What 55+ means in a Florida community
The federal Housing for Older Persons Act lets a community limit sales to older buyers if at least 80% of occupied homes have at least one resident aged 55 or older, it publishes policies showing that intent, and it verifies ages. Communities set their own rules on top of that, such as minimum ages for other residents and limits on guest stays.
Marketing language is looser. Some Fort Myers communities are sold as active adult but are not formally age-restricted, so anyone can buy. Read the declaration of covenants and ask the association for its age verification policy. The answer affects who your neighbors will be and how many buyers you'll have when you sell.

Gated single-family active adult communities
The large planned communities are the most visible option. Pelican Preserve in Fort Myers and Del Webb Oak Creek in North Fort Myers are two well-known names marketed to the 55+ crowd, with single-family homes and villas, clubhouses, fitness centers and pools. Pelican Preserve also has golf. Confirm the age restriction status of any community in its documents before you assume it.
Prices here follow the house market more than the condo market. Citywide, a typical single-family home is about $352,645, down 3.2% over the year, and a three-bedroom is about $341,108. Newer gated communities usually sit above those citywide figures because of the age of the homes and the amenities. Budget for the HOA, any club or golf membership, and a CDD assessment if the community has one. A CDD repays bonds for roads and utilities through your tax bill and can add a meaningful yearly cost.

55+ condo communities
Condo communities such as Seven Lakes, which is listed as a 55+ community in Fort Myers, offer a lower entry price and less maintenance. Citywide, a typical two-bedroom condo is about $214,882 and a one-bedroom about $117,345. Condo values are down 7.5% over the year, which gives buyers more choice than at any point in the last few years.
Many 55+ condos in Fort Myers are low-rise. Buildings three or more stories tall need milestone inspections and a Structural Integrity Reserve Study; one- and two-story buildings don't, but the association still has to plan for roofs and paint. Ask how the community handled storm repairs after Hurricane Ian in 2022, whether any special assessment is still being paid, and how the master insurance premium has changed.
Also read the rules on pets, vehicles and guests. Many 55+ condo associations in Lee County cap dog weight, ban trucks or golf carts in certain lots, and limit how long visiting family can stay. Some require a board interview before closing. None of that shows up in the price, and it can decide whether a community feels right after the first season.
Manufactured-home communities: own the lot or lease it
Census counts 1.8% of Fort Myers housing units as mobile homes, and many more manufactured-home communities sit just outside the city, especially in North Fort Myers. This is the lowest-cost route into a 55+ lifestyle, but you need to know which ownership model you're buying.
- Land lease: you own the home and rent the lot. The monthly lot fee can rise each year, and financing is harder because the land isn't yours.
- Owned lot: you own the home and the land, usually with an HOA or co-op structure. Resale and financing tend to be easier.
- Resident-owned co-op: residents jointly own the park through shares. Ask about the bylaws and any debt the co-op carries.
For any manufactured home, check the year it was built and whether it meets the 1994 HUD wind zone standards, since that affects insurance and storm resilience. Ask for the lot fee history in a land-lease park over the last five years.
Homestead, taxes and part-year residents
Florida has no state income tax, which matters for pension, Social Security and retirement account income. If Fort Myers becomes your permanent residence, file for homestead to reduce the assessed value by up to $51,411 in 2026 and limit future increases to 3% or CPI. Census counts 11.4% of Fort Myers units as seasonal homes, so many 55+ buyers here keep a primary residence elsewhere and don't qualify.
Canadian snowbirds can usually stay up to about six months a year as visitors. The IRS substantial presence test uses a weighted 183-day formula, and Form 8840 may be needed to show a closer connection to Canada. Provincial health coverage has its own time-away limits. This isn't legal or tax advice; confirm with a cross-border tax advisor.
Matching the community to your budget and week
Start with the budget for monthly costs, since lot fees, HOA dues, club fees and insurance can matter more than the purchase price. Then decide how much you'll use golf and the clubhouse, whether you want a yard, and whether you'll live here year-round. Nearby, Cape Coral at about $334,660 and Estero at about $486,132 on the all-homes index offer more 55+ choices at different price points. Tell me what a good week looks like for you and I'll build a shortlist of Fort Myers 55+ communities that match.
Questions buyers ask
What are the best 55+ communities in Fort Myers?
It depends on budget and lifestyle. Gated single-family options include Pelican Preserve and Del Webb Oak Creek in North Fort Myers; condo options include communities such as Seven Lakes; manufactured-home parks offer the lowest entry price.
What does it cost to live in a Fort Myers 55+ community?
Add the purchase price, HOA or condo fee, any club or golf membership, a CDD assessment if present, insurance, and lot rent if it's a land-lease park.
Are there 55+ condos in Fort Myers?
Yes. Typical condo values citywide are about $216,573, down 7.5% over the year. Check storm repair history, reserves and any open special assessment.
Is a land-lease manufactured home a good idea?
It's the cheapest entry, but you don't own the land, the lot fee can rise each year, and financing is harder. Compare it against owned-lot communities.
