New Construction Homes in Bonita Springs
Buying new in south Lee County, where elevation and club fees matter most
In Bonita Springs, a new home competes with a resale three-bedroom that Zillow's home value index puts at about $589,777, and with single-family values down 1.8% over the last year to $582,066. For many buyers the real reason to choose new construction here is the building code: newer homes sit higher and are built to stronger wind standards than much of the older stock.

Why elevation drives the new-versus-resale choice
Bonita Springs is a low-lying coastal city in Lee County, and storm surge and flooding from recent hurricanes, including Ian in 2022, changed how buyers look at older homes. New construction must meet current Florida Building Code and the local floodplain rules, which usually means a higher finished-floor elevation, impact-rated openings and stronger roof attachment. That shows up in two places: the risk of water entering the home, and the insurance premium.
For any home, new or resale, look up the FEMA flood zone of the exact lot and ask for an elevation certificate. Lenders require flood insurance in high-risk A and V zones, and it is a separate policy from homeowners. On a new build, ask the builder for the planned finished-floor elevation before you sign, and get flood and wind quotes during your inspection or contingency period.

What Bonita's price data says
The all-homes value is $502,544, down 2.1% for the year and up 15.9% over five years. Condos average $386,539, down 3.9%. The bedroom ladder is steep at the top: a three-bedroom is about $589,777, a four-bedroom $994,495 and a five-bedroom $2,606,474. The jump from three to four bedrooms reflects a shift into larger gated golf and lakefront homes.
The lower third of the market sits near $307,218, mostly older condos and manufactured homes (11.7% of housing). The upper third begins around $1,028,930. Most new single-family construction lands between those marks, above the resale median, because buyers pay for the newer code, plans and community amenities.

Bundled golf, club memberships and amenity fees
Many new communities in and around Bonita Springs are built around golf and a large clubhouse. Some bundle golf into the HOA, so every owner pays for it whether they play or not. Others sell optional memberships or require an equity or capital contribution at purchase. These costs are separate from the price of the house and can be large.
- Ask whether golf is bundled, optional or a separate club with its own initiation fee.
- Get the HOA, club and any master-association budgets for the current year.
- Ask about any capital contribution due at closing, and whether it applies on resale too.
- Ask for the CDD assessment on the tax bill, and the bond payoff schedule.
Two homes at similar prices can differ by several hundred dollars a month once these are added, so I compare them on total monthly cost rather than list price.
Builder incentives and the contract
With values softening, Bonita Springs builders have been more willing to offer closing-cost credits, rate buydowns and design-center credits, especially on finished inventory homes. Most incentives require the builder's preferred lender and title company. You can use any lender you like; compare a Loan Estimate from each before deciding which way to go.
Read the builder's contract carefully. It is written for the builder, and it usually limits changes, sets deposit schedules and defines when the builder can extend completion dates. Deposits on to-be-built homes often rise as you choose options. Ask what portion goes into escrow and when it becomes non-refundable.
Inspections, warranty and timelines
Bring your own inspector before drywall goes up, to check framing, roof straps, window installation and plumbing, and again before closing. New homes typically carry a 1-2-10 warranty: one year on workmanship and materials, two on systems, ten on structural defects. Ask whether the warranty is from the builder or a third party, and how claims work.
Construction time depends on the builder's backlog, permits and weather, and the hurricane season can push schedules. Get the estimated closing window in writing. If you are selling another home to buy here, plan for delay.
Newer resales as a middle option
Bonita's median home was built in 1998, so there is a large pool of homes built after the statewide Florida Building Code took effect in 2002. A 10- to 20-year-old home in a gated community can offer much of the wind resistance of new construction, a finished lanai and landscaping, and an established fee history, often below the price of a new build of similar size.
The checks are different, though. Ask the roof age and permit date, get a wind mitigation report and a 4-point inspection if the insurer requires one, and ask whether the home took on water in recent storms. The seller's disclosure should cover it, and permit records for drywall, flooring or electrical work after a storm tell you even more. For buyers who want newer code without builder timelines, this middle tier is often where the value is.
Seasonal buyers, homestead and nearby markets
Bonita Springs has an older, part-year population: the median age is 62.1, 44.2% of residents are 65 or older, and 29.8% of homes are seasonal, according to Census data. Seasonal owners can't claim homestead and get only a 10% cap on non-school assessment increases. A full-time Florida resident can claim up to $51,411 off assessed value in 2026, with increases then held to 3% or CPI. On a new home, the first tax bill may reflect only the lot, so budget for the full assessed value the following year.
Nearby, Estero averages $486,132, Fort Myers $304,566 and Cape Coral $334,660. Miromar Lakes, at $1,169,189, and Sanibel, at $805,117, cost more. A builder's sales rep works for the builder; your own agent can compare a new Bonita home against these resale markets without a stake in which you choose.
Bonita Springs: questions and answers
Are new homes in Bonita Springs safer from flooding?
New construction must meet current code and floodplain rules, which usually means higher floor elevations and stronger wind resistance. Risk still depends on the lot, so check the FEMA zone and elevation certificate.
How much does a new home cost in Bonita Springs?
It varies widely by community. For comparison, Zillow's index puts a resale three-bedroom at $589,777 and four-bedroom at $994,495.
Do new Bonita Springs communities include golf?
Many do, either bundled into the HOA or as an optional or equity membership. Ask for every fee in writing, including any capital contribution due at closing.
Can I negotiate with Bonita Springs builders?
Often yes, especially on finished inventory homes. Incentives usually come as closing-cost credits, rate buydowns or upgrades and may require the builder's lender.
