55+ Communities in Bonita Springs
A city where almost half the residents are already 65 or older
Bonita Springs is one of the oldest cities in Southwest Florida by Census numbers: 44.2% of residents are 65 or older and the median age is 62.1. That means a buyer looking for 55+ living has three real paths here, a formally age-restricted community, a manufactured-home park, or a condo or villa complex that is not restricted but is full of retirees anyway.

What the 55+ label legally means in Bonita Springs
A community can only advertise and enforce a 55+ rule if it qualifies under the federal Housing for Older Persons Act. The key test is that at least 80% of occupied units have at least one resident aged 55 or older, backed by written policies and regular age verification. The remaining 20% lets an association admit a younger spouse, a caregiver or an heir, but each community decides how it uses that margin.
Plenty of Bonita Springs condo buildings and gated villa neighborhoods feel like 55+ communities without being one. If you specifically want the age restriction, for example to keep a quiet pool area or because you think it supports resale, ask the association for its HOPA policy and its most recent age survey.

Manufactured-home communities: land lease vs owned lot
Census data shows 11.7% of Bonita Springs homes are mobile or manufactured homes, a high share for a city with a $502,544 typical home value. Many of these are in age-restricted parks, and they are the lowest-cost route into the city. The structure of ownership matters more than the home itself:
- Land-lease parks. You buy the home and pay a monthly lot fee to the park owner. Florida's Mobile Home Act (Chapter 723) requires the park to give you a prospectus that explains how and when lot fees can rise. Read it before you sign.
- Resident-owned communities. Residents own the land collectively through a co-op or HOA. You buy a share or membership along with the home, and fees go toward shared costs.
- Owned lots. You own both the home and the land, as with any house, with an HOA where one exists.
Financing manufactured homes is narrower than for houses, especially on leased land, and insurance depends heavily on the year the home was built and how it is tied down. Homes built to the 1994 HUD wind standards are much easier to insure than older units.

Bonita Springs prices for downsizers
Zillow's typical condo in Bonita Springs is $386,539, down 3.9% in a year, and the typical single-family house is $582,066, down 1.8%. A two-bedroom home, which is what most retirees target here, is valued at about $355,111, while a three-bedroom jumps to around $589,777. Prices are up 15.9% over five years overall.
The spread is wide. The lower third of the market starts near $307,218 and the upper third begins around $1,028,930, where you get into Gulf-access and golf-course homes. For comparison, Estero next door is $486,132, while Fort Myers at $304,566 and Cape Coral at $334,660 are much cheaper for buyers willing to drive farther north.
Fees: HOA, condo dues, club memberships and CDDs
Retirees often underestimate how much fixed cost sits on top of the purchase price in Southwest Florida. Before you choose a Bonita Springs community, get these numbers in writing:
- Monthly or quarterly HOA or condo dues, and what they include (cable, water, lawn, building insurance)
- Whether a golf or social membership is mandatory, and its annual cost
- Any CDD assessment on the Lee County tax bill
- Pending or recent special assessments, especially in condo buildings working through Florida's newer reserve and inspection rules
- For land-lease parks, the current lot fee and the last three years of increases
Condo buildings of three or more habitable stories must complete milestone inspections and a Structural Integrity Reserve Study, and reserves for those items can no longer be waived. In some older Bonita buildings that has meant higher dues or assessments. You have seven days after receiving the association documents to cancel a resale condo contract, so use those days to read the budget.
Seasonal living and taxes for retirees
Almost 30% of Bonita Springs homes (29.8%) are seasonal, so many 55+ buyers are snowbirds who keep a primary home elsewhere. That choice has a tax cost. Only a permanent Florida resident can claim homestead, worth up to $51,411 off assessed value in 2026, plus the 3% Save Our Homes cap. Seasonal owners pay on a higher assessed value and face a 10% annual cap on non-school levies instead.
Florida has no state income tax, which is a big reason retirees make Bonita their legal residence. Canadians should look at the US substantial presence test and Form 8840 with a cross-border tax advisor before planning long stays. This isn't legal or tax advice, only the questions to raise.
Storms, flood zones and insurance on the Gulf side
Bonita Springs sits on the Gulf side of Lee County, crossed by the Imperial River, and parts of the city flooded in recent hurricanes. Check the FEMA zone and elevation certificate for any home you like, and get insurance quotes for wind and flood during the inspection period. For condos, ask what the master policy covers and what the hurricane deductible is, because an assessment after a storm can land on every owner.
If you tell me which of the three paths fits you, restricted community, manufactured home or retiree-heavy condo, I can narrow Bonita Springs to a shortlist that matches your budget and fee ceiling.
Bonita Springs: questions and answers
Are there 55+ communities in Bonita Springs, FL?
Yes. Most are manufactured-home communities and older villa or condo complexes, alongside many neighborhoods that are not formally restricted but mostly house retirees. Census data shows 44.2% of residents are 65 or older.
How much does a home in a Bonita Springs 55+ community cost?
It depends on type. Manufactured homes in land-lease parks are the lowest-cost option, the typical condo is about $386,539 and the typical single-family house is about $582,066 per Zillow.

You own the home but rent the land under it, paying a monthly lot fee to the park owner. In Florida, the park must provide a prospectus explaining how fees can change.

Usually yes. The federal rule only requires one resident aged 55 or older in at least 80% of occupied units, and most associations allow younger spouses. Check the community's own age policy.
