Best Neighborhoods to Buy a Home in Fort Myers

Twenty Zillow neighborhoods sorted by price and by how they held up after the peak

Zillow tracks twenty neighborhoods in the Fort Myers area, from Tice at about $163,496 to Town & River at about $769,737, against a citywide typical value of $304,566. Only Town & River rose over the past year, so the best neighborhood for you depends mostly on budget and on how much a falling market worries you.

A note on boundaries before you compare

Many of these neighborhoods are outside the city limits in unincorporated Lee County. San Carlos Park, Gateway, Iona, Cypress Lake, Three Oaks, Fort Myers Shores and Tice all carry Fort Myers addresses without city property taxes. Zillow's lines can also differ from what locals or HOAs call an area. Each figure is a typical value across all home types, so a neighborhood full of condos will show a lower number than one full of houses even if the houses themselves cost the same.

Under $250,000: Tice, Pine Manor, Cypress Lake, Villas, Harlem Heights, Fort Myers Shores

This group sits around the city's lower-third threshold of about $185,816. Cypress Lake and Villas lean on older condos and villas in south Fort Myers, which explains both the low values and the sharp one-year drops. Pine Manor fell the most of any neighborhood on the list. Harlem Heights stands out in the other direction: the smallest one-year decline in this tier and the biggest five-year gain on the whole list. In this tier, condition matters more than location. Budget for a 4-point inspection, a roof check and a close look at association finances.

$250,000 to $340,000: the middle of the market

These cluster around the citywide $304,566 and the three-bedroom value of about $341,108. McGregor is the historic side of the city along McGregor Boulevard, with its royal palms and the Edison and Ford Winter Estates. Iona sits toward the Sanibel Causeway, and its flat five-year number reflects how hard storm-exposed areas near the bay were hit by Hurricane Ian. San Carlos Park, in south Fort Myers along US 41, has the strongest five-year gain in this band. Morse Shores had the mildest one-year dip.

$370,000 to $530,000: planned communities and newer homes

Gateway, Three Oaks and Verandah are dominated by planned, mostly gated communities built after 2000, with HOA fees and often district assessments on the tax bill. Gateway sits next to Southwest Florida International Airport. Three Oaks is in the south near Estero. Verandah is a gated golf community in east Fort Myers. Punta Rassa, at the foot of the Sanibel Causeway, is the only neighborhood on the list down more than 10% over five years, which tracks the storm damage there in 2022. A low one-year decline next to a large five-year loss usually means a market that has stopped falling but has not recovered.

Above $700,000: Town & River

Town & River, at about $769,737, is the most expensive neighborhood on the list and the only one that rose over the past year, up 6.2%, with a 28.5% gain over five years. It is a riverfront and canal neighborhood off McGregor Boulevard. For waterfront buyers it is worth a look alongside Sanibel at about $805,117, and the questions shift to seawalls, docks, elevation and flood insurance rather than HOA fees.

How I would narrow the list

I ask buyers three things first. What is the all-in monthly budget, including insurance, HOA and any district assessment. Do you need new construction or are you comfortable with an older home and a stronger inspection. And how much does water, either a view or a dock, matter to you.

Someone with $300,000 who wants a newer house will probably end up in Lehigh Acres at about $278,006 or North Fort Myers at about $261,655 rather than inside this list. Someone with $400,000 and a preference for gated amenities will be choosing between Gateway, Three Oaks and Estero. Someone who wants an older neighborhood near the river will be looking at McGregor and Whiskey Creek. Tell me which of those sounds like you, and I will build the shortlist from current listings.

What every Fort Myers neighborhood has in common

Whichever area you choose, check three things on the exact address: the FEMA flood zone and elevation certificate, the roof age and wind mitigation report, and the property tax bill with every assessment listed. The tax bill resets to market value after you buy. A homestead exemption of up to $51,411 in 2026 and the 3% Save Our Homes cap apply only if it is your permanent residence. Zillow's figures here are all-homes typical values, so treat them as a map of the market rather than a price list.

What buyers ask me

What is the best area to live in Fort Myers?

It depends on budget and home type. Gateway, Three Oaks and Verandah suit buyers who want newer gated communities; McGregor and Whiskey Creek suit older established neighborhoods; Town & River is the top waterfront area.

What is the cheapest neighborhood in Fort Myers?

On Zillow's index, Tice at about $163,496 and Pine Manor at about $167,024 have the lowest typical values. Check condition and insurance carefully at that price.

Which Fort Myers neighborhoods held their value best?

Town & River rose 6.2% over the past year. Harlem Heights and Punta Rassa fell less than 1%, and Harlem Heights is up 35.1% over five years.

Are Gateway and Three Oaks in Fort Myers?

They have Fort Myers addresses but sit in unincorporated Lee County, so there is no city property tax.
