Buying a Condo in Pensacola
Condos cost more than houses here, because most of them sit on or near the water.
A typical Pensacola condo is worth about $404,890 on Zillow's home value index, down 1.9% in a year, while a typical single-family house is about $260,579. Condos cost roughly 55% more than houses here, because Pensacola's houses are mostly older homes in established neighborhoods, while its condos cluster downtown on the bay and in waterfront buildings.

Why the condo figure sits above the house figure
Census data shows Pensacola is a city of houses: 69.8% single-family detached, only 11.4% of units in buildings of ten or more, and a median year built of 1972. Seasonal homes are just 2.2%. Most residents live here full time, and 21.3% are 65 or older.
With so few condos, the ones that exist set the index, and many of them are newer waterfront or downtown buildings with views of Pensacola Bay. That pushes the typical condo value up. Zillow's bedroom figures, which blend all home types, tell the other side: a one-bedroom averages about $174,619 and a two-bedroom about $183,700. Those are mostly small older houses and smaller condos away from the water. The $404,890 condo figure and the $183,700 two-bedroom figure describe different parts of the market.

City limits, Pensacola Beach and Perdido Key
Many buyers searching for Pensacola condos are really looking at the beaches, and those sit outside the city. Pensacola Beach is on Santa Rosa Island, and Perdido Key is to the southwest; both are unincorporated parts of Escambia County, though many Perdido Key homes carry a Pensacola mailing address. That matters for three reasons.
- Prices and buildings are different: the beaches are mostly high-rise and mid-rise Gulf-front towers, while the city has smaller downtown and bayfront buildings.
- Storm exposure is different: Gulf-front buildings face open-water surge and wind, while bay and inland buildings face less.
- Ownership can be different, as the next section explains.

Leasehold land on Pensacola Beach
Much of the property on Pensacola Beach has historically been held under long-term leases from Escambia County instead of fee-simple ownership, with lease fees paid in addition to property taxes. Efforts to convert those leases to full ownership have gone on for years. For any Pensacola Beach condo, ask the title company exactly how the unit is held, what the current lease terms and fees are, and how long the lease runs.
Lenders and insurers look at the same questions. A leasehold condo can be financed, but the lease term and terms must meet the lender's rules. Get those answers before you pay for an inspection.
Ivan, Sally and what Pensacola buildings learned
Hurricane Ivan in 2004 and Hurricane Sally in 2020 both hit the Pensacola area hard, with Sally bringing heavy flooding downtown and along the bay. Buildings that went through both have repair records, insurance claim histories and sometimes assessments that are still being paid off.
Ask each association:
- What damage the building had in 2020, what was repaired and how it was paid for.
- Whether any assessment from that work is still being collected.
- What the master policy costs now, and its hurricane deductible, which runs 2%, 5% or 10% of insured value per calendar year.
- Whether the building has flood coverage on the structure.
For your own policy, get an HO-6 quote with loss assessment coverage, and check the building's FEMA zone. Buildings in A or V zones will need flood insurance to satisfy a lender.
Reserves and inspections for bayfront and beach towers
Florida requires a milestone inspection for condo buildings with three or more habitable stories, due by December 31 of the year a building turns 30, or 25 where the local building official requires it, and every 10 years after. A Structural Integrity Reserve Study is required every 10 years, and for budgets adopted on or after December 31, 2024, owners can't waive or cut the reserves it calls for.
Many beach towers on Santa Rosa Island and Perdido Key went up in the 1990s and 2000s, so some are now at or near their first milestone deadline. Ask for the report, the SIRS, and the board's funding plan. Concrete and balcony work in a Gulf-front tower is expensive, and owners carry it.
Loans and closing costs at Pensacola prices
Get the condo questionnaire to your lender in the first days of the contract. Buildings with resort-style operations, open litigation, thin reserves or many delinquent owners can be non-warrantable, which usually means cash or a portfolio loan. On a $404,890 condo with 20% down, the note stamps and intangible tax come to about $1,782. Title, lender fees and the association estoppel come on top.
A resale condo contract in Florida can be cancelled within 7 days after you get the association documents, leaving out weekends and legal holidays. Use that week for the minutes, the SIRS and the lease terms if the unit is on Pensacola Beach.
Full-time residents, second homes and taxes
If the condo is your permanent residence, homestead can take up to $51,411 off assessed value in 2026, and Save Our Homes caps later increases. Part-time owners with a main home elsewhere get no exemption, only the 10% cap that applies to non-school levies. In both cases, the assessment resets after you buy. Pensacola's all-homes index is up 17.3% over five years and 1.2% over the last year. This isn't legal or tax advice. A shortlist that separates city, beach and Perdido Key buildings, and flags leasehold units, is where a Pensacola condo search should start.
