New Construction Homes in Pensacola
Infill in an older city, or a new subdivision north of town
New construction homes in Pensacola fall into two groups: infill houses on lots inside an older city, and subdivision homes in the growing areas north of town and across the county line. Census data puts the city's median year built at 1972, and Zillow's home value index shows the typical single-family home at $260,579, up 1.3% over the past year, so nearly anything new will price above the citywide midpoint.

Inside the city: infill on older streets
Within Pensacola's city limits, 69.8% of homes are detached single-family and most were built decades ago. New construction there usually means a builder putting a house on a vacant or cleared lot in an established neighborhood. Those homes give you new construction close to downtown, the bay and the older neighborhoods, but on smaller lots and with neighbors from a different era.
A few things are specific to infill. Lots in or near historic districts may need design review before a permit is issued, which can slow a build and limit style choices. Older streets may have older water and sewer lines, so ask about the condition of the utility connections. And the appraisal will lean on nearby sales, which can be older homes, so make sure the price is supported before you commit.

North of town and in Santa Rosa County: subdivision builds
Most of the area's large new subdivisions are outside the city: in northern Escambia County around Cantonment and beyond, and in Santa Rosa County communities such as Pace and Navarre. Zillow's all-homes values show newer areas pricing above the city: Cantonment around $326,442 and Molino around $370,492, against $264,868 for Pensacola. Part of that gap is simply the age of the housing.
Subdivision builds bring the usual production-builder package: published base prices, lot premiums, a design center, an HOA and sometimes a CDD. They also bring builder incentives, usually through an affiliated lender. Compare the incentive with an outside lender's quote before choosing, since you're free to use any lender.
Before choosing a subdivision, drive the route you'd take to work and to the places you go every week at the hours you'd actually drive it. A new home farther north can save money on the purchase and cost it back in time. Also ask the builder how many phases remain, since a community still under construction will have trucks, noise and unfinished amenities for a while, and new homes from the same builder will compete with yours if you sell early.

VA loans and military buyers
With Naval Air Station Pensacola and other military installations in the region, many buyers here use VA loans. A few points matter on new construction:
- VA loans usually close on a finished home, so a to-be-built house works best when your orders and the completion date line up.
- The VA appraisal must support the contract price. Lot premiums and expensive options can push a price above what comparable sales justify.
- Some builder incentives are written for conventional loans only. Ask whether the offer applies to VA financing.
- If you might be reassigned, think about how a new home in a large subdivision will compete on resale against identical new homes the builder is still selling.
Storm history and what a new build changes
Hurricane Ivan in 2004 and Hurricane Sally in 2020 both caused heavy damage around Pensacola, and many older homes have had roofs and other repairs since. A new home meets current Florida Building Code wind standards, and its roof, openings and roof-to-wall connections typically earn credits on a wind mitigation inspection. Older homes, especially those from the 1970s, may need a 4-point inspection before an insurer will write a policy.
Check the FEMA flood zone for any address near the bay, bayous or Escambia River, and get homeowners and flood quotes during the inspection period. Florida hurricane deductibles are 2%, 5% or 10% of the dwelling limit. On a house insured at $320,000, a 2% deductible is $6,400.
New vs a 1970s Pensacola resale
Zillow values a typical 3-bedroom in Pensacola at about $258,501 and a 4-bedroom at about $358,936. The upper third of the market starts around $444,747. A 50-year-old house at the 3-bedroom midpoint may look like the bargain, but it can carry original plumbing, older electrical panels and single-pane windows. A new house costs more upfront and includes a builder warranty, typically 1 year on workmanship, 2 years on systems and 10 years on structure.
Condos are an odd case here. Zillow puts Pensacola condo values around $404,890, above single-family homes, which is unusual. With only 11.4% of the city's units in buildings of 10 or more units, the condo segment is small, and a few newer or waterfront buildings can pull the typical value well above the house market. Very little new construction in the city is condo.
Inspections, taxes and having your own agent
Hire your own inspector for a pre-drywall and a final visit, whether it's an infill house or a subdivision home. For taxes, a new home is assessed at its full value. If it's your permanent residence, homestead takes up to $51,411 off assessed value in 2026 and caps increases at 3% or CPI. Escambia and Santa Rosa have different millage rates, so compare actual tax estimates for homes on each side of the county line.
The builder's agent works for the builder. If you tell me whether you want to be in the city or in a newer subdivision, and what your loan type is, I can line up the options on both sides of the county line.
Quick answers
Where are new construction homes near Pensacola?
Mostly outside the city, in northern Escambia County around Cantonment and in Santa Rosa County communities such as Pace and Navarre. Inside the city, new homes are mainly infill on individual lots.
Can I use a VA loan on a new home in Pensacola?
Yes, usually on a completed home. The VA appraisal must support the price, and some builder incentives don't apply to VA loans, so ask before signing.
Are new homes cheaper to insure in Pensacola?
The windstorm portion is often lower because new homes meet current wind code. Flood insurance depends on the FEMA zone and elevation of the lot.
Why do Pensacola condos cost more than houses?
Condos are a small part of the city's housing, and a few newer or waterfront buildings can pull the typical value up, while houses are mostly older. Zillow's index puts condos near $404,890 and single-family near $260,579.
