Buying a Condo in Cape Coral

A small condo market in a city built for single-family homes

Zillow's home value index puts the typical Cape Coral condo at $191,095, down 7.9% over the past year, the sharpest drop of any home type in the city. Condos are a small part of Cape Coral, where 79.4% of homes are single-family detached, so each building's finances and storm history weigh heavily on what you pay.

How little of Cape Coral is condos, and why it matters

Census data shows only 7.5% of Cape Coral housing units are in buildings with ten or more units. The city was platted for houses on canals, and most attached housing is a mix of low-rise condo complexes, two-story coach homes inside golf or gated communities, and a limited number of mid-rise and high-rise buildings near the Caloosahatchee River.

A thin market cuts in two directions. Fewer listings means less choice in any month, and comparable sales can be scarce, which makes appraisals harder. It also means sellers have fewer competing listings to lose to, so the right unit in a healthy building can still hold its price while the overall condo index falls.

Prices by size and the condo-versus-house math

A one-bedroom unit is valued around $148,224 and a two-bedroom around $206,136. A typical single-family house is $344,851, so a condo costs about 55% of a house. That is a smaller discount than you might expect, because Cape Coral houses are themselves priced modestly: a three-bedroom house is valued around $334,111.

For many buyers that comparison ends the condo search. When the monthly condo fee is added, a two-bedroom condo can cost close to what a modest house costs to carry. Condos make the most sense here for buyers who want no yard, no pool to maintain, a lock-and-leave setup, or a specific river or marina location.

Falling values and who owns Cape Coral condos

All home types in Cape Coral fell 2.9% last year, and over five years the city is up just 1.1%. Condos fell further. Three forces explain most of it in my reading of the market: insurance costs that rose sharply after Hurricane Ian struck Lee County in 2022, new reserve requirements that raised dues in buildings three stories and taller, and a large supply of homes for sale across Southwest Florida.

For buyers that means negotiating room and also a duty to find out why a particular unit is priced where it is. A low price in a building with a pending assessment is not a bargain.

The city's median age is 48.6, a quarter of residents are 65 or older, and 11.7% of housing units are seasonal homes, according to Census data. In condo complexes the seasonal share can run higher than the city average, since lock-and-leave units appeal to part-year owners. A building where many owners are away from May to October can be slower to schedule repairs and approve budgets, and it may lean on a management company for nearly everything.

Ask how many owners live there full time, who manages the association, and how often the board meets. A responsive manager and a board that publishes minutes regularly are good signs in a building that will face reserve and inspection decisions over the next few years.

Building age and the new condo safety rules

The median Cape Coral home was built in 2000, which makes the city younger than most of coastal Florida. Many condo buildings date from the early-to-mid 2000s building boom. Those buildings are now in their twenties, which is when Florida's milestone inspection clock starts to matter: buildings with three or more habitable stories need one by Dec 31 of the year they turn 30, or 25 if the local building official requires it, then every 10 years.

Insurance, flood zones and the condo fee

Much of Cape Coral sits low and near water. Look up the FEMA flood zone for the building and ask whether the association carries flood insurance on the structure. Ground-floor units and garages are the most exposed. The master policy's hurricane deductible is a percentage of the insured value of the building, so in a large complex it can produce a special assessment after a storm. Your own HO-6 policy covers the interior; ask your agent about loss assessment coverage.

When a building's insurance renews at a higher premium, the condo fee follows. Ask for the last two budgets to see how fast the fee has moved.

Financing and your 7-day review window

Lenders check the building before approving a conventional loan. Unfinished storm repairs, open litigation, high delinquency or a gap in insurance can make a project non-warrantable, which usually means a larger down payment through a portfolio lender, or cash. Ask your lender to start the condo questionnaire as soon as you sign, since resale buyers have 7 days, excluding weekends and legal holidays, after getting the association documents to cancel.

If the condo will be a second home, it will not qualify for homestead and its assessment resets to market after the sale. On a financed $206,136 unit with 20% down, note stamps and intangible tax together run about $907. If you share your budget and how you plan to use the unit, I will shortlist buildings whose storm repairs and reserves I have checked.

What buyers ask me

How much is a condo in Cape Coral, FL?

Zillow puts the typical Cape Coral condo at $191,095. One-bedroom units are around $148,224 and two-bedroom units around $206,136.

Why are Cape Coral condo prices dropping?

Condo values fell 7.9% in a year. Higher insurance after Hurricane Ian, new reserve rules and more homes for sale in the region are the main pressures.

Is it better to buy a condo or a house in Cape Coral?

A typical condo costs about 55% of a typical house here. Once condo fees are added, a modest house can cost a similar amount each month, so compare total carrying costs.

Should I worry about hurricane damage in a Cape Coral condo?

Ask what the building suffered in Hurricane Ian, whether repairs are complete, and whether any claims or litigation are still open before you sign.
