A Gulf town between Fort Myers and Naples that fills up in winter and empties out in summer

Bonita Springs is a good place to live if you want Gulf beaches, newer homes and a quieter base between Fort Myers and Naples, and Zillow's home value index puts the typical home at $502,544. It is also one of the more seasonal towns on this coast: Census data classes 29.8% of its homes as seasonal, and that shapes traffic, neighbors and prices.

Where Bonita Springs sits and how people get around

Bonita Springs is at the southern tip of Lee County, bordering Collier County and the Naples area to the south and Estero to the north. Interstate 75 runs through the east side of the city and US 41 through the middle, so most daily trips are a short drive north to Estero and Fort Myers or south to Naples. Southwest Florida International Airport in Fort Myers is the nearest airport, a short drive up I-75.

The Gulf side has Bonita Beach, with public beach parks and access points along the barrier island. The Imperial River runs through the older downtown, where Riverside Park and the Everglades Wonder Gardens sit. East of I-75 the city turns into newer gated communities, many built around golf courses and lakes.

Who lives here: an older, part-time population

About 55,904 people live in Bonita Springs, with a median age of 62.1 and 44.2% of residents 65 or older. Add the 29.8% seasonal share and you get a town that changes by month. From roughly January to April, restaurants fill up, US 41 and Bonita Beach Road back up, and golf tee times are harder to get. In summer, many gated communities are half empty.

Families do live here, and some commute to Fort Myers or Naples, but the town is built around retirees and second-home owners. If you are moving full time, choose a neighborhood where enough owners live year-round that the street does not go quiet for six months.

What housing costs, from condos to estate homes

Bonita's price range is wide. Zillow's index shows:

All homes are up 15.9% over five years and down 2.1% over the last year. The lower third of the market tops out near $307,218, which is mostly older condos and manufactured homes, while the upper third starts around $1,028,930.

Housing is newer than in much of Florida, with a median build year of 1998. Single-family detached homes are 45.0% of units, buildings of ten or more units 18.7%, and mobile homes 11.7%.

Old Bonita, the beach side and east of I-75

It helps to think of Bonita as three areas with different housing.

Most newcomers know which of the three they want after one day of driving around. Do that drive before you narrow listings by price alone.

Gated communities and what membership costs

Much of Bonita lives behind gates. Bonita Bay and Pelican Landing are two of the long-established names on the bay side, and many newer communities sit east of I-75. When you compare homes, compare what each community charges beyond the price:

Two homes at the same price can differ by a large amount per month once these are added, so ask for each community's current fee schedule early.

Hurricanes, flooding and insurance

Lee County took a direct hit from Hurricane Ian in 2022, and storm surge flooded low parts of Bonita Beach and areas near Estero Bay. Inland, heavy rain has flooded neighborhoods near the Imperial River in past storms. Elevation and flood zone vary block by block, so they matter more here than the city name.

For every home, check the FEMA flood zone, ask for an elevation certificate, and get homeowner's and flood quotes during the inspection period. Ask about the roof age, a wind mitigation report and any storm repairs, including whether they were permitted. In condo buildings, ask about the building's insurance, reserves and any assessments since Ian.

Taxes and the things newcomers get wrong

Florida has no state income tax, and a full-time resident can claim homestead: up to $51,411 off assessed value in 2026, with Save Our Homes capping increases at 3% or CPI. Seasonal owners get no homestead and a 10% cap on non-school levies. For both, the purchase resets the assessed value to the price level of the year you buy. Amendment 3 on the Nov 3, 2026 ballot may change some of this.

If you tell me how you plan to use the town, full time or part of the year, a shortlist of neighborhoods with real monthly costs is the sensible next step.
