Navarre vs Pensacola: Where to Buy
A newer coastal suburb against an older city with more housing, services and price range
In Navarre vs Pensacola, the price gap is the first thing to know: Zillow's typical home value is about $417,285 in Navarre and $264,868 in Pensacola, a difference of roughly $152,000. Navarre buys you newer houses and a smaller beach town; Pensacola buys you an older city with more services and a lower entry price.

Prices side by side
Using Zillow's home value index, Navarre runs about 58% above Pensacola across all homes. The gap holds at every size a family buyer cares about:
- Single-family: $409,193 in Navarre vs $260,579 in Pensacola, about $148,600 apart.
- 3 bedrooms: $359,208 vs $258,501, about $100,700 apart.
- 4 bedrooms: $475,083 vs $358,936, about $116,100 apart.
- Condos: $648,436 vs $404,890.
Pensacola also has a much cheaper bottom of the market. Its lower third tops out near $166,138, against $322,595 in Navarre. For a buyer under $250,000, Pensacola has inventory and Navarre mostly does not, outside of manufactured homes.
How prices have moved
Five-year growth is almost identical: 17.6% in Navarre and 17.3% in Pensacola. Over the last year, single-family values in both rose a little over 1%. The difference shows up in condos. Navarre condos gained 4.9% last year while Pensacola condos fell 1.9%.
Neither city is running hot. Both are markets where a buyer can ask for repairs or credits and expect a real conversation. I would not choose between them on expected appreciation; the data does not separate them on that.

Housing stock: 2003 versus 1972
This is the biggest structural difference. The median home in Navarre was built in 2003; in Pensacola it was 1972. Census shows 81.4% single-family detached in Navarre and 69.8% in Pensacola, where 11.4% of units sit in buildings of ten or more, against 5.2% in Navarre.
In practice, a Pensacola search includes older brick ranches, bungalows and homes in historic neighborhoods like North Hill and East Hill, plus downtown condos near Palafox Street. Older homes bring character and lower prices, and they also bring 4-point inspections, older wiring and plumbing, and roofs and windows that may not meet today's wind standards. Navarre listings are mostly subdivision houses built from the 1990s onward, with fewer surprises behind the walls and usually better wind mitigation credits. Mobile homes are 8.0% of Navarre's housing and only 0.3% of Pensacola's.
Who lives in each
Pensacola is older: median age 41.3, with 21.3% of residents 65 or older. Navarre's median age is 38.8 and 13.6% are 65 or older. Seasonal homes are a small share in both, 3.0% in Navarre and 2.2% in Pensacola, so you are buying into year-round communities either way.
Pensacola is a city of about 54,036 with its own government, the county seat of Escambia County, home to Naval Air Station Pensacola and the University of West Florida. Navarre, at about 39,838, is an unincorporated community in Santa Rosa County, where the county runs zoning and services. That difference shows up on the tax bill, in permitting, and in how quickly new subdivisions get approved.
Getting around, beaches and storm exposure
Pensacola International Airport is inside the city. From Navarre, Pensacola is a drive west along US-98 through Gulf Breeze and over the Pensacola Bay Bridge; Destin-Fort Walton Beach airport is the other option to the east. Hospitals, specialists and big-box shopping are concentrated in Pensacola.
For beach access, Navarre is closer to the sand: Navarre Beach sits just across Santa Rosa Sound. From most of Pensacola, the beach means Pensacola Beach on Santa Rosa Island, reached through Gulf Breeze.
Both sit on a coast that sees hurricanes. Flood risk is address-specific in both: bayfront and low-lying Pensacola neighborhoods and sound-side Navarre lots carry more of it. Check the FEMA zone, get an elevation certificate when available, and get homeowners and flood quotes during inspection. Older Pensacola houses may need a 4-point inspection and roof work before some insurers will write them.
Ownership costs beyond the purchase price
The sticker gap between the two cities is large, but the yearly cost gap can be smaller or larger depending on the house. Four lines decide it:
- Property tax. Pensacola homes pay city and Escambia County millage; Navarre homes pay Santa Rosa County millage with no city layer. Compare the actual rates for the parcel, then apply homestead (up to $51,411 off assessed value in 2026) if you will live there full time.
- Insurance. A 1970s Pensacola house with an older roof can cost more to insure than a 2000s Navarre house, even though it is cheaper to buy. Wind mitigation credits often favor the newer home.
- HOA and CDD. Many Navarre subdivisions have an HOA and some newer ones a CDD. Many older Pensacola neighborhoods have neither, though condo buildings carry monthly fees.
- Repairs. Older systems mean more spending in the first five years in Pensacola, on average.
Price the house you actually like in each city, not the averages.
Who each fits
Navarre fits buyers who want a newer detached house, a short drive to a quiet beach, and a suburban subdivision setting, and who can pay roughly $100,000 to $150,000 more for comparable size. It also suits households tied to Eglin or Hurlburt Field to the east.
Pensacola fits buyers who want a lower price, more choice under $300,000, walkable historic neighborhoods or a downtown condo, an airport and hospitals close by, and who are willing to handle an older house. It also suits households working at NAS Pensacola or in the city.
Both cities sit in Florida, so neither has a state income tax, and homestead works the same way in each county. If you tell me your budget, bedroom count and where you will commute, I can build a shortlist that includes both.
