Is Fort Myers a Good Place to Retire?
Lower prices and big hospitals, with a younger, busier city around you
Fort Myers is a good place to retire for buyers who want healthcare close by and a lower price than the towns around it: the typical condo is valued at about $216,573 on Zillow's home value index, and a 2-bedroom home of any type about $214,882. It suits retirees less if they want a quiet, retiree-majority town, because only 23.2% of the city's residents are 65 or older.

A retirement spot that is not a retirement town
Census data puts the city's median age at 41.3, far below Estero at 66.0, and seasonal homes are only 11.4% of the housing. Fort Myers works as the commercial center of Lee County, with daily traffic, schools and year-round business. Many retirees like that. Restaurants and services stay open in summer, and you live in a mixed-age community. Others prefer the calmer feel of a retiree-heavy place like Estero, Punta Gorda or a 55+ community on the edge of the area.
Retirees also tend to buy in the unincorporated parts of Lee County that carry a Fort Myers address, including areas along McGregor Boulevard, Iona near the beaches, and gated golf communities south of the city. Those areas often have a different feel from the city itself, so it is worth touring several before settling on one.

What retirees typically buy and what it costs
- Condos. The typical Fort Myers condo is about $216,573, down 7.5% over the year. A 1-bedroom home runs about $117,345. There is plenty of choice, since 34.8% of the city's housing is in buildings with 10 or more units.
- Single-family houses. About $352,645 for a typical house and $341,108 for a 3-bedroom.
- Manufactured homes and 55+ parks. Only 1.8% of homes in the city itself, with more in the surrounding county areas.
Zillow's neighborhood values give a sense of range. Cypress Lake runs about $183,062, Villas about $202,468 and Whiskey Creek about $320,635, while the gated community of Verandah sits near $527,717 and Town & River near $769,737. The city's lower third starts near $185,816, so retirees on a tight budget have real options here, more than in Estero or Bonita Springs.

Hospitals and healthcare access
Healthcare is one of the strongest arguments for retiring in Fort Myers. Lee Health operates Lee Memorial Hospital, HealthPark Medical Center and Gulf Coast Medical Center in the Fort Myers area, along with outpatient centers and specialists. Living near a major hospital shortens trips for appointments and emergencies, which matters more each year of retirement.
Before you buy, check drive time from the home to the hospital and doctors you expect to use, in winter traffic. Confirm your Medicare plan's network covers those providers. Canadians should check how their provincial plan and travel insurance apply to time spent in Florida.
Pharmacies, urgent care clinics, imaging centers and specialists are spread along US 41, Colonial Boulevard and Daniels Parkway, so most neighborhoods are within a short drive of routine care.
55+ options in and around the city
In Fort Myers and nearby Lee County you will find three main types of age-restricted housing:
- Manufactured-home communities, where you may own the land or pay lot rent on land you lease.
- Condo communities restricted to residents 55 and older.
- Active-adult single-family communities with clubhouses and activities.
A legal 55+ community under the federal Housing for Older Persons Act must have at least 80% of occupied units with one resident aged 55 or older and must publish and enforce its age policy. In a land-lease park, ask for the lot rent history and lease terms before you buy, since lot rent drives the long-term cost.
Fixed income: fees, condo rules and taxes
Many retirees in Fort Myers choose condos, and Florida's condo safety laws have raised costs in older buildings. Buildings three or more stories need milestone inspections and a Structural Integrity Reserve Study, and owners can no longer vote to skip those reserves. That has led to higher fees and special assessments in some buildings. Condo values falling 7.5% in a year reflects some of that pressure. Ask for the budget, reserve study, inspection status and recent minutes, and use your 7-day review period after receiving the documents.
Florida has no state income tax, which helps with pensions and retirement withdrawals. If Fort Myers will be your permanent home, homestead takes up to $51,411 off assessed value and caps future increases at 3% or CPI. Seasonal owners get no homestead. This isn't legal or tax advice.
Hurricane preparation for retirees
Lee County saw severe surge in 2022, and older residents were among those most affected. When you buy, look at elevation as closely as price. Check the FEMA flood zone, ask for the elevation certificate and get flood and homeowners quotes during the inspection period. Keep your hurricane deductible, often 2% to 5% of dwelling coverage, in savings. Have an evacuation plan and know your zone. If you spend summers elsewhere, arrange a home-watch service.
Who Fort Myers fits, and who it doesn't
Fort Myers fits retirees who want strong healthcare access, a wide price range, a downtown and services, and a mixed-age, year-round community. It fits less well if you want a quiet retiree-majority town or would rather avoid city traffic. For more space at a similar price, Cape Coral runs about $334,660. For an older, quieter crowd at a higher price, look at Estero around $486,132. If you tell me your monthly budget including fees, I can sort Fort Myers areas by what they really cost to own.
