55+ Communities in Cape Coral
Why most Cape Coral retirees buy a regular house, and when a 55+ community wins
Formal 55+ communities are scarce inside Cape Coral, even though 25.0% of residents are 65 or older according to Census data. Most retirees here buy an ordinary single-family home, which Zillow values at $344,851 on average, and those who want an age-restricted community with amenities usually look just across the river in Fort Myers and North Fort Myers.

Why Cape Coral has few age-restricted communities
Cape Coral was laid out as a grid of individual lots, many on canals, and sold to buyers one lot at a time. That left little room for the large master-planned, gated, amenity-heavy developments that make up most 55+ housing elsewhere in Southwest Florida. Census data shows 79.4% of the city's homes are single-family detached and only 0.8% are mobile homes, so the manufactured-home parks common in other retirement areas are largely absent too.
Age-restricted options inside the city are mostly condos. River Towers, a condo community, is one example of a formally 55+ building in Cape Coral.
A community can limit residents by age under the federal Housing for Older Persons Act when at least 80% of occupied units have at least one resident aged 55 or older and the association verifies ages and publishes its policies. Communities decide how to use the remaining 20%, often for younger spouses or caregivers, and they set their own guest limits for visiting grandchildren. Always read the recorded declaration and the rules, because marketing language like adult lifestyle or active living does not by itself mean a community is age-restricted.

55+ communities a short drive from Cape Coral
- Del Webb Oak Creek in North Fort Myers is a newer single-family 55+ community with a clubhouse and amenities.
- Pelican Preserve in Fort Myers is a larger 55+ community with single-family homes, attached homes and condos, plus golf.
- Manufactured-home communities in North Fort Myers, where some are age-restricted. Ask whether you would own the lot or pay a monthly land lease fee. Land-lease homes cost less up front but the lot fee can rise, and financing is harder.
Across all home types, North Fort Myers is valued around $261,655 and Fort Myers around $304,566, both below Cape Coral's $334,660, though prices inside amenity communities often run above those city averages.

Buying a regular Cape Coral house as a retiree
For many retirees the city itself works as an informal adult community. The median age is 48.6, and whole streets are made up of retired and seasonal owners. A two-bedroom home is valued around $206,136 and a three-bedroom around $334,111. Many neighborhoods have no HOA, which means no monthly dues and no rules about boats, trucks or paint colors.
The trade is that you handle everything yourself: lawn, pool, hurricane shutters and the house while you are away in summer. Retirees who split the year between Florida and up north often pay a house-watching service. Those who want someone else to deal with all of it usually end up in a condo or a managed 55+ community.
Fees and costs to compare across options
A fair comparison sets each option's full monthly cost side by side.
- 55+ planned communities: HOA dues covering amenities and often lawn care, sometimes a CDD charge on the tax bill, and possibly a golf or club membership.
- 55+ condos: the condo fee, which includes building insurance and reserves, plus any special assessment. In buildings three stories or taller, Florida now requires funded structural reserves.
- Land-lease manufactured homes: the monthly lot fee, the home's insurance, and the terms for future lot fee increases.
- A house with no HOA: insurance, flood coverage if required, maintenance, and any city utility assessment for water and sewer lines.
Homestead, insurance and storm planning for retirees
Moving to Florida full time lets you claim homestead, up to $51,411 off assessed value in 2026, with Save Our Homes limiting future increases to 3% or CPI. Florida has no state income tax. A seasonal home, which is how 11.7% of Cape Coral units are used, does not qualify. Amendment 3 on the Nov 3, 2026 ballot could change parts of the property tax rules; its result is not known yet. This isn't legal or tax advice.
Hurricane Ian hit Lee County hard in 2022. Wherever you buy, check the FEMA flood zone, ask about storm repairs, and get insurance quotes before your inspection period ends.
Questions I ask on a 55+ tour, and how to decide
- How many homes are lived in year-round versus seasonally, and how full is the clubhouse calendar in August?
- What exactly do the HOA dues cover, and what did they rise by over the last three budgets?
- Is golf included, optional, or a required membership with an initiation fee?
- Is there a CDD, and does part of it pay down bonds that will eventually retire?
- How long can guests under 55 stay, and can an adult child live with you?
- What happened to the community in Hurricane Ian, and were there special assessments afterward?
The answers often separate two communities that look identical on a brochure. Resale prices inside the community over several years are also worth pulling, since they show how other buyers value it.
If boating, a canal view and no HOA matter most, a regular Cape Coral house usually wins. If you want planned activities, a clubhouse and neighbors at the same stage of life, a 55+ community in Fort Myers or North Fort Myers is the better fit. Tell me which list sounds more like you, and I will send a shortlist that covers both sides with full monthly costs.
