Is Englewood a Good Place to Retire?

A town built around retirees, with lower prices than Sarasota and real storm exposure

Englewood is a good place to retire for buyers who want a quiet Gulf Coast town where most neighbors are retired: Census data shows 60.1% of residents are 65 or older and the median age is 68.5. Prices are lower than Sarasota or Venice, with condos around $231,691, but older homes and flood exposure mean you have to buy carefully.

The straight answer, with the trade-offs

Englewood works best for retirees who value a low-rise, small-town pace, water nearby, and a lower purchase price than the cities to the north. It works less well for retirees who want a big-city cultural calendar, frequent specialist visits close to home, or a home with minimal storm risk.

Prices are soft. Zillow's home value index shows the typical Englewood home at about $323,601, down 2.8% over the past year and 2.5% over five years. For someone buying with sale proceeds from another state, a declining market is a better place to buy than a rising one, as long as the specific house holds up to inspection and insurance.

A town where retirees are the majority

With 60.1% of residents 65 or older and a median age of 68.5, Englewood is one of the most retiree-heavy communities in Florida. Seasonal homes make up 21.1% of housing, so a large share of your neighbors may be winter residents who leave in spring.

That has practical effects. Clubs, churches, golf, boating and volunteer groups are organized around retired schedules. Winter brings traffic and full restaurants; summer is quiet. If you are moving alone, a community with year-round neighbors may matter more than the view, so ask how many owners in a complex or street live there full time.

What retirees usually buy, and what it costs

From Zillow's numbers:

Many retirees here buy a 2-bedroom villa, condo or manufactured home and keep the rest of their sale proceeds invested. Census shows 23.6% of Englewood housing is manufactured, and only 3.5% of units are in buildings with ten or more. For comparison, the typical home is about $303,227 in North Port, $380,378 in Venice and $410,998 in Sarasota.

Healthcare access

HCA Florida Englewood Hospital, formerly Englewood Community Hospital, is in town. For broader specialist care, retirees here also use hospitals and practices in Venice, Sarasota and Port Charlotte, which means a drive. If you have a chronic condition, map your actual doctors and the time to reach them before you choose a street.

Medicare plans are county-based, and Englewood straddles Sarasota and Charlotte counties. Plan networks can differ between the two, so check your plan against the address you are buying.

55+ options and fees on a fixed income

Englewood has age-restricted communities and plenty of buildings and parks with mostly older residents but no formal age rule. A legally 55+ community under the Housing for Older Persons Act must have at least 80% of occupied units with a resident 55 or older.

Fees are where fixed incomes get squeezed:

Ask for the last two years of fee increases, not only the current amount.

Homestead and the 3% cap for retirees

If Englewood becomes your permanent residence, file for homestead with the property appraiser in your county. In 2026 it can reduce assessed value by up to $51,411, and Save Our Homes caps annual assessment increases at 3% or CPI, whichever is lower. Over a long retirement, that cap does more to stabilize your tax bill than the exemption itself. Some local governments add a further exemption for lower-income seniors; ask the appraiser's office whether one applies at your address. Winter-only residents who keep their primary home elsewhere get no homestead and pay on a 10% non-school cap.

Who Englewood fits, and who should look elsewhere

It fits retirees who want to be near the water without paying Sarasota or Longboat Key prices, who are comfortable driving to specialists, who like boating, fishing and beach walks, and who are willing to manage storm preparation each summer. It also fits couples who want to spend winters in Florida and return north for summer, since a fifth of the housing is already used that way.

It is a weaker fit for retirees who no longer drive or plan to stop soon, since the town is spread out and transit is limited; for those who need frequent specialist care; and for anyone on a tight fixed income who cannot absorb a jump in insurance premiums, lot rent or a condo special assessment.

Storm preparation for retirees

Englewood sits on a low coast, and storm surge reached parts of it in recent seasons. Retirees should plan for the parts of a storm that are hardest on older residents: evacuation, power loss in summer heat and medication access. Before buying:

Hurricane deductibles of 2% to 10% of dwelling coverage are paid out of pocket, so keep that amount in cash. If you share your budget and how close to the water you want to live, a shortlist of Englewood homes is the next step.
