Moving to Estero, FL

A young village of gated communities between Fort Myers and Naples

It is a good place to live if you want a newer home in a planned, mostly gated community with golf and amenities, and a harder fit if you want an older neighborhood, a low price or a young crowd.

Estero in a few facts

Estero became an incorporated village in 2014, so as a municipality it is young, and most of its housing is too. Census data puts the median home's year built at 2004, newer than Fort Myers or Cape Coral. The village has about 37,858 residents and sits between Fort Myers to the north and Bonita Springs and Naples to the south.

What housing costs and what you get

Estero splits clearly by home type. Zillow puts the typical single-family house at about $573,273, down 1.6% over the year, and the typical condo at about $343,312, down 4.5%. By size, a 2-bedroom runs about $335,827, a 3-bedroom about $541,156 and a 4-bedroom about $669,489. The market's lower third starts near $314,545 and the upper third near $791,254.

The housing stock is mixed. Single-family detached homes are only 45.0% of Estero's units in Census data. Another 13.4% are in buildings with 10 or more units, and 9.1% are mobile homes, mostly in manufactured-home communities. The rest are townhomes, villas, coach homes and small condo buildings, often inside golf communities such as The Brooks, Pelican Sound, Grandezza or West Bay Club. Expect an HOA almost everywhere, and in many communities a separate club or golf fee.

One thing newcomers get wrong is comparing an Estero listing price with a house in Cape Coral or Fort Myers without counting what the community includes. A $541,156 3-bedroom with bundled golf, a fitness center and gated entry is a different purchase from a similar-size house on an open street with no HOA.

Who your neighbors will be

Estero is one of the oldest places in Southwest Florida by age. The median age is 66.0, and 51.9% of residents are 65 or older. Seasonal homes make up 28.1% of the housing, so a large share of owners live elsewhere in summer.

That has practical effects. Winter traffic on US 41 and I-75 is heavy, restaurants are full, and tee times are tight from about January through April. Summer is quiet. If you are moving with children, you will find families here, especially in newer communities east of I-75, but the social life in many gated neighborhoods is built around retirees and the club calendar.

Hurricanes, flood zones and insurance

Estero sits near Estero Bay and the Estero River, and the lower-lying areas west of US 41 carry more surge and flood risk than inland communities farther east. That is a general pattern. Check each address in FEMA's flood maps, and get an elevation certificate and a flood quote for anything in an A or V zone.

Newer construction helps with wind insurance. A 2004 median build year means many homes were built close to or after the stricter post-2002 Florida Building Code, which often earns better wind mitigation credits. Get a wind mitigation inspection anyway, and ask the age of the roof. Hurricane deductibles are a percentage of dwelling coverage, so at 2% on a $550,000 house you would pay the first $11,000 of a storm claim. In a condo or villa, also ask what the association's master policy covers and what you must insure yourself.

Taxes and fees newcomers underestimate

Florida has no state income tax, which is a big reason people move here. Property taxes and association fees make up much of the difference.

Pros and cons for a buyer

Pros: newer housing stock, many amenity-rich communities, a central spot between Fort Myers and Naples, an easy airport run, and a 5-year price record that shows demand held up better here than in much of Lee County.

Cons: higher prices than nearby Fort Myers at $304,566 or Cape Coral at $334,660, layered fees, seasonal traffic, and an older resident profile that may not suit everyone. Bonita Springs, at about $502,544, is the closest comparison in price and style. If you tell me what you want from a community, golf or not, gated or not, and how much you can carry in fees each month, I can narrow Estero down to a short list fast.
