMA flood zone for the address. In A and V zones, a mortgage lender will require flood insurance, a separate policy through the NFIP or a private carrier. Ask for an elevation certificate and the house's claim history. Florida hurricane deductibles are 2%, 5% or 10% of dwelling coverage and apply once per calendar year.
Cheaper and pricier areas around Venice
Using Zillow's all-homes values, North Port (about $303,227) and Englewood (about $323,601) are lower-priced options to the east and south. Sarasota (about $410,998) is close to Venice overall. Nokomis (about $497,641) and Osprey (about $661,421) to the north cost more. Buyers priced out of Osprey often find similar housing in Venice for less, and buyers who need four bedrooms on a tight budget often look at North Port. Commute and shopping patterns matter too: Venice has its own downtown, hospital and beaches, while North Port is more spread out and newer.
Closing costs and your property tax
On a $414,954 house with 20% down, the down payment is about $82,991. On a $331,963 loan, note stamps at $0.35 per $100 come to about $1,162, and the intangible tax at 0.2% about $664. Deed stamps of $0.70 per $100, about $2,905, are typically the seller's cost in Sarasota County.
Your assessment resets to market value after you buy. If the house is your permanent residence, file for homestead to take up to $51,411 off assessed value in 2026 and cap future increases at 3% or CPI. This isn't legal or tax advice. A shortlist that splits resale and new construction side by side is a good first step.
