Is Pensacola a Good Place to Retire?
A straight answer for retirees weighing Pensacola's prices against its storms and insurance.
Yes, for many retirees, with one large condition. Pensacola offers Florida's no-income-tax setup and homestead protection at prices well below the state's retirement hot spots (Zillow's typical two-bedroom is about $183,700), but insurance and hurricane risk take a real share of a fixed income, and the city's housing is old.

How many retirees already live here
Census data shows 21.3% of Pensacola residents are 65 or older, and the median age is 41.3. Seasonal homes are only 2.2% of housing. That combination says a lot: retirees here are mostly full-time residents, many with long ties to the area through the Navy, and they live in ordinary neighborhoods rather than in seasonal enclaves.
For a retiree, that matters in daily life. Services, churches, clubs and medical offices run year-round, and neighborhoods don't empty out in summer. It also means you'll be buying among working families as well as other retirees, which keeps the market broad.

What retirees typically buy, and what it costs
Zillow's numbers for the homes retirees most often look at:
- Two-bedroom home: about $183,700
- Three-bedroom home: about $258,501
- Typical single-family house: about $260,579, up 1.3% in a year
- Typical condo: about $404,890, down 1.9% in a year
The condo figure surprises people. In many Florida cities a condo is the cheap way to downsize. In Pensacola most condos are in waterfront or downtown buildings, so the typical condo costs more than the typical house. A retiree looking for low maintenance on a budget will often do better with a small single-story house or a villa-style home than with a condo.
Prices have been steady: up 17.3% over five years, 1.2% in the past year for all homes. Outside the city, Cantonment runs about $326,442 and Molino $370,492 on average, with newer and larger homes. The lower third of Pensacola homes sits under roughly $166,138.

Healthcare access
Baptist Hospital and Ascension Sacred Heart Pensacola are both in the city, and the Navy maintains a hospital for military beneficiaries. Retirees using TRICARE or VA benefits should check which facilities and clinics their coverage uses before choosing a neighborhood.
A practical step before buying: confirm that the doctors you'll need are accepting new Medicare patients, and drive the route from the house you're considering to the hospital you'd use, ideally at the time of day you'd most likely need it.
55+ options without guessing names
Pensacola has fewer large, amenity-heavy 55+ communities than places like Central Florida. Most retirees buy in regular neighborhoods. When a community does market itself as 55+, the federal Housing for Older Persons Act requires that at least 80% of occupied units have at least one resident 55 or older. Ask the association how it verifies that.
Types you'll see in the Pensacola area:
- Single-family neighborhoods with an HOA and modest amenities
- Condo and villa communities with exterior maintenance included
- Manufactured-home communities, where you may own the home but lease the lot; check the lot rent and how it can rise
For any of them, read the HOA budget and rules before you sign.
Taxes on a fixed income
With no state income tax in Florida, a retiree's pension, Social Security and IRA withdrawals face federal tax only. Property tax is the recurring cost to plan around.
- Homestead: up to $51,411 off assessed value in 2026 for a permanent Florida residence.
- Save Our Homes cap: once homesteaded, your assessed value can rise no more than 3% a year or the rate of inflation, whichever is lower. Over a long retirement this is a large saving.
- The reset: the assessment starts from your purchase price, so your first bill can be far higher than the seller's.
- Ballot: Amendment 3 on the November 3, 2026 ballot would change homestead and non-homestead rules if 60% of voters approve. The outcome isn't known as of this writing.
This isn't legal or tax advice. Ask the Escambia County property appraiser about any additional senior exemptions you may qualify for.
Insurance and hurricane prep for retirees
Ivan in 2004 and Sally in 2020 both caused heavy damage in the Pensacola area. For a retiree, the issue is less the storm itself than the money and logistics after it.
- Budget the hurricane deductible as cash on hand: a 2% deductible on $250,000 of dwelling coverage is $5,000.
- Get a quote with a wind mitigation report before you commit. A newer roof, impact windows or shutters can lower the premium substantially.
- Check the flood zone. Flood insurance is separate, and lenders require it in high-risk zones. Cash buyers aren't required to carry it, which is exactly why they should price it before deciding to go without.
- Ask how the house would be secured and evacuated if you're away. Many owners line up a contractor or neighbor in advance.
Who Pensacola fits, and who it doesn't
It fits retirees who want a real year-round city at moderate prices, value military healthcare and base access, like older neighborhoods with trees and character, and accept storm risk as part of coastal life.
It fits less well for retirees who want a large planned community with golf and a full activity calendar, want a new home with minimal maintenance in the city itself, or have a tight budget with little room for insurance increases. Those buyers often look north of the city or at other regions. If Pensacola is on your list, a shortlist of single-story homes with newer roofs is a good starting point.
