Where Englewood is and how it is set up
Englewood is an unincorporated community on Lemon Bay, straddling the line between Sarasota County and Charlotte County. That matters more than people expect: the county you buy in decides your property appraiser, tax rates, permitting office and building rules. Two houses a mile apart can have different tax bills and different permit processes.
Lemon Bay, part of the Intracoastal Waterway, separates the mainland from Manasota Key, the barrier island with Englewood Beach and Gulf frontage. Stump Pass Beach State Park sits at the south end of the key. On the mainland, the older town center runs along Dearborn Street, and State Road 776 is the main road through town. For flights, Sarasota Bradenton International and Punta Gorda Airport are the two options, each a drive away.

What the price data says
Englewood is one of the few Florida markets in the data where five-year change is negative. Single-family homes run about $337,357 and fell 2.9% last year; condos are about $231,691 and fell 4.4%. For a buyer, that means longer listing times, more price reductions and more room to negotiate on inspection items.
Bedrooms move the price sharply:
- 1 bedroom: about $156,328
- 2 bedrooms: about $252,853
- 3 bedrooms: about $400,056
- 4 bedrooms: about $606,663
The jump from 2 to 3 bedrooms is close to $147,000, partly because many 2-bedroom homes are condos, villas and manufactured homes while larger homes include canal and bayfront houses. The lower third of the market tops out near $205,186, the upper third starts around $571,333.

The housing stock: low-rise, older and mixed
Census shows 57.4% single-family detached, 23.6% mobile or manufactured homes and only 3.5% of units in buildings with ten or more. The median year built is 1982. In practical terms, Englewood is low-rise: houses, villas, small condo complexes, and a large number of manufactured-home parks and subdivisions. High-rise condo living is mostly found elsewhere on this coast.
The 1982 median means many homes predate the post-Andrew building code. Expect 4-point inspections, questions about roof age, older electrical panels, galvanized or polybutylene plumbing in some houses, and slab-on-grade construction at low elevations. Manufactured homes built before mid-1994 carry older wind standards and can be hard to insure.
Who lives in Englewood
Englewood has one of the oldest populations in Florida. The median age is 68.5 and 60.1% of residents are 65 or older. Seasonal homes make up 21.1% of housing, so a fifth of the houses are second homes, many used in winter. Census counts about 20,091 residents.
Expect the town to feel different by season: busier roads, restaurants and beaches from January through April, quieter in summer. If you are a working-age buyer with kids, you will be in the minority. If you are retiring, you will have plenty of company.
The age profile also shapes the market. Many sellers are long-time owners moving closer to family or into assisted living, and some sales are estate sales. Those houses can be well kept but dated, priced to sell, and sold as-is. As-is in Florida still lets you inspect and walk away during the inspection period, so use it.
Storms, flooding and insurance
This stretch of coast took serious damage in the 2022 and 2024 hurricane seasons, including storm surge on Manasota Key and low-lying mainland areas. Ask any seller directly whether the house flooded, what was repaired, whether permits were pulled, and whether the house was substantially damaged. A substantially damaged home in a flood zone may have to be elevated or brought up to current flood rules when rebuilt.
Before your inspection period ends, get the FEMA flood zone, an elevation certificate, a homeowners quote and a separate flood quote. On Manasota Key and along Lemon Bay, many addresses fall in A or V zones, where a mortgage lender will make flood coverage a condition of the loan. Hurricane deductibles are set as a percentage of the dwelling limit and apply once per calendar year. If a quote comes back from Citizens Property Insurance, the state-backed insurer of last resort, that tells you the private market is thin for that house.
Pros and cons, from a buyer's side
- Pro: Gulf Coast access at prices below Sarasota, Venice, Nokomis and Osprey.
- Pro: a soft market where buyers have negotiating room.
- Pro: low-rise, small-town layout with bay and beach access.
- Con: older housing stock with more inspection and insurance problems.
- Con: real surge and flood exposure in low areas.
- Con: a two-county split that complicates taxes and permits.
- Con: limited local jobs; many services and specialists are in Venice, Sarasota or Port Charlotte.
Taxes and what newcomers miss
Florida has no state income tax. Full-time residents can claim homestead, worth up to $51,411 off assessed value in 2026, with Save Our Homes capping later increases at 3% or CPI. Many Englewood sellers have owned for years and pay taxes on a capped value; your bill resets to market value after you buy. Seasonal owners get no homestead.
The most common newcomer mistake I see here is buying on price per square foot without pricing the insurance and flood policy first. The second is assuming a manufactured home includes its land. Tell me your budget and how close to the water you want to be, and the shortlist will filter out the houses that only look cheap.
What buyers ask me
Is Englewood, FL a good place to live?
For retirees and seasonal buyers who want a quiet, low-rise town on the Gulf at lower prices than Sarasota or Venice, yes. Working-age families will find fewer jobs and services, and the older housing and flood exposure need careful checking.
Are home prices dropping in Englewood, FL?
Zillow's index shows typical values down 2.8% over the past year and 2.5% over five years. Condos fell 4.4% last year.
Is Englewood in Sarasota or Charlotte County?
Both. The community straddles the county line, so check which county a property is in for taxes, permits and the property appraiser.
Is Englewood cheaper than Venice?
Yes, on average. The typical Englewood home is about $323,601, compared with about $380,378 in Venice.
