Is Bonita Springs a Good Place to Retire?

A retiree-heavy Gulf town where the monthly fees decide the budget more than the price

Bonita Springs is a good place to retire for people who want the Gulf, golf and a mostly retired community, and 44.2% of its residents are 65 or older, according to Census data. It is not cheap: Zillow's index puts a typical two-bedroom home at $355,111, and club dues and insurance often add more to the budget than the mortgage.

A town built around retirees and winter residents

The median age in Bonita Springs is 62.1, among the older profiles on the Southwest Florida coast. Of about 55,904 residents, nearly half are 65 or older. Another 29.8% of homes are classed as seasonal, meaning many owners spend only the winter here.

For a full-time retiree, that has two sides. In season you have a full calendar, busy clubhouses and plenty of people at your stage of life. From May to October, many communities quiet down, some restaurants cut hours, and you may find yourself one of a few households on the street. Ask how many owners in a given community stay year-round before you buy.

What the homes retirees buy cost

Zillow's index gives a clear picture of the price levels most retirees shop:

Across all homes, values are up 15.9% over five years and down 2.1% in the last year, so buyers have more choice and more negotiating room than a few years ago. The jump from a two-bedroom to a three-bedroom is large here, because three-bedroom homes are often single-family houses in gated golf communities, while many two-bedrooms are condos and villas. For many retirees the two-bedroom villa or condo is the sweet spot on price and upkeep.

For a lower budget, Fort Myers at $304,566 and Cape Coral at $334,660 are nearby; Estero, next door, is similar at $486,132.

Golf communities, 55+ options and fixed-income math

Much of Bonita's retiree housing sits inside gated communities, many with golf. Some are formally 55+ under the federal 80% rule, but most are open to all ages and simply attract retirees. Manufactured-home communities, 11.7% of local housing, are the low-cost end, some age-qualified and some on leased land.

On a fixed income, build the monthly budget before you fall for a house:

Ask each community for three years of budgets. Steady increases in dues are normal; sudden jumps signal deferred work or insurance shocks.

Healthcare access

Bonita has doctors' offices, urgent care and outpatient centers, but the large full-service hospitals are a drive away, north in the Fort Myers and Estero area and south in Naples. For most residents that means 15 to 30 minutes, longer in winter traffic. If you have a condition that needs frequent specialist visits, choose a home with easy I-75 access and drive the route at a busy hour before you commit.

Condo, villa or house: which fits retirement here

Bonita gives retirees three realistic housing choices, and each one trades money against effort differently.

Many couples start in a house and move to a villa or condo ten years later. Buying the low-maintenance option first can save a second move.

Homestead, the 3% cap and storm planning

Florida has no state income tax, which helps retirees living on pensions and investment withdrawals. If Bonita becomes your permanent home, homestead takes up to $51,411 off assessed value in 2026, and Save Our Homes caps yearly increases at 3% or CPI. A seasonal owner who keeps a home state elsewhere gets no exemption, and assessment increases on non-school levies are capped at 10%. After any sale the assessment resets to market value. Amendment 3, on the ballot for Nov 3, 2026, may alter parts of this system for Bonita retirees. This isn't legal or tax advice.

Hurricane Ian in 2022 flooded low areas near the beach and Estero Bay. Retirees should plan for evacuation, since much of the coastal strip is in an evacuation zone, and for the hurricane deductible, which is a percentage of dwelling coverage and applies once per calendar year. A home with a newer roof, impact windows or shutters and a higher elevation reduces both risk and premium.

Who Bonita suits and who it doesn't

It suits retirees who want a Gulf beach nearby, golf and club life, newer homes, and neighbors at the same stage, and who can absorb higher fees and insurance. It works well for couples who split the year, because so many owners do the same.

It is a weaker fit if your budget is tight, if you want to walk to shops and doctors, or if you want a lively town in August. Cape Coral or Fort Myers stretch a budget further, and inland Florida towns cut insurance costs. Give me your budget and how you plan to spend the year, and I will put together a shortlist that shows full monthly costs for each home.
