Prices side by side
- All homes: Fort Myers about $304,566, Estero about $486,132
- Condos: Fort Myers about $216,573, Estero about $343,312
- Single-family: Fort Myers about $352,645, Estero about $573,273
- Two-bedroom: Fort Myers about $214,882, Estero about $335,827
- Three-bedroom: Fort Myers about $341,108, Estero about $541,156
- Four-bedroom: Fort Myers about $503,575, Estero about $669,489
The gap is widest on single-family homes, about $220,600, and on three-bedrooms, about $200,000. It narrows at four bedrooms to about $166,000, because the larger homes in Fort Myers are often in newer gated communities that look a lot like Estero's. A buyer who needs four bedrooms and wants a planned community will find the two cities closer in price than the headline numbers suggest.
How each market moved
Over the past year Fort Myers is down 4.2% and Estero down 2.3%. Fort Myers condos fell 7.5% against 4.5% in Estero, and single-family homes fell 3.2% against 1.6%. Over five years the difference is larger: Estero up 19.2%, Fort Myers up 6.7%.
Fort Myers has more older condos and more storm-exposed riverfront and bay neighborhoods, both of which were hit by Hurricane Ian in 2022 and by the new condo reserve rules. Estero's stock is newer and mostly inland of the bay. That explains much of the gap in resilience. Neither trend tells you what happens next, but it does tell you which market has had more forced sellers.

Who lives in each
Census data shows two different places. Fort Myers has about 95,051 residents with a median age of 41.3, and 23.2% are 65 or older. Estero has about 37,858 residents with a median age of 66.0, and 51.9% are 65 or older. Seasonal homes are 11.4% of housing in Fort Myers and 28.1% in Estero, so more than a quarter of Estero's homes sit empty part of the year.
In practice, Estero is quieter in summer and busier in winter, with traffic peaking in season. Fort Myers is a working city with a downtown, a hospital system, county offices and a year-round population. A family with school-age children will feel more at home in a place with a younger median age. A retiree may prefer the reverse.
The housing stock
Fort Myers has a median year built of 2001, with 36.1% single-family detached homes and 34.8% of units in buildings of 10 or more. That means plenty of mid-rise and high-rise condos alongside houses. Estero's median year built is 2004, with 45.0% single-family detached, 13.4% in large buildings and 9.1% mobile homes.
Estero, which incorporated as a village in 2014, is dominated by gated golf and amenity communities along US 41 and I-75, between Fort Myers and Bonita Springs. Those come with HOA fees, often club dues and sometimes district assessments on the tax bill. Fort Myers offers a wider range: historic streets near McGregor Boulevard, older condos in south Fort Myers, newer planned communities out east, and waterfront on the Caloosahatchee.
Insurance, flood and community fees
Both cities are in Lee County and share the same broad hurricane exposure. The differences are local. Fort Myers has more river and bay frontage and more pre-2002 buildings, so expect more 4-point inspections and more homes in high-risk flood zones. Estero borders Estero Bay and the Estero River, so some of its communities also sit in A zones. Check the FEMA zone and elevation certificate for each address in either city.
In Estero, the monthly cost often hinges on the community: HOA, master association, possible equity or club membership, and any CDD. Two homes at the same price in different communities can differ by several hundred dollars a month. In Fort Myers, older homes may have no HOA at all but higher insurance. Compare total monthly cost, not price.
Taxes and homestead in both cities
Florida has no state income tax, and the homestead exemption works the same way in both: up to $51,411 off assessed value in 2026 for a permanent residence, with increases capped at 3% or CPI afterward. A seasonal home gets neither the exemption nor the 3% cap; its non-school assessment can rise up to 10% a year. With 28.1% of Estero's homes held as seasonal residences, many buyers there will pay the non-homestead rate. Estero's millage and Fort Myers' city millage differ, and some Fort Myers addresses are in the city while others are in unincorporated Lee County, so ask for the actual tax bill on each home.
Who each city fits
Fort Myers fits buyers who want a lower entry price, a year-round city with a downtown, water access on the river, or a broader choice of home types. It suits first-time buyers, families, and people who still work. It asks for more care on older buildings and flood exposure.
Estero fits buyers who want a newer home in a gated amenity community, a population skewed toward retirees and seasonal residents, and a market that has dipped less. It asks for a larger budget and a close read of community fees.
Many buyers I work with look at both, plus Three Oaks and Gateway, which sit between the two in price. Send me your budget and must-haves and I will line up homes in each so you can compare them directly.
